Dear Atty.

We respectfully submit this SWORN COMMENT in reference to the Order to

Comment issued by your good Office dated March 25, 2021. This is with regard to the
letter-complaint of Mr. a purchaser of Unit Project in City (the “Unit).

In relation to the concern of Mr. that the Unit shall be deemed turned-over to and
accepted by him one month after the notice therefor was sent to him, and that,
henceforth, all risk of loss or damage to the Unit shall be for his account, please be
advised that these form part of the undertook when he applied for the purchase of the
Unit.

On the concern that Mr. was informed that he would prepare post-dated cheques
for monthly dues, please be advised that such monthly dues are condominium dues
imposed not by but by the Condominium Corporation, and that Mr. also undertook to
join and be bound by the rules and regulations of the Condominium Corporation and
that the condominium dues shall be for his account upon the turnover/his acceptance
of the Unit.

We reserve our right to supplement this SWORN COMMENT.

We hope that we have sufficiently addressed the matter.
