As per directions of Honourable Saharasri, 1 Nos. Sample Villa is to be built on Plot no 271. as per designs of M/s Harshraj Mane (Consultant)
in Stage 1-D of AVSLC. This budget request is for One no.Sample Villa having the following Floor Space Index area (F.S.I.), Built-up area
(B.U.A.).
• Floor Space Index Area (F.S.I.) - 5035 Sft.
• Built-up Area (B.U.A.) - 6900 Sft.
• Built-up Area (B.U.A.) Swimming Pool - 1418 Sft.

Comments/Remarks
The scope of this Budget Request comprises of Civil Works, Roofing, Interior Works (Flooring, Skirting, Dado,Doors & Windows, Built in
Furniture), H.V.A.C. works, Internal Plumbing incl. sanitary fittings, External Plumbing, Electrical, External Development & Swimming Pool
Works incl. Swimming Pool equipment, Water meters etc other works. (Awarded Works as well as Works to be Awarded).
The Current Budget Request is for the total package ie; 250.79 lacs

An Immediate Approval of the package budget is required since most of the works are awarded, some works are completed and payments to
be done to the contractors against the commitments.

Qualifications & Assumptions:


1 The bill of quantities for Civil, Interiors like flooring, dado, finishing etc., Plumbing & Sanitary, Electrical and
HVAC has been developed in co-ordination with Project in Charge.
2 The bill of quantities for Roof truss and Wooden Roofing works are provided by TOT in-coordination with Project
in Charge.
3 The bill of quantity of Structural glazing, Stair case railing has been provided by Project in Charge.
4 The bill of quantity of Swimming pool for civil and finishes has been provided by Project in Charge.
5 Water supply to Villa, 65 mm dia G.I. Pipe has been considered for a length of 500 Rmt.
6 Approach Road to Villa, Pavement width 5 m and length of road 45 Rmt has been considered.
7 The Costs for Security System is as per the quote from the concerned agency.
8 IT& Telecommunication works are as per the inputs from IT & Telecom Dept.

Pricing
1 The cost estimate for Consultancy, Civil works, Structural steel works for roofing, Plumbing & Sanitary pipe line
works including installation of Fitting & Fixtures, Electrical works and HVAC works has been developed using
awarded contract.
2 The cost estimate for Toilet Water proofing works, Interior works, Water supply to Villa and Approach road has
been developed using rate analysis as per CPWD Norms.
3 The cost estimate for Wooden roofing works has been developed as per information provided by TOT.
4 The cost estimate for Roofing works has been developed using quotations from M/s Texas.
5 The cost estimate for Fixed furniture's has been developed using analysed rates.
6 The cost of Plumbing & Sanitary fixtures (Materials only) is taken on the basis of quotations.
7 The cost of Loose furniture, Kitchen equipment and Electrical fittings are considered as Provisional sum for
budget purpose only.
8 The unit rate for Structural Glazing is assumed.
9 The unit rate for Staircase railing is assumed.
10 The cost of equipment for Swimming Pool has been developed using quotations from vendors.
11 The cost of Landscaping, Security, IT & Telecom has been provided be respective departments.
12 The price level of this cost estimate is March, 2004.
13 A Growth Allowance of 5% on all direct Costs has been provided in the budget.

1 Surveying Costs
2 No Boundary Wall is envisaged, hence it is excluded from the Estimate.
3 Artifacts
4 Hydro pneumatic system for the building.
5 Any works other than the scope mentioned above.
