KNOW ALL MEN BY THESE PRESENTS:

ROSIE B. AGUIRRE, of legal age, Filipino, single and a resident of Silay City,
Negros Occidental, Philippines, hereinafter referred to as the “VENDOR”.

DELA G. LEDESMA, of legal age, Filipino, single and a resident of Silay City,
Negros Occidental, Philippines, hereinafter referred to as the “VENDEE”.

W I T N E S S E T H: That-

That the VENDOR, ROSIE B. AGUIRRE is the registered and lawful owner of a
parcels of land situated in Silay City, Negros Occidental, Philippines, described as
follows:

TRANSFER CERTIFICATE OF TITLE NO. T-38196

“A PARCEL OF LAND (Lot 12, Block 8, Pcs-06-004131, being a cons-

subd. of Lots 7-A & 7-B, Psd-06-036971, Lot 8, Pcs-06-001757 and Lot
575-A-7-A, Psd-06-034107), situated in the Barangay V, City of Silay,
Island of Negros. Bounded on the SW., along line 3-4 by Road Lot 14 (8.00
m. wide); on the NW., along line 4-1 by Lot 10, all of this subd. survey. x x
x. Containing an area of ONE HUNDRED FIFTY (150) SQUARE METERS,
more or less”.

TRANSFER CERTIFICATE OF TITLE NO. T-38197

“A PARCEL OF LAND (Lot 14, Block 8, Pcs-06-004131, being a cons-

subd. of Lots 7-A & 7-B, Psd-06-036971, Lot 8, Pcs-06-001757 and Lot
575-A-7-A, Psd-06-034107), situated in the Barangay V, City of Silay,
Island of Negros. Bounded on the SE., along line 1-2 by Lot 16 (Mini Park);
on the SW., along line 2-3 by Road Lot 14 (8.00 m. wide); on the NW.,
along line 3-4 by Lot 12; on the NE., along line 4-1 by Lot 13, all of this
subd. survey. x x x. Containing an area of ONE HUNDRED FIFTY (150)
SQUARE METERS, more or less”.

That the VENDEE offers to buy the above-mentioned parcels of land and the
VENDOR agreed to the sell the same.

That for and in consideration of the net amount of SIX HUNDRED THOUSAND
PESOS ONLY (Php 600,000.00) Philippine Currency, receipt of which was
acknowledged to the VENDEE by the VENDOR or by his authorized representative, in a
separate acknowledgment receipt, to his/her full and entire satisfaction, the VENDOR,
ROSIE B. AGUIRRE hereby CEDES, TRANSFERS and CONVEYS way of absolute sale in
favor of DELA G. LEDESMA, of the above-described Parcel of Land, his/her heirs,

assigns and successors-in-interest, the aforementioned property free from all liens and
encumbrances.
