GIVES, TRANSFERS, and CONVEYS by way of donation, unto the said DONEE, his heirs and
assigns, the above described property, together with all the improvements found thereon, free
from all liens and encumbrances;

That the DONOR affirms that this donation is not made with intent to deceive his creditors, and
that he has reserved for himself sufficient funds and property;

That the DONEE hereby accepts and receives this donation made in his favor by the DONOR,
and hereby manifests his gratefulness for the latter's generosity.

DONATION MORTIS CAUSA

DONATION TO TAKE EFFECT UPON THE DEATH OF THE DONOR

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION, made and executed by MICH A. CRUZ, of legal age,
single, Filipino citizen and with residence and postal address at 111 Filmore St., Brgy. Palanan,
Makati City, hereinafter called the DONOR

-in favor of-

JOSEPH L. OLIVAREZ, of legal age, single, Filipino citizen and with residence at 945 Estrada
St., Malate, Manila, hereinafter called the DONEE,

WITNESSETH:

That the DONOR is the owner in fee simple of that certain real property situated in
Cavite City, and more particularly described in Transfer Certificate of Title No. 234567 of the
Land Registry of Cavite, as follows:

“A parcel of land situated at Lot 7, Block IV, Heaven Subdivision, Cavite City, bounded by Saint
Joseph St. on the North; on the East by GOD Commercial Building owned and registered in the
name of Rusell Miranda.; on the South by Saint Jude St.; and on the West by a property owned
by Jessa Beltran.”

That for and in consideration of the love and affection which the DONOR has for the
DONEE, the said DONOR by these presents does hereby cede, transfer and convey, unto the
DONEE, his heirs and assigns, the real property above described with all the buildings and
improvements thereon, to become effective upon the death of the DONOR, but in the event that
the DONEE should die before the DONOR, the present donation shall be deemed rescinded and
of no further force and effect.

That the DONEE does hereby accept this donation of the above-described real property,
and does hereby express his gratitude for the kindness and liberality of the DONOR.

That the DONOR hereby retains the right to control and dispose at will the above-
described property before his death, without need of the consent or intervention of the DONEE.

IN WITNESS WHEREOF, the DONOR and the DONEE have hereunto signed this deed
of donation, this 7th day of March, 2016, in Cavite, Philippines.

CONDITIONAL DONATION

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION is made and entered into this 17th day of August 2020, by
and between:

Spouses IMELDA AND PAUL DIVINA, both of legal age, Filipinos, and residents of
Tamag, Vigan City, Ilocos Sur hereinafter referred to as the “DONORS”);

- and -

Spouses KAT AND DANIEL PADILLA, all of legal age, Filipino, and with postal
address at 2700 Tamag, Vigan City, Ilocos Sur, hereinafter referred to as the “DONEES”;

WITNESSETH: That -

WHEREAS, the DONORS wish to donate their properties to DONEES who are their
legitimate and natural children.

WHEREAS, the DONORS are the owners in fee simple of parcels of land located in
Pampanga, evidenced by Transfer Certificate of Title No. 29618 in Angeles City hereinafter
referred to as the Subject Properties more particularly described as follows:

A parcel of land (lot 14 Block 20 of the subd. plan (LRC) Psd-89625165 being a portion
of lot 201 of the Cadastral Survey of Magalang, LRC (GLRO) Cad. Rec. No. 119) situated in the
Municipality of Magalang containing an area of Three Thousand Square Meters (3000) Square
meters, more or less.

Copy of Transfer Certificate of Title No. 29618 is attached hereto as Annexes “A” and
made an integral part hereof.

NOW, THEREFORE, for and in consideration of the foregoing and the terms and conditions
hereinafter set forth, the Parties hereby agree, as they have agreed, as follows:

1. For and in consideration of the love and affection which the DONORS have for the
DONEES, the DONORS hereby transfer and convey, by way of donation unto the said
DONEES, their heirs, assigns and successors-in-interest, the Subject Properties together
with all the improvements found thereon free from all liens and encumbrances.

2. The DONORS affirms that this donation is not made with intent to defraud their
creditors, and that they have sufficient funds and property reserved for themselves and
their obligations.

3. The DONEES hereby accept the donation of the aforesaid Subject Property, and
expresses their gratitude for the kindness and liberality of the DONORS.

4. The DONORS shall shoulder the Donor’s Tax and any and all taxes, cost and expenses
that may be incurred by virtue of this Deed to effect the transfer of the Subject Property
into the respective names of the parties.

WITNESSETH:

        THAT we are the legitimate children and sole heirs of RUBEN T.


SALDEVAR who died on June 25, 2013 in Makati City; copy of his death certificate is

       THAT said deceased died without any will or testament and without any outstanding
debts in favor of any person or entity;

      THAT said deceased, at the time of his death, left a certain real property, situated in
