SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, THELMA B. BERNADAS, of legal age, widow, Filipino, and with

residence at a resident of Hibao-an Norte, Mandurraio, Iloilo City, do hereby
NAME, CONSTITUTE and APPOINT my daughter-in-law, LEONY B.
BERNADAS, of legal age, Filipino and with same residential address as me, to
be my true and lawful attorney-in-fact, and on my behalf to do and execute all
or any of the following acts, deed and things to wit:

1. To request, process, pay the appropriate fees and retrieve the PSA
Certificate of No Marriage or PSA Certificate of Marriage of my deceased
brother, CARLOS BAVIERA;

2. To request, process, pay the appropriate fees and retrieve the PSA
Death Certificate of my deceased siblings, namely:
a. CARLOS BAVIERA
b. EVANGELINE BAVIERA-HERRERA
c. ROBERTO BAVIERA
d. REBECCA BAVIERA-GASAPO

3. To request, process, pay the appropriate fees and retrieve the PSA
Death Certificate of my deceased parents, SEVERO BAVIERA and
MAGDALENA BAVIERA;

4. To represent me in the transactions to secure the necessary

certifications, clearances and documents from the Register of Deeds, the
Office of the City Assessor of Iloilo City, and the Philippine Statistics
Authority for purposes of retrieving documents necessary for the
partition of Lot No. 2799 covered by TCT No. 19713;

5. To make, sign, execute, and deliver all documents and other writings
relative to all the foregoing and, receive official copies/documents
thereof;

HEREBY GIVING AND GRANTING unto said attorneys-in-fact full power

and authority and perform any all other acts and things necessary and proper
to be done in and about the premises as fully to all intents and purposes, and
hereby ratifying and confirming all that my said attorneys-in-fact or their
substitute/s shall lawfully do or cause to be done in my behalf by virtue of
these presents.
