ECO ARDENANCE SPECIFIC GUIDELEINES

1) SIZE OF DEVELOPMENT AREA


Eco Ardence is a mix-development property,spanning a massive 533 acres
wide .Despite the massive area, Eco Ardence had divided into 4 other
residence and it is Aeres, Dremien,Nara and Cora.

Aeres had landed a 432 houses in 67 acres which consume a 208 unit Pavilion
house, 110 unit double-storey semi- D ( 35’ X 85’ ), 102 unit double-storey
semi- D ( 38’ X 85’) and 12 unit double storey bungalow.

Dremien also had landed total 258 houses in 41 acres which consume a 100
units Double storey link semi-D(32’ x 70’) , 104 units of Double storey link
semi-D, (34’ x 80’) ,28 units Double storey bungalow ( 50’x 80’ ),7 units Double
storey bungalow( 50’ x 90 ), 6 units, Double storey bungalow ( 50’ x 92’ ), 6
units Double storey bungalow ( 56’ x 90’ ), 6 units Double storey bungalow (56’
x 92’ ), and 1 unit of Three storey bungalow.

NARA meanwhile got a total 308 houses in 37 acres which conclude228


garden homes ( 30’ x 60’ ) & ( 30’ x 70’ ) plus 80 courtyard houses.

CORA also got 250 houses in 41 acres. It include 54 garden homes ( 30’ x
70’ ),50 Garden homes ( 32’ x 75’ ), 102 of double storey semi-D( 35’ x 80 ‘),32
units bungalow ( 50’ x 85’ )and 12 units bungalow ( 56’ x 95’ ).

The road system in Eco Ardence is completely safe and completed with a

All the residential building in the Eco Ardence is a well builded, and many

and many more.On top of that the buildings is well designed and got awesome
theme by their own Eco Artisan Builders which pretty famous on their
worktouch.
All buildings in Eco Ardence had been fully authorized and approved by
Majlis Bandaraya Shah Alam,( MBSA ).Plus the setback of the Bungalow and
Semi detached building got a complete 3 feet boundary of rear setbacks , the
front setbacks is a standard awesome 20ft linear green garden which a
tremendous spot for a greenier space, more secure, and mostly important, Eco
themed.
The building setbacks like terrace houses,semi detachted houses in Eco
Ardence mostly a standard based measurement.
6) THE BUILDING OF FENCE AND MANSORY WALL

The Eco Ardence had a fence and gated build surrounding the whole
area .All of the buildings in the residence also equipped with fence and
gate surrounding them for a better security.It was visible, not exceeded
the maximum height of the standard measurement.
7) ENTRY AND EXIT ACCESS

The design of the entry and exit access in Eco Ardence was fully equipped with
the CCTV features. A fancy looking structure I would say. Based on the review
in the internet, Eco Ardence got 2 entrance doorway and the security guard
always do a comprehensive check up.
8) LANDSCAPE AND TREE PLANTING
The landscape in the Eco Ardence is not will be a problem because the
residence aim is make the place become more eco-friendly, more greenier
place, so a more attractive environment can be created . The landscape
there is a breathtaking one. Really match with the standard that given to
the buyers and a better impression to others.
The trees always maintained and taken care properly. The height of shrub
didn’t exceed the height of the fence, not dense but colourful instead. The
trees planted in a appropriate distance from the house too.
9) PREPARATION FOR CAR/ MOTORCYCLE PARKING SPACE
Car and motorcycle parking space for vistors is a basic facilities that gotta be
in each residence in Eco Ardence. The standard bungalow and semi
detached house got a standard 3 capacity parking space meanwhile the
mixed house got 1 and 2 capacity and all of the space was according to the
Town And Country Planning Department,Penisular Malaysia.]
10. SPECIAL UTILITY PASSAGE
All the utility passage such as electricity, telephone,water supply, gas and
sewearage system need to be prepared in order to be function properly. Based
on the survey, Eco Ardence had already made the supply with TNB ( TENAGA
NASIONAL BERHAD), SYABAS ,JABATAN PERANCANGAN BANDAR SELANGOR
and many more.

11.LOCATION OF PUBLIC FACILITIES

All the facilities in the Eco Ardence was fully equipped. The open space and
park in the residence was outstanding . There are many more facilities that
builded outside the residence such as park, fields,club house, and the iconic
one in Eco Ardence is Ardence Labs, Maya Park and Ardence Crest which a
perfect place for the gathering and meeting.

12) NAME OF THE GATED & GUARDED COMMUNITY

Eco ardence use the names that show the cultural themed and elegant too.
The name Aeres, Dremien, Nara and Cora was such a perfect choice for the
eco-themed places.Not so stray away from the cultutral based name pick in my
opinion. It reserved the characteristic that supposed to be shown to the public.
