Deed of Absolute Sale
WE, TOMAS BONGO JR., of legal age, married to Merlyn Caipilan,
with residence and postal address at Tawala, Panglao, Bohol, hereinafter
referred to as the “SELLER”;
And
A. General Provisions

A parcel of land (LOT-4905-A-1 of the subdivision plan being
a portion of LOT-4905-A, psd-07-066462), situated in the
Barangay of Tawala, Municipality of Panglao, Province of
Bohol, Island of Panglao, Bounded on the NE., along line 1-2
by Lot-4905-B,Psd07-066462, on the SE., along line 2-3 by
Lot-4905-A-3(Road lot), along line 3-4 by Lot-4905-A-2, both
of the subdivision plan, on the SW, along line 4-5 by Lot
4915, Cad 705-D on the NW, along lines 5-6-7 by Lot-4901,
Cad 705-D, along line 7-1 by LOT -4904, Cad 705-D
containing an area of ONE THOUSAND TWO HUNDRED
(1,200) square meters more or less.
1. The SUBJECT AREA will be paid by the BUYER for a total selling
price of FOUR MILLION FIVE HUNDRED THOUSAND PESOS
(Php4,500,000.00) without need of demand or notice as follows:
2. The payment of Real Property Tax up to and for the year 2018
including all Pending Utility Bills shall be paid by the SELLERS.

1. The SELLER warrants that she is the ABSOLUTE OWNER of the
above-mentioned real property covered by Transfer Certificate of Title No.
35485 which includes the SUBJECT AREA described in the preceding
paragraphs.
E. Right of Way

3. The BUYER shall exercise its Option to Purchase the Additional
Area by sending a written notice to the SELLERS.
