DEAR SIR / SIRS/ MADAM:

I, Ronaldo Bagumbayan, of legal age, Married, Filipino, with residence and


postal address at #1513 Santa Rosa Drive, Dasmariñas Village, Makati City,
Philippines, by virtue of the powers vested in me by law as attorney-in-fact
of Mr. Carmen Bilble the registered landowner of a certain real estate
property covered by tct no. 126724 w/ tax declaration nos. 5426 & 5427,
pursuant to the Special Power of Attorney dated May 9, 2021, which
entitlement is attached hereto for purposes of record, information, guidance,
and ready reference, that the same is marked as annex “a” forming as an
integral part hereof, do hereby formally offer the sale of the aforementioned
real estate property to capable and interested principal buyers: foreign and/
or domestic investors-developers of said real estate property described
hereunder, viz:

Commission For Agents – 5% Five Percent (5.0%) Of Gross
Proceeds
Capital Gains Tax – 6.0% Obligation Of The Seller
Documentary Stamp Tax – 1.5% Obligation Of The Buyer
Transfer Tax – 0.75% Obligation Of The Buyer
Registration Fee- 0.25% Obligation Of The Buyer
Attorney’s Fees – 0.15% Obligation Of The Buyer

Projects investments feasibility

1. Economical - social infrastructures development projects such as


residential condominiums, malls and commercial buildings, royale palace
hotels, world class restaurants, sports arena and industrial complexes as
well as corporate offices, a viable, profitable, and strategically
wholesome business investments on these prime farm lands in the heart
of the city of taguig, metro manila, philippines.

2. But the most valuable feature of these big parcels of farm lands are the
huge volumes of regimental historical assets like gold bullions in bar
forms deposited underneath the subject parcels of land by the japanese
imperial army during world war ii which can be confirmed using a
satellite scanner to confirm and reconfirm the existence of the
aforementioned regimental historical assets wherein the terms and
conditions would be a joint venture at 50% / 50% sharing modes by and
between the seller and the buyer with respect only to the regimental
historical assets contained in the regimental bunkers underneath the
subject parcels of farm lands offered for sale by the undersigned seller-
attorney in fact. The treasure hunting operations would be undertaken by
the seller as it is a very risky job for the non-expert while the seller,
modesty aside, is an expert in treasure hunting activities trained to do
this very risky job in no less than thirty (30) long years of experience in
succesful treasure hunting operations in the entire philippine archipelago.

3. That there would be two legal instruments to be prepared by a lawyer


notary public which would be executed by and between the parties, the
seller and the buyer, these are as follows, to wit:

3-1. Deed of absolute sale on the big tracts of farm lands;


3-2. Joint venture agreement on regimental historical assets;
