DEED OF ABSOLUTE SALE

OF UNDIVIDED SHARE OF LAND

KNOW ALL MEN BY THESE PRESENTS:

I, ANTONIO A. PADUA (VENDOR), of legal age, Filipino, married to


JOCELYN P. PADUA, with residence and postal address at Calincamasan,
San Juan, La Union, Philippines and herein referred to as VENDOR, for and in
consideration of the sum PESOS: TWO HUNDRED FIFTY THOUSAND
PESOS, (Php 250,000.00), Philippine currency, in hand paid to my full
satisfaction by JESSIEBON POGEYED AGUILA, of legal age, Filipino,
married to JENNY LYN A. AGUILA, with residence and postal address at
Buselbusel, Luna, La Union, Philippines and herein referred to as VENDEE,
DO HEREBY SELL, CEDE, and CONVEY by way of ABSOLUTE SALE,
unto the said VENDEE, his heirs and assigns, all my rights and interests over
the 150 square meters portion of my land property described below, together
with the residential house built on it including all such other improvements
existing therein; bounded on the North by Antonio Padua, on the South by
Antonio Padua, on the East by Barangay road, and on the west by Lot No.
7500 (CAD 739-D); subject portion is part of Lot No. 7501 and covered under
Original Certificate of Title No. FP-7633 of the Registry of Deeds for the
Province of La Union and more particularly described as follows:

“A parcel of land located at Calincamasan, San Juan, La Union


containing an area, THREE THOUSAND FIVE HUNDRED AND NINETY-
NINE (3,599) square meters, bounded on the west, along line 1-2 by lot
6906, CAD. 739-D; along line 2-3 by lot 6907, CAD 739-D; on the North,
along line 3-4 by lot 6996, CAD 739-D; on the east, along line 4-5 by lot
6904, CAD 739-D, (port. of Pau-185730); on the south,along lines 5-6-7 by
lot 6905, CAD 739-D; and on the west, along line 7-1 by lot 7500, CAD
739-D, (port. of Pau-125730)”.

That I hereby warrant my title over the land above-described, with full right
to dispose of the same, and that henceforth, exclusive title and ownership of the
one hundred fifty (150) square meters portion subject of this deed shall pertain
unto the said VENDEE, JESSIEBON POGEYED AGUILA, his heirs and
assigns, free from all liens and encumbrances of whatever kind.

That this property does not fall under the provisions of R. A. No. 3844 or
the Presidential Decree on Land Reform.

That the above-described property subject of this deed is part of a


registered land and we the parties herein agree to record this instrument with
the office of the Register of Deeds of the Province of La Union under the
provision of Sec. 113 of PD 1529, otherwise known as the Property
Registration Decree of the Philippines; and that adjoining lot owner was
notified of this sale but opted not to exercise his right as provided for by law.

ACKNOWLEDGMENT RECEIPT

Received from JESSIEBON POGEYED AGUILA (VENDEE) the amount


of PESOS: TWO HUNDRED FIFTY THOUSAND PESOS (Php 250,000.00)
Philippine Currency as payment in full for the sale of ONE HUNRED FIFTY
(150) square meters parcel and portion of Lot No. 7501 together the residential
house built on it with all such other improvements thereon; covered by Original
Certificate of Title No. FP-7633 of the Registry of Deeds for the Province of
La Union located at Caculangan, San Juan, La Union.
