Water Park Expansion
Architectural Design and Building Information Modeling (BIM) by Rollin White applying AutoDesk's REVIT Architecture and Showing the
Benefits of Consultation. I was associated with SPURR, Weston and Sampson's Design Studio where I was employed as Project Architect
when I managed design of this project. Construction began in Spring 2015 with the date of completion set for amusement park opening day,
summer 2016.

REVIT Rendering of Water Park Expansion

As SPURRs' Project Architect responsible for water park concession building design, I worked closely with the clients to develop theming
conceptual design and managed design documentation for bidding. Throughout that process, I produced three-dimensional imagery by
pencil sketching on tracing paper along with soft-line plans that were scanned into electronic format for presentation. All bid documentation
was produced two dimensionally with AutoCAD software. I produced all REVIT renderings of this project after leaving SPURR. At that time,
Weston & Sampson had only a single license, which was not applied to this water park expansion project. SPURR was not utilizing the
power of BIM and the application of REVIT was applied in a very limited capacity, if at all.

 Areal projection of Schematic Design Layout for the Lazy River Park Expansion Project - REVIT model

In October 2013, after leaving SPURR, I decided to learn how to model this Water Park Expansion project as an exercise in REVIT. With the
assistance of the CAD department of Boston Architectural College, I found a recent graduate to train me to operate REVIT Architecture. My
REVIT training began in November 2013 and has continued to the present day. My practice included modeling this Water Park Expansion
site, bridge, and seven support buildings which I rendered and have put on display here on this webpage.

My research uncovered theming based on the “Mercato Vecchio” or the Old Central Market of Florence. The Mercato Vecchio had been a
nucleus of shops set up in the area of the ancient Roman forum, which continued to function as the meeting place for Florentines up until
the late 19th century. After that time, the piazza lost its market character when it was raised and rebuilt in the Parisian tradition of wide
boulevards and open squares. The Mercato Vecchio was established during the tenth century. Four ancient churches graced the corners of
the market and several towers stood along the perimeter. The Mercato Vecchio was where native Florentines purchased daily necessities
like vegetables, meat, and bread, as well as cloth and medicine.

The Mercato Vecchio was a unique area of tightly packed streets where, over time, medieval buildings survived intact. Its character is
inspired by physical displacements of buildings caused by historical political intrigues and urban renaissances, from de’ Medici’s Florence
up until the late 19th century. An example is the fish market. An arranged marriage by de’ Medici caused the displacement of the fish-
market from the Ponte Vecchio (Old Bridge) to the Mercato Vecchio. The fish market was displaced by a private passageway built above the
streets from the Medici home in Palazzo Pitti, on top of the Ponte Vecchio, over the Arno river, and terminating at the Palazzo Vecchio, or
seat of government. The private passageway is known as the Vasari Corridor, named after painter and architect Giorgio Vasari, who
designed it. The fish market had to be moved in order to construct the foundations to support the corridor. The relocated fish market
building, also designed by Vasari, is significant because it is the precedent of the Water Park Pasta Shop.

AQUATIC DESIGN KITCHEN DESIGN

Telecoms were held bi-weekly at a minimum. I directed the process by
focusing our attention on the menu to be produced in each kitchen. I
provided guidance by imagining with the clients the experience of
walking through the process of assembling each food item on the
menu. The clients would interact with the food service consultant,
while I kept notes and began sketching bubble diagrams of how
components would fit together. Following each telecom, I would scan
my notes and bubble diagrams, along with a list of questions to be
discussed during our next telecom. These I would attach and send in
an email to all participants. The participants would review the content
and then reconvene for another round, sometimes later on during the
same day.
The clients were encouraged to think out loud and explore in some
depth their ideas. I encouraged them to think through the minutest
detail, while the food service consultant and I listened. Once the
details of each item became clear, all the ingredients were discussed
and recorded. The clients explained their expectations and their
preferences. The preparation of each food item was discussed in
more depth. The food service consultant would suggest what
components are available to assemble the ingredients of any menu
item proposed by the Clients. Once it was established how the food
items were to be prepared, the limitations and advantages of
equipment components could be identified and discussed. Once
component output was agreed upon, the process of laying out
components into a system became the focus of our attention. Then
the number of staff required to process the menus began to be
explored. The placement of staff into the scheme was discussed, from
where orders were placed, to how an order moved through the
assembly line, to how the final product and order form arrived at the

Space design planning began to take form, as components were
placed into linear organizations. Circulation patterns were addressed

in the diagrams. The diagrams began to evolve into soft-line plans
laying out the system. Utility, storage, and sanitation elements within
each building were added and the resemblance of a building design
began to emerge. Soft-line plans were forwarded for comment.
Separate conferences between the architect and the equipment
supplier commenced until the consultant was satisfied. The clients
were advised and plans were approved. Envelope configurations were
developed based on the concept I proposed for food stand theming.
The theming was based on building archetypes once found in the
historic Mercato Vecchio of Florence.

The site is located in a river bed within the valleys and ridges of the
Allegheny range of the Appalachian Mountains in Pennsylvania. The
vertical variation or change in elevation above or below the reference
surface or datum is nine feet.

The project was jump started when I was directed to make the
project affordable by developing designs for buildings that
were more practical to construct.

Lazy River

The Aquatics Group of Weston & Sampson Engineers had


proposed a scheme described as the “Lazy River” that required
a variety of support buildings. Designing those buildings was
my responsibility. The support buildings include a filter and
pump house, an administration – guest services – and bath PRECEDENT: Pasta Shop
house building, a shower and locker shed, three food stands, a
gift shop, and a bridge spanning the Lazy River stream
connecting the island to the mainland. The Loggia del Pesce was designed by Giorgio Vasari in 1567 when
Cosimo de’ Medici directed the relocation of the fish market from the
bank of the Arno river to the ancient central market Mercato Vecchio.
A spacious double row of nine arches on alternating pairs of square
and round columns supporting barrel vaults, the Loggia is decorated
externally with eight colorful tondos (a renaissance term for a circular

work of art) on each side, a relief sculpture depicting different kinds of
fish and fishing.

The Lazy River concept is of an island defined at the perimeter


by a wide trench of shallow water flowing like a stream.

The kitchen size combined with servery worked proportionally
with the arched motif of the theming. A sustainable design
comprised an open air kitchen with cross ventilation from the
louver wall behind the freezer and refrigerator with servery
open to the outdoors, which would take advantage of passive
airflow. Add area fans and stagnation air would be moved when
natural breezes are calm. The clients pushed back. The board
of directors was consulted, and they rejected an open air
servery. The building was widened to accommodate an interior
servery. The arcade became an outdoor Loggia for tables and
chairs.

The stream begins and ends at a large pool with a zero entry
accessed from the island. Events splashing water onto the inner tube
riders occur along the path of the stream.

Guest Services
The architectural design process required two on-site meetings
preceded by five to eight online meetings for each building Southeast Elevation: Pasta Food Stand
design utilizing the “Join Me” screen-sharing application. Join
Me is an application that allowed participants to view images on
the designer’ computer, take control of the mouse, and change
views while reviewing my sketches. Examples of my soft-line
sketches are posted below.

washing, the client’s cleaning method of choice. At the end of


the day, after the park is closed to the public, all facilities
frequented by the public are washed clean with high-pressure
soap and water spray. The base of the buildings where they met
pavement, had to be durable enough to withstand power
washing. I proposed and clients approved applying Roman brick
to the base of buildings.

Administration, Guest Services, and the Bath House were


combined into a single structure which had been laid out into a
schematic design before I joined the team. We reviewed the
preliminary planning that had been done and determined that
Guest Services and Ticketing required revision. The Bath House
layout was approved with minor changes. I suggested to the
clients to bring in department directors who would be
occupying the building. The Chief Financial Officer had not
been involved in the early preliminary design process prior to
my taking over as project architect.

The CFO confirmed that the ticket sales management offices

the CFO to delve deeply into the minutia of his operations and
get to the basics. We teleconferenced over a period of two
weeks and discussed staffing, how the office was functioning,
storage, what worked, and what required new thinking. A
program for ticket sales operations began to emerge.

House was a mixture of Propylon/Mission/Georgian-style

architecture that clashed with the Mercato Vecchio theme. I
replaced it with a Tuscan craft-building vernacular, a wood post The historical record of the Mercato Vecchio describes a large,
and lintel typology. taller building in the center of the market surrounded by
smaller, shorter buildings. The larger, taller building of the
  basilica typology was constructed during Roman times when
the ancient market was erected in the forum. The central
market building was occupied by butchers and poultry sellers.
Opposite were smaller buildings of the attic breaking through
the gable typology which were for money changers and sellers
of other commodities.

Breezeway & Ticketing

The entrance breezeway portico was opened up at the truss


level, increasing airflow where guests would wait inline to pass
through the turnstiles and enter the park. Airflow augmented
by open pedimented sidewalls which begins a row of timbered
trusses and roof in timber, finished with simulated terracotta
corrugated metal roof panels.

Village-like planning is central to the overall design concept, assisted


by the different coloring of portions of the Administration Building,

"Ponte Nuovo" Bridge


Before I joined the team, the Skanska Group produced a cost
estimate of the original schematic design proposal, which was
well over budget. The original design was developed without
input from a kitchen equipment supplier, which I insisted had
to be a basic requirement of the process. The bridge design
titled the Ponte Vecchio squeezed the Grill food stand into the
scheme, which was ruled impractical by the food service
consultant. Therefore, the program had to be rewritten and the
process began anew.

PRECEDENT: Bridge

After I redirected the process by pressing the project manager


and clients to enlist a local bridge manufacturer, another
portion of the project began to be managed under the
integrated design process. The clients were encouraged to
identify precedents. The process boiled down to a themed
bridge built in Las Vegas favored by the clients and examples of
similar projects produced by a local vendor. I refined the
balustrade, piers, and frieze to meet the budget developed with
the manufacturer.

typological building theming for the Sandwich Shop and the Gift
Shop.

ELEVATION: Unfolded Bridge
The attic breaking through the gable archetype derived from
the Mercato Vecchio was chosen because venting is the purpose
of this typology. Similar to a classical broken pediment, this
simple facade creates a humble architectural gesture which
draws attention to itself, but with a practical purpose. The
purpose is air movement, as the attic can be modified as
necessary to allow enough free area to provide climatic
comfort, passively drawing out stagnation air. Note the wall of
louvers behind the refrigerator and freezer (see preliminary
design sketch above), where fresh air would be pulled into the
building. Area exhaust fans would be tucked away within the
attic, aesthetically concealed as a benefit of the theming. This is
one approach for naturally cooling a hot kitchen, without
introducing air conditioning. Surprisingly, the clients requested
air conditioning which added significant cost. The mechanical
engineer tried to dissuade the clients by explaining the merits
of the building typology, but it was to no avail.

The Gift Shop architectypical form is based on the same precedent as
the Sandwich Shop, which is the Mercato Vecchio attic breaking
through gable typology.

Preliminary Design: Gift Shop 

In preparation to answering questions raised by clients


concerning how the product would be laid out in the Gift Shop,
I diagramed a sales and display strategy. The diagram helped
the clients think about inventory and how it would be marketed.
After discussing fixture options, the clients realized that the
space was not large enough. I then expanded the building as a
result of their understanding of the limitations of the
View looking West on Bridge  preliminary design. The building was enlarged from 1,800 to
2,400 square feet. The retail preliminary design layout (see
sketch above) is based on principles developed by De Chiara &
Callender referenced in their edition of Time-Saver Standards
for Building Types.
