ANNEXURE-1

CONCEPT REPORT

The ever growing gap in demand vis-à-vis supply of dwellings for all strata of India’s population is well
known and documented, with West Bengal and the Kolkata metropolis being no exception. With this in
view, a fully residential complex has been conceived by Aquaview Projects Pvt Ltd to cater to the needs
of the urban high income group of the city.

The site is located at Mahishbathan (Refer Exhibit-2 : Satellite Imagery in and around site, Exhibit-3 :
Location Plan and Exhibit-6 : Photographic Images of the Site). The total plot area is 53578.59 sqm (Refer
Exhibit -7 : Master Plan). The total built-up area (as per MoEF Notification) is 232227.17 sqm (Refer
Annexure-2 : Summary Sheet giving project details, Exhibit-7 : Master Plan). The total population in the
complex is 9643 (fixed), 964 (floating), 294 (Club House) & 50 (Servicemen). (Refer Annexure-3
:Population Calculation).

The physical infrastructure of the complex comprises of a closed loop water distribution system. The total
water requirement of the project is 1472.099 KLD. The fresh water requirement is 898.039 KLD and the
remaining 574.06 KLD of the required water will be met through treated recycled waste water (Refer
Exhibit-15 : Water Balance Diagram and Annexure-4 : Water Requirement Calculation Table). Freshwater
requirement would be met through Municipal. supply. 1088.532 KLD of waste water will be generated
from the residential complex. The waste water will be treated in STP of capacity 1100 KL (2 STP each of
capacity 550 KL) using MBBR process followed by Tertiary Treatment. 462.626 KLD will be used for
flushing, 99.58 KLD will be used for landscaping, and 11.854 KLD for road washing, which forms 574.06
KLD in total and the remaining 514.472 KLD of treated water will be discharged to the drainage system.
(Refer Exhibit-20 : STP Details) Rainwater harvesting will be duly incorporated in the complex. The one
day fresh water requirement of the project during operation stage will be 898.039. The waterbody present
within the project site will act as Rainwater Harvesting Tank (Refer Annexure-7).

The design of the complex would be dominated by exclusive tree plantation area of 10726 sqm, which is
20.02% of land area. This will appease the microclimatic or heat island effect.

Solid waste (5982 kg/day) generated from the complex would be segregated at source. Non
biodegradable waste will be disposed through the municipal system and biodegradable waste will be
disposed within the premises through installation of mechanical composter. (Refer Annexure-5: Solid
Waste Generation Table). 8960.48 KW of power will be supplied from WBSEDCL, 7 Nos of DG sets will
be installed as backup arrangements. The housing complex has accommodation for 1732 nos parking
space and trained persons at entry and exit points would control traffic movements (Refer Exhibit-12 :
Traffic Movement Plan and Annexure-6 : Car Parking Calculation) The complex aims to provide a
congenial living environment for the residents at affordable prices.

Note:

1. The projects involving clearance under Coastal Regulation Zone Notification, 1991 shall submit
with the application a C.R.Z map duly demarcated by one of the authorized agencies, showing
the project activities, w.r.t. C.R.Z (at the stage of TOR) and the recommendations of the State
Coastal Zone Management Authority (at the stage of EC). Simultaneous action shall also be
taken to obtain the requisite clearance under the provisions of the C.R.Z Notification, 1991 for the
activities to be located in the CRZ.

2. The projects to be located within 10 km of the National Parks, Sanctuaries, Biosphere Reserves,
Migratory Corridors of Wild Animals, the project proponent shall submit the map duly
authenticated by Chief Wildlife Warden showing these features vis-à-vis the project location and
the recommendations or comments of the Chief Wildlife Warden thereon (at the stage of EC).

3. All correspondence with the Ministry of Environment & Forests including submission of
application for TOR/Environmental Clearance, subsequent clarifications, as may be required from
time to time, participation in the EAC Meeting on behalf of the project proponent shall be made by
the authorized signatory only. The authorized signatory should also submit a document in support
of his claim of being an authorized signatory for the specific project.
