ABSOLUTE DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

This CONDITIONAL DEED OF SALE is made, executed and entered into by:

SPOUSES VICTOR TECSON and EDITHA TECSON, both of legal age, Filipino
citizens and with postal address at No. 2 Sct. Dr. Lazcano cor. Mo. Ignacia St.,
Barangay Paligsahan, Quezon City, hereinafter referred to as VENDOR

- AND -

SPOUSES MIRARDO I RUIZ JR., and MARLENE B. RUIZ, both of legal age,
Filipino citizens, and with residence address at 1721 Sunflower St. Brgy. 177,
Camarin, Caloocan City, hereinafter referred to as VENDEE.

WITNESSETH;

WHEREAS, the VENDORS is the actual and present owner of parcel of land
located at Camarin, Caloocan City, more particularly described below;

TRANSFER CERTIFICATE OF TITLE NO. 212536

“A parcel of land (lot 6 block 80 of the cons. and subd. plan


pcs-5913, being a portion of the consolidated lots 895, 898,
and 9901, Tala estate, L.R.C. (GLRC) Rec. No. 6563, situated in
Kamarin, Caloocan City, Metro Manila over…with an area of
TWO HUNDRED EIGHTY FIVE (285) square meters. Together
with all the improvements therein;”

WHEREAS, the VENDEES has offered to buy and the vendor has agreed to
sell the above-mentioned property, conditionally, and with the following terms
and condition;

1. That the selling price is TWO MILLION TWO HUNDRED THOUSAND PESOS
(Php2,200,000.00);

2. That the partial payment amounting to ONE MILLION PESOS


(Php1,000,000.00) hereby acknowledged and received by the vendor;

3. That the balance of ONE MILLION TWO HUNDRED THOUSAND PESOS


(Php1,200,000.00) payable on the following dates:

June 2021 Php600,000.00


December 2021 Php600,000.00
4. That failure to pay at the given date a penalty shall be added to said
amount;

5. The Vendors warrants that the property is free from all liens and
encumbrances.

and voluntary deed,

This instrument, consisting of three (3) pages, including the page on which
this acknowledgment is written, has been signed on the left margin of each and
every page thereof by the concerned parties and their witnesses, and sealed with
my notarial seal.
