Sub-Contractor Agreement
THIS AGREEMENT made this 3 day of May, 2017

Whereas the Sub-Contractor has a valid Business License for this location, and has agreed with the Builder to
perform certain portion(s) of the work on the site. Also to supply all of the labour, materials, products, tools,
construction machinery, and equipment necessary as hereinafter set forth and subject to the terms on these pages.
The Sub-Contractor will obey all site work rules as posted including those in special notes, and will not be able to
place any company signage on the property.

START DATE: On or before 15 May 2017

FIN. COMPLETION DATE: 30 May 2017
SUB-CONTRACT PRICE: $27,000 + GST

Job content:

 Framing works include adjust foundation, main house frame, flooring system, interior walls, trusses,
Jacuzzi & shower base frame, install all beams, fascia boards and all work related to the wood structure
of the house and garage frame according to the architectural plan which comply with city's building code
and pass city inspection.

 Include all necessary structural framing work as structural engineering drawing request and pass the
structural engineer inspection.

 Install windows, skylights and temporary exterior doors.

 Back framing works include stairs, decks, columns, vent shafts, drywall backing and completion of
garage.

 Build attic access.

  Install the steel beam properly. Including cover steel beam wood frame.

 Does not include Rebar installation or Drop Ceiling detail.

 Level and square couldn't over 1/4'', has to follow the plan.

 All windows, walls and floors measurement couldn’t be over ½'' , has to follow the plan.

Materials
 Builder/owner will supply materials such as lumber, nails, staples, peel
& stick waterproof membranes and other accessory materials for the building frame erection.

Notice
● Sub-contractor shouldn’t move the building material to the other construction site without inform the
Owner or Builder.
● Sub-contractor should order materials before 24 hours.
● Sub-contractor have to keep job site clean and tidily, and make sure all the garbage lumbers have to be
not over 2 feet.

Payment terms

1. 45%, $12,150 + GST will be paid when main floor, second floor and garage are completed and ready for truss

2. 40%, $10,800 + GST will be paid after completed house trusses, fascia, sheathing installation, install all
windows, doors and passed sheathing inspection, back framing

3. 15%, $4,050 + GST will be paid after pass the frame inspection
