DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Sale, made and entered into by and between MARY JEAN F. AUREA of
legal age, married, Filipino and a resident of P4, Lower Loboc, Oroquieta City, Philippines
hereinafter referred to as the "VENDOR";
- and -

MARK ANTHONY A. VILLAMOR, likewise of legal age, single, Filipino and a resident
of P4, Lower Loboc, Oroquieta City, Philippines hereinafter referred to as the "VENDEE";

WITNESSETH: That

WHEREAS, the VENDOR is the lawful owner of a certain motor vehicle for being the
daughter of the deceased registered owner, which is more particularly described as
follows:

WHEREAS, the VENDOR desires to sell the said motor vehicle and the VENDEE is
ready, willing and able to buy the same.

NOW, THEREFORE, for and in consideration of the sum of TWENTY THOUSAND

PESOS (P20,000.00), receipt of which is hereby acknowledged by the VENDOR to his full
and complete satisfaction, the VENDOR does hereby SELL, TRANSFER and CONVEY unto
the VENDEE, his heirs, successors and assigns, the above-described motor vehicle.

The VENDOR warrants that the private utility vehicle is free from any liens and
encumbrances and that said VENDEE shall defend the title and rights of the BUYER from
any claims of whatever kind or nature from third persons.

IN WITNESS WHEREOF, the parties have hereunto affixed their respective

signatures this 18TH day of February 2021, in Oroquieta City, Philippines.

appeared: JOELITO RAMAYRAT CARPIO with Driver’s License Nos. K04-08-
001464 issued at LTO, Ozamiz City and JANGERRY SOSAS PURGATORIO with VIN ID card
bearing nos. VIN: 4210-0127A-C0985JSP10000 issued at Ozamiz City, all known to me to
be the same persons who executed the foregoing instrument and that they respectively
acknowledged that the same is their free and voluntary act and deed.
