Project Concept
The ‘State of the Art’ and most Prestigious 5 star standard Residential Building at Uttara
(as per FAR) would accommodate maximum number of car parking spaces having a highly
secured environment with multi-layered security system and would be fully dedicated to exclusive

FAR calculation:
 Land Area : 7.625 katha x 720 = 5,490 sft.

 Road width : 25 feet

 FAR : 4.00

 Additional FAR : 0.25

 Total FAR : 4.25

 Total Construction area : 5,490 x 4.25 = 23,332.50 sft.

 Verandah : More or less 2.5% = 583.31 sft.

 Net Apartment area : 23,915.81 sft.

 Other Common area : More or less 8% = 1,913.26

 Total apartment area : 25,829.07 sft. (approx)

Main Features Of The Project


 The Developer proposes to design and construct a B+G+9 Storied ‘Residential
Building’ consisting of maximum no of parking spaces (under existing FAR/Dhaka
Mohanagor Imarat Nirman Bidhimala- 2008, BNBC code and according to the Plan
approved by RajUK).

Project Work Completion Schedule

 The Project will be implemented over a period of 36 months with 06 months grace
period from the commencement date of the Construction work (after approval of
design from RajUK or possession handover of the plot, which will happen later).

Building Management System

 Company will provide free repair services with technical maintenance of the building
for 6 months excluding expenses related to elevator, Generator, security services and

other utility bill and charges. After completion of 6 (Six) months, the building will be
under company’s Facilities management services (FMs). For the smooth functioning
of the building management, a facility management services agreement will be signed
between the developer and all the owner’s of the complex. The security deposit amount
and monthly charges will be fixed by the facilities management Service Company
based on the actual cost and overhead cost of the building for the monitoring,
supervision and running the total operation of the building.

Note
1. The Size, Number and Height / Floor space may be increased or decreased and
‘Building Concept with Specifications’ may be upgraded / changed at design stage. It
will be determined and finalized in consultation with the Landowner and the
Professional Architects following rules of FAR / Dhaka Mahanagar Imarat Nirman
Bidhimala – 2008.

2. AIT on cash benefits will be borne by the Land owner as per latest NBR rule.
