KNOW ALL MEN BY THESE PRESENTS:
This DEED OF ABSOLUTE SALE is made and entered into this ___ day of

EMILIA TOBIAS-QUINITIO, , married to GERALD F
QUINITIO , and with residence at Blk 1 Lot 47 Ledesco Village,
Jaro, Iloilo City, LIGAYA TOBIAS-BALTAZAR, married to
RUBEN BALTAZAR , with residence at 144 Annex 16-18, Better
Living Subd., Paranaque City and WILMA TOBIAS-
VANDAM , married to STEFAN VANDAM , with residence at 17
Pangasinan St., Bago Bantay , Quezon City, all of legal age,
Filipinos , who are hereinafter referred to as the “ VENDORS ”;

GEORGE J. TOBIAS ,married to HELEN ASTURIAS, and
with residence at No 17 Pangasinan St., Bago Bantay , Quezon City,
MERRILL J. TOBIAS , married to CAROLINA DE
LEON , MARIA THERESA J.TOBIAS , single ,with residence at
17, Pangasinan St, Bago Bantay, Quezon City , FILIPINA J.
TOBIAS , single and with residence at 17 Pangasinan S., Bago
Bantay , Quezon City and MONINA GRACE TOBIAS-
CADORES , married to FRANCIS CADORES and with residence at
109 Hapiness St., Annex 16-18, Better Living Subd., Paranaque City
, all of legal age, Filipinos, who are hereinafter referred to as the
“VENDEES”;
WITHNESSETH:
WHEREAS, the VENDORS are the registered owner of a parcel of land
with improvements, situated at 17 Pangasina St., Bago Bantay, Quezon City,
covered by TRANSFER CERTIFICATE OF TITLE NO. 004-2011007368,
duly registered at the Registry of Deeds for Quezon City, Metro Manila, which is
more particularly described as follows, to wit:

“A parcel of land (Lot 16 Block 23 of the Subdivion Plan Psd 57020 .Being a portion
of Lot R. R. 3-B-4-B-4, BSD 10532, L R C (GLRO) Rec No 7681 situated in the District of
Bago Bantay, Quezon City . Bounded on the NW., along line 1-2by Lot 15, Blk.23; on the NE.,
along line 2-3 by Lot 39, Blk.23; on the SE., along line 3-4 by Road Lot 46; and on the SW.,
along line 4-1 by Lot 18, Blk.23. Beginning at a point marked “1” XXXXXXXX containing an
area of TWO HUNDRED (200) SQUARE METERS”.
WHEREAS , the VENDEES have offered to buy ONE NINTH (1/9)
each portion of the subject property and the VENDORS have agreed to sell a
portion of their property for the price and under the terms set forth herein below .
NOW THEREFORE , for and in consideration of the amount of
TWO MILLION FIVE HUNDRED THOUSAND ( Php 2,500,000.00)
Philippine Currency, Receipt whereof is hereby acknowledged from the
VENDEES to the entire satisfaction of the VENDORS , the VENDORS hereby
SELL, TRANSFER, AND CONVEY in a manner absolute and irrevocable in
favor of the VENDEES their heirs and assigns and interest , a portion of the
above-mentioned parcel of land with all the improvements thereon , making the
whole subject property as their common and equal property with all the
improvements found therein free from liens and encumbrances
IN WITNESS WHEREOF , the parties hereto have hereunto signed
this Deed of Absolute Sale this _____ day of __________________

ACKNOWLEDGMENT
BEFORE ME , a Notary Public for and in __________________,
personally appeared the above named DONORS and DONEES with their valid
government identification as competent proof of their identity, known to me and to
me known to be the same persons who executed the foregoing Deed of Donation
and acknowledged to me that the same is their own free and voluntary act and
deed. That the foregoing instrument relates to a Deed of Donation, consisting of
three (3) pages including the page on which this acknowledgment is written, and
has been signed at the bottom and on the left hand margin of the first and second
pages thereof, by the DONORS and the DONEES, including their instrumental
witnesses.
