Residents who would like to reserve the use of one of the clubhouses must complete the information below and submit
the completed application and a $150.00 Use Fee to Kelly Management. Your event will not be confirmed until a
completed application is on file. If you have any questions please contact Event Coordinator Teri Lopez by email,
Teri@kellymanagement.com or call 661-665-2195 at the Ridge Oak clubhouse on Site office.

Please review items listed below:
1. Use Fee: A $150.00 rental Fee is required and must be paid in full to Management at least 14 days prior to your
scheduled event. The $150.00 non-refundable use fee does not apply to Bereavement or memorials for Greens
Residents. Your reservation will not be confirmed until the USE FEE and APPLICATION is completed and
submitted to Management.
2. Deposit: A deposit of $350.00 is required for all private parties/events and must be submitted at least 14 days
prior to your event. The deposit will be held until the event is over and once it has been verified that the
clubhouse was left in its original condition. Your reservation will not be confirmed until the deposit has been
submitted to Management.
3. Temporary Gate Code: A temporary gate code will be assigned to you for the day and time of your event.
4. Set Up/Clean Up: Management will contact the Janitorial Services and schedule the set up, tear down of chairs,
tables and rest room cleaning for your event. Tables Needed_______ Chairs Needed______
Should you need additional cleaning services please contact The Janitorial Service directly.
5. Insurance: An original insurance certificate for a $1,000,000 general liability policy for a one-time event, listing
The Greens at Seven oaks HOA as “Additional Insured” for the date of the event is required and must be
submitted at least 48 hours prior to the event. For details please contact your homeowners insurance.

I/We the undersigned Resident(s) have read this contract and the attached reservation policies and understand and
agree to abide by all of the provisions set forth herein. In addition, I/We understand the Greens at Seven Oaks
Homeowners Association reserves the right to levy charges against me/us for any non-compliance with the terms set
forth herein, by me or any guest, invitee or party related to this event. I agree to make restitution to the Greens at
Seven Oaks Homeowners Association for all resulting additional charges. I/We understand that this form does not
shelter me from any personal liability for which I/We may become responsible as an event host and understand that the
Association strongly recommend that I/We obtain additional personal insurance coverage for the event. I further
understand that the fitness room, and the library at Ridge Oak Clubhouse are “off limits” as well as both pools and spas
at both clubhouses are not available whatsoever during my event. ________ Initial

CLEAN-UP REQUIREMENTS FOR PRIVATE PARTIES HELD AT
THE GREENS CLUBHOUSES:

UNLESS YOU HAVE ARRANGED FOR CLEAN-UP AFTER A PRIVATE


PARY, IT IS YOUR RESPONSIBILITY TO:

1. Wipe off all countertops and stove and clean the oven, (if used). All cleaning supplies
are located below the sink.
2. Clean coffee pots and any other items used from the kitchen. Return all appliances
used to the location where they were found.
3. Start the dishwasher and empty it when the cycle has completed returning everything to
its original location.
4. Clean-up all spills from the floors.
5. Replace any furniture moved and store tables and chairs back to the storage closet.
6. Turn off all lights and fans. Re-set thermostat to 80° (cool), 65° (heat).
7. Lock all doors when exiting the clubhouses.
8. Remove all trash. All trash removed shall be placed in the appropriate dumpster.
(Located outside of Clubhouse)
Notify Event Coordinator or Clubhouse committee of any damage and/or items that may
need to be replaced.

THE CLUBHOUSES ARE USED DAILY BY VARIOUS GROUPS IN THE GREENS COMMUNITY.
PLEASE LEAVE THE CLUBHOUSES AS YOU FOUND THEM UNLESS YOU HAVE ARRANGED
FOR CLEAN-UP THROUGH KELLY MANAGEMENT.
