Section 4 of Republic Act 10963, otherwise known as the "Tax Reform for Acceleration and Inclusion
(TRAIN)" Law, amending Section 6 (E) of National Internal Revenue Code (NIRC) of 1997, authorizes the Commissioner to divide
the Philippines into different zones or areas and shall determine the fair market value of real properties located in each zone or
areas, subject to automatic adjustment once every three (3) years.
By virtue of said authority, the Commissioner of Internal Revenue has determined the zonal values of real
properties in the Cubao, Quezon City, within the jurisdiction of Revenue District Office No. 40 - Cubao, Quezon City, Revenue
No. 7A - Quezon City, after public hearing was conducted on November 6, 2018 for the purpose. This Order is issued to impl
Schedule of Zonal Values of Real Properties for purposes of computing any internal revenue tax due on sale/transfer or any o
real properties.
The zonal values established herein shall apply provided the same is higher than (1) the fair market value as
shown in the schedule of values of the provincial or city assessor and (2) the gross selling price/consideration as shown in the
duly notarized document of sale or transfer of real property.

Section 6 (E) of the Republic Act No. 8424, otherwise known as the
of 1997", authorizes the Commissioner of Internal Revenue to divide the Philippines into different zones or areas
and determined for internal revenue tax purposes, the fair market value of the real properties located in each zone
or area upon consultation with competent appraisers both from private and public sectors.
By virtue of said authority, the Commissioner of Internal Revenue has determined the Zonal
Values of Real Properties in Cubao, Quezon City (5th revision) within the jurisdiction of Revenue District Office
No. 40 - Cubao, Quezon, Revenue Region No. 7-Quezon City after a public hearing was conducted on December
16, 2010. This Order is issued to implement the Revised Schedule of Zonal Values of Real Properties for purposes
of computing any internal revenue tax due on sale/transfer or any other dispoisition of real properties.
The zonal values established herein shall apply provided the same is higher than (1) the fair
market value as shown in the schedule of values of the provincial or city assessor and (2) the gross selling
price/cosnideration as shown in the duly notarized document of sale or transfer of real property.

SUBDIVISION IN A BARANGAY, THE ZONAL VALUE PRESCRIBED FOR THE SAME CLASSIFICATION OF REAL
PROPERTY LOCATED IN THE OTHER STREET/SUBDIVISION WITHIN THE SAME BARANGAY OF SIMILAR
CONDITIONS SHALL BE USED; AND

Section 6 (E) of the Republic Act No. 8424, otherwise known as the

By virtue of said authority, the Commissioner of Internal Revenue has determined the zonal
values of real properties (4th Revision) located in Quezon City under the jurisdiction of Revenue District
Office No. 40-(Cubao Quezon City), Revenue Region No. 7 (Quezon City) after public hearing was conducted
on September 16, 1997 for the purpose. This Order is issued to implemnt the revised zonal values for land
to be used in computing any internal revenue tax.
In case the gross selling price or the market value as shown in the schedule of values of
the provincial or city assessor is higher than the zonal value established herein, such values shall be used as
basis for computing the internal revenue tax.

authorizes the Commissioner of Internal Revenue to divide the Philippines into different zone or area and
determine for internal revenue tax purposes, the fair market value of the real properties located in each
zone or area upon consultation with competent appraisers both from private and public sectors.
In case the gross selling price or the market value as shown in the schedule of values
of the provincial or city assessor is higher than the zonal value established herein, such values shall be
used as basis for computing the internal revenue tax.

Section 16 (e) of the Tax Code, as amended by Presidential Decree No. 1994, authorizes the
Commissioner of Internal Revenue to divide the Phillippines into different zones or areas and determine for
internal revenue tax purposes, the fair market value of the real properties located in each zone or area upon
consultation with competent appraisers.
By virtue of said authority, the Commissioner of Internal Revenue has revised the zonal values
of real properties located in South Quezon City, under Revenue District Office No. 30A, Revenue Region 4B1,
Quezon City. This Order is issued to implement revised zonal values for land as shown in Annex "A" hereof to
be used in computing any internal revenue tax.
In case the gross selling price or the market value as shown in the schedule of values of the
City Assessor is higher than the zonal value established herein, such values shall be used as basis for
computing the internal revenue tax.

Section 16 (e) of the Tax Code, as amended by Presidential Decree No. 1994,
authorizes the Commissioner of Internal Revenue to divide the Phillippines into different zones
or areas and determine for internal revenue tax purposes, the fair market value of the real
properties located in each zone or area upon consultation with competent appraisers.
In case the gross selling price or the market value as shown in the schedule of values
