ARCHITECTURE &CONSTRUCTION

COST ESTIMATE FOR RENOVATION OF H.NO. 88 , SECTOR 27-A , CHANDIGARH .

Total area to be constructed on all floors including Verandahs ;


Basement ,Ground floor , First floor & Second floor = 7505 Sft.

Total cost of construction = Rs. 1,05,00,000/-


(One Crore Five lacs only)

SCOPE OF WORK & SPECIFICATIONS

1. ARCHITECTURAL DRAWINGS

 Preparing architectural drawings for sanctioning of building plans & working drawings for
construction which includes detailed electrical ,structural & public health drawings.

2. CONSTRUCTION OF BUILDING

 Constructing building as per detailed architectural drawings & specifications of construction


will be as follows :

A. CIVIL WORK

Specifications are as follows :


 R.C.C. work (1:1 ½ :3 )
 P.C.C. work (1:5 :10 )
 Brick work in 1:6 mortar
 Plastering 1:5 on walls & 1:6 on ceiling
Material to be used
 Cement Ambuja make
 First class bricks & roof tiles
 ISI marked Steel
 Washed sand for RCC work
 Crusher aggregates to be used in RCC

B. WOOD WORK

 Window & Door frames (6”x3” in section ) M.P. Teak (as per drg)
 Window & Door shutters M.P. Teak wood to be used . (as per drg)
 Cupboards made out in ¾ “ commercial board & finished with teak ply on shutters with
spirit polish & laminated inside .
 Kitchen : modular kitchen will be provided as per dwg. On both the floors , using water proof
material ( detailed design will be discussed ) . LPG pipe line will be laid as per dwg. In both
the kitchens Hob & Chimney will be provided by the owner .
 Anti termite treatment will be provided for all the woodwork .

C. FLOORING & DADO

 Vitrified Tiles (900mmX900mm) , Nitco / Kajaria / or eq. make


 Kitchen wall tiles handmade (4”X 4”)
 Bathroom Tiles (1’X 2’) / Kajaria / Johnson or eq. make
 Bathroom wall tiles 7’ ht.(1’X 2’) / Kajaria / Johnson or eq. make
 Rough granite in driveway as per drgs.
 Anti skid tiles in balconies & verandahs make
 Granite of approved colour on staircase & kitchen counter .

D. WALL FINISH

 Exterior will be finished with slate of approved colours


 Interior walls will be finished with P.O.P. ,& Painted with acrylic emulsion of desired colours
of make Asian ,Dulux , Nerolac .
 Exterior paint make Asian ,Dulux , Nerolac (wherever needed )
 For Special exterior finishes like Rock garden ,Anu saini ji will help us .

E. GRILL , GATE & RAILING

 Mild steel gate in front & rear & window grills will be provided as per approved design
 Wooden or stainless steel Staircase Railing will be provided as per approved design .
 Balcony railings will be provided as per approved design .

F. SANITARY

 Hindware fixturies for bathrooms (washbasin and W.C.).


 G.I. pipes ( Jindal B make ) for water supply .
 C.I. pipes ( B.F. make) for sanitary fittings.
 Jaguar C.P. fittings for bathrooms ( Diverters , Faucets , towel rail , soap dish ,paper holder,
looking glass ,etc. )
 Underground water tank & over head water tank with pressure pumps will be provided .
 Rain water harvesting system will be provided .
 100 lts. Solar system as required will be provided.

G. ELECTRICAL FITTINGS

 Main board .
 PVC pipes ( Diplast make heavy ) .
 Electrical wiring (Havells make or eq. )
 Switches , plugs, MCB’s & main switch (Havells make or eq) provided as per drg ,
and discussion .
 Provision for A.C. will be done i.e. wiring up till AC points & provision for A C water pipe .
 Provision for Generator to be made i.e. pipe from the Main board to placement of
Generator

H. GLASS

 6mm thick tinted glass will be provided in windows (saint gobain or ashai make ).
 6mm thick mirrors in bathrooms as per design .

I. ZACUZZI & LIFT


 Provision for lift will be made as per standards i.e. lift well , pit & pipe for electrical supply .
 Jacuzzi will be provided on 2nd floor as per design & the extra equipments for pool will be
provided by the owner .

3. MODE OF PAYMENT

 Advance 15%
 After basement slab 5%
 After ground floor slab 10%
 After first floor slab 10%
 After second floor slab 10%
 After fixing of frames 5%
 After plastering 10%
 During finishing 30%
 At completion 5%
