date. Roommate and housing preferences are not guaranteed and are subject to change.

Community Codes
By providing your consent to these Community Codes (the “Codes”) you acknowledge your understanding and
acceptance to all the following terms and conditions. These Codes extend and apply to all aspects of the housing that is
provided to you at the Housing Properties (as defined below) (the “Program Housing”) and all housing-related
experiences which are a part of Disney’s College and International Program (the “Program”) of which you are a
participant, which includes, but is not limited to, all time spent at the Housing Properties and any transportation
provided to you in connection with your Program Housing (“Transportation”). Failure to comply with any of the Codes
below, or other posted rules and regulations of Program Housing may result in disciplinary action up to and including
termination from the Program and removal from Program Housing. The Program has hired a property manager for the
Housing Properties. Property Manager provides security services to the Housing Properties either directly on its own
behalf or through its agent or contractor. Vista Way, The Commons, Chatham Square, and Patterson Court are referred
to each as a “Housing Property” and collectively as the “Housing Properties.”

Code I – Safety/Living
All emergencies should be directed to 911 immediately and non-emergencies to Property Manager.

1. Alcohol
a. Florida Law establishes 21 as the minimum age to possess or consume alcohol. It is a violation for a
person less than 21 years of age to attempt to purchase, possess, consume, or transport alcohol.

b. It is unlawful for any person 21 years of age or older to furnish or sell alcohol to any person less than 21
years of age.

c. Open alcohol containers are prohibited in all common areas, recreational areas, busses, events which
are a part of the Program Housing, and parking lots.

d. Common source/mass consumption alcohol containers including but not limited to party balls, beer
kegs, and beer bongs are prohibited anywhere on any housing property.
e. Those of legal age are expected to possess and consume alcoholic beverages responsibly and in
moderation.

f. Displays of empty alcohol containers are not permitted within the Housing Properties.
2. Drugs

a. The use of any substance intentionally to alter one’s behavior or mental state is prohibited. The
knowledge of such use must be brought to the attention of Property Manager immediately.

b. The manufacture, possession, usage or sale of any illegal substances, drugs (including prescription drugs
without a valid medical prescription) or drug paraphernalia is prohibited. The knowledge of illegal
activity must be brought to the attention of Property Manager immediately.

c. Although several states have legalized marijuana for medicinal or recreational use under state law, it
remains prohibited under Federal law and under Company policy. Marijuana use or possession is not
permitted on the Housing Properties at any time.

3. Conduct
Any display of the behaviors described below should be brought to the attention of Property Manager
immediately.

a. Causing physical harm or threatening to do so, whether it is to self or others, intentionally or recklessly,
is prohibited.

b. Any behavior that causes mental anguish or is harassing in any way, however slight, and/or is
threatening in any way, whether it is to self or others, prohibited.

c. Abusive conduct, often referred to as “bullying,” is a type of conduct that may not be unlawful but is
prohibited. Bullying need not be related to a protected category. Bullying can include, but is not limited
to:

i. Hazing

ii. Making derogatory or insulting remarks

iii. Intentional targeted isolation


iv. Serious or repeated verbal or physical conduct that could reasonably be considered threatening,
intimidating, or humiliating

v. Anything to intentionally or unintentionally sabotage or undermine any participant’s (including


one’s own) program experience

d. The usage of the internet for sending, retrieving, viewing, or storing images, videos, messages,
statements, or cartoons that (1) are sexually explicit or offensive; (2) contain ethnic slurs/racial epithets;
(3) violate law including without limitation copyright law or licensing agreements; or (4) might be
construed as harassing, threatening, bullying, intimidating, disparaging, or libelous is prohibited.

e. Solicitation or distribution of literature, written or verbal, by participants or their visitors without


Property Manager’s written permission is strictly prohibited.

f. Participants and their visitors and other guests are expected to comply and cooperate with Property
Manager and affiliates, and any requirements related to Transportation at all times, including but not
limited to inspections, interviews, and/or meeting requests.

g. Inappropriate behavior or language in a common area or in the presence of Property Manager and
affiliates or their employees, agents and contractors or any personnel providing Transportation
(“Transportation Personnel”), is prohibited.

h. Participants must be truthful and honest in all interactions with Property Manager and affiliates, and
Transportation Personnel.

i. Participants must not record others without their knowledge and consent.

4. Community/Visitor Policies

a. All posted rules and regulations must be obeyed.

b. Participants may not operate or facilitate a business within the Housing Properties.
c. Quiet hours are from 2 A.M. to 7 A.M.

d. Participants shall not unreasonably disturb another participant at any time.

e. Between the hours of 7 A.M. and 2 A.M., participants may freely access any Housing Property.
Participants are considered visitors in any apartment that they are not currently assigned to and should
never spend the night or be left unattended in any such apartment.

f. The below guidelines govern the admittance of visitors who are not a part of the Program (“Non-
Program Visitors”) to the Housing Properties:

i. Non-Program Visitors are allowed on any Housing Property from 7 A.M. to 2 A.M. Overnight
Non-Program Visitors are strictly prohibited.
ii. All Non-Program Visitors must be authorized by a participant prior to such visitor’s arrival by a
“Visitor Authorization Form.” Participants may sign in up to 3 Non-Program Visitors at one time.

iii. Non-Program Visitors who are at least 18 years of age must show picture identification upon
registering to enter any Housing Property.

iv. Non-Program Visitors who are under 18 years of age are required to be off property by 7 P.M.
and must be accompanied by a legal guardian who is not a current participant.

v. The participant authorizing the Non-Program Visitor’s access on the Visitor Authorization Form
is responsible for the conduct of their visitors and must ensure that their visitors are with them
at all times while on any Housing Property. At no time may the participant leave such a visitor
unattended in any apartment.

vi. Non-Program Visitors are prohibited from the use of amenities and loitering in common areas of
any Housing Property.

vii. Participants may not sign Non-Program Visitors into any Housing Property other than their
assigned Housing Property.

viii. Involuntarily terminated former participants are not permitted to return to any Housing
Property and will not be able to be signed in as a visitor. Allowing terminated former
participants or other Cast Members to stay anywhere within any of the Housing Properties is
prohibited.

ix. Upon completing the program or vacating process, participants may not enter the Housing
Properties for two weeks (including as a guest) after the end of their program.

5. Apartment Condition/Inspections

a. No more than 16 people may be in an apartment at any one time (including roommates).

b. Property Manager has the right to enter, inspect, and photograph all areas of any apartment in the
Housing Properties, including lockers, without notice. Any illegal items will be seized and turned over to
law enforcement.

c. Each apartment must be kept clean, orderly, and free of trash. All trash must be discarded of properly
by being placed into the appropriate receptacle (e.g. dumpsters, ash trays, and recycle bins).

d. Decorations should not be displayed, placed, attached, hung, or affixed on, to, or from any windows,
doors, ceilings, sprinklers, balconies, or railings (included but not limited to flags, beer cans, caps,
cartons, wine/liquor bottles, curtains, tree/twinkle lights, clothing, or towels).

e. Each Participant is responsible for any damage caused by decorations the participant uses at the
Housing Properties. If the participant that uses any such decorations cannot be readily determined by

Property Manager, then all participants in the apartment in which such decorations are used shall be
responsible for any damage caused by such decorations.

f. All furniture, furnishings, and fixtures must remain inside and should not be moved, changed,
supplemented, or replaced unless done so by Property Manager.
g. Participants in apartments with 50 percent or less occupancy will be required to be relocated to another
apartment either in the participant’s assigned Housing Property or in another Housing Property.

h. Relocating to another designated living accommodation (e.g., Housing Property, apartment, or


bedroom) for any reason or for no reason, with or without cause, when requested by Disney or Property
Manager is essential and cooperation is expected and required.

i. All personal possessions and trash must be removed immediately upon vacating.

j. Participants are expected to check-out and vacate their bedroom and apartment before 11 a.m. on their
designated departure date.

k. All valuables should be secured in a locked locker.

l. Installation or replacement of locks on doors other than the locker is prohibited.

m. Exterior doors and windows should remain closed and secured/locked at all times.

n. Smoking is prohibited on all the Housing Properties and buses and other vehicles used for
Transportation except for the designated smoking areas.

o. The following are prohibited on the Housing Properties:


i. The use and storage of bicycles, drones, and hover boards

ii. The use (but not the storage) of skateboards and roller blades

iii. All pets, including but not limited to cats, birds, insects, and reptiles, with the exception of fish in
a five-gallon tank

6. Safety
a. The presence of Property Manager and affiliates does not ensure participant or visitor safety at the
Housing Properties.

b. Possession or usage of any explosives, weapons, or prohibited items is not permitted. Prohibited items
include but are not limited to fire crackers/fireworks, flairs, sparklers, smoke bombs, incense, candles,
space heaters, grills, firearms, and/or weapons including darts/dartboards, toy weapons,
paintball/BB/soft air guns, pocket knives with blades larger than three inches, switchblades, tasers, or
martial arts equipment. The knowledge of any such item(s) must be brought to Property Manager’s
attention immediately.

c. Each participant must carry the Identification Card provided to such participant in connection with their
Program Housing (“ID”) at all times and surrender it to Transportation Personnel, or Property Manager
and affiliates when requested to do so. Participants should not duplicate or loan out their apartment key
or Program Housing ID to anyone for any reason.

7. Transportation
a. Use of the bus system which is part of the Transportation is restricted to participants currently assigned
to an apartment within the Housing Properties showing proper Program Housing ID.

b. Such bus system is prioritized and reserved for work purposes first. Scheduled participants will be given
priority to board and non-working participants must comply when asked to give up their seat and/or
wait for a later bus if scheduled participants are waiting.

c. Eating and/or drinking on the buses or other vehicles which are a part of the Transportation is
prohibited.

8. Vehicles/Parking

a. Vehicle access and parking is a privilege, not a right, and as such it may be revoked at any time. Drivers
of all vehicles shall comply with all rules and regulations of Property Manager or Disney in order to have
a vehicle on the Housing Properties.

b. All vehicles allowed access to the Housing Properties are subject to search of the interior/exterior
(including trunk space).

c. Vehicles on the Housing Properties must display a valid parking decal on the bottom of the driver’s side
of the inside of the windshield. This decal is non-transferable and remains the sole property of Disney or
its affiliates and must be returned upon request. If the vehicle is sold, traded, damaged, declared
inoperable, or shipped elsewhere, the decal must be returned.

d. All participants and visitors (including passengers) accessing property in a vehicle shall hand their
identification to the officer in a courteous manner.

e. Participants and visitors who operate a vehicle on any Housing Property must have valid automobile
insurance issued by an insurance company registered and authorized to sell automobile liability
insurance in the United States (including the State of Florida) that will cover any property damage or
personal injury (including but not limited to serious bodily injury or death) caused by the
participant/visitor while driving the vehicle.

f. Drivers of vehicles on the Housing Properties agree to obey the posted 15 mph speed limit, to stop at all
stop signs, and to abide by no parking areas.

g. Participants will not be issued more than one decal at a time. Additional decals and replacement decals
will not be issued.

h. Vehicles must remain secured at all times while on the Housing Properties.
i. Neither Disney nor Property Manager is responsible for any loss, theft, or damage occurring to any
vehicle.

Code II – Financial Responsibility
1. Participants are financially responsible for all amounts and/or payroll deductions that are owed with respect to
all aspects of the Housing Properties including without limitation failed apartment inspection fees, damage or
loss of furniture/housewares, replacement costs for Program Housing IDs or keys, parking decal fees, etc.
2. Participants are to ensure accurate weekly deductions for all costs in connection with the living experience at
the Housing Properties and shall notify Property Manager immediately if a deduction is incorrect.

3. The Non-Refundable Program Assessment Fee is not a deposit and does not cover damages, financial debt or
cleaning fees.

4. Disney and Property Manager strongly recommends that participants carry a renter’s insurance policy as it is the
only safe and reliable source of financial compensation should any possessions be damaged, lost, or stolen due
to fire, theft, flood, vandalism, loss of power, or any unforeseen act.

5. This agreement does not constitute a lease but rather a license to use the Housing Properties in conjunction
with participation in the program. These accommodations are dependent on employment with Walt Disney
World Resort or its affiliates or approved operating participants of Disney or its affiliates.

Code III – Termination

1. I understand that Disney may, in its sole discretion terminate my living experience at the Housing Properties for
any reason whatsoever or for no reason with or without cause. Termination in the programs shall not be a
prerequisite to the termination of my living experience at the Housing Properties. If Disney exercises its right
hereunder, I shall immediately leave the Housing Properties in accordance with the terms hereof.

Code IV – Acknowledgement/Release/Handbook

1. Release- In consideration of my living experience at the Housing Properties, I will assume all risks associated
with my living experience. Further, I for myself, my heirs, executors, administrators, successors and assigns,
hereby RELEASE, ACQUIT, FOREVER DISCHARGE, AND HOLD HARMLESS Walt Disney World Resort, Walt Disney
Parks and Resorts U.S., Inc., and Lincoln Property Company of Florida, Inc., their parent, related, affiliated and
subsidiary companies, and the predecessors, successors, shareholders, officers, directors, representatives,
agents, employees and insurers of each of the foregoing (collectively the "Released Parties"), from all liabilities,
demands, attorney's fees, claims, damages, costs, expenses, actions, or causes of action of any nature
whatsoever , whether known or unknown, and whether fixed or contingent, arising out of or in any way
connected with my living experience at the Housing Properties including, without limitation, personal injury
(including death), property damage and criminal acts on my person or property. I understand that this release
includes without limitation any and all claims based on negligence, action or inaction of any of the Released
Parties and covers bodily injury, including death and property damage whether suffered by me or my
possessions, before, during or after the expiration of my living experience in the Housing Properties

2. Release - I hereby agree and consent to photographing, filming, taping and/or recording my likeness, voice,
sound and statements and grant to you and your parent, related, affiliated and subsidiary companies, and their
respective licensees and assigns, and the directors, officers, employees and agents of each (collectively the
"Disney Parties"), throughout the universe in perpetuity, or for the maximum period permitted by any applicable

laws, the right to display, use and reuse and/or otherwise exploit such photographs, films, tapes and/or
recordings of my likeness, voice, sound and statements, as the case may be, in all media, whether now known or
hereafter devised (including, without limitation, in motion pictures, films, newspapers, magazines, radio
systems, basic cable, free and paid television, commercials, video-on-demand, merchandise, video cassette and
video disk exploitations, CDs and CD-ROMs, online, emails, webcasts, podcasts, mobile, outdoor advertising, and
in-store applications) and in all forms including, without limitation, digitized images, whether for advertising,
publicity, or promotional purposes or for any other purposes whatsoever, without compensation to me or any
limitation whatsoever. Furthermore, I hereby release the Disney Parties from all claims, demands, liabilities,
actions, damages, costs and expenses (including, but not limited to, attorneys’ fees and fees of other
professionals) that I may now or hereafter have against Disney Parties arising in connection with any use and/or
reuse of my likeness, voice, sound and/or statements in such photographs, films, tapes and/or recordings, as the
case may be, by any of the Disney Parties and/or the exercise of the rights hereby granted by any of the Disney
Parties, including, without limitation, claims for compensation, defamation, or invasion of privacy or other
claims for infringement or violation of personal or property rights of any sort whatsoever.

3. I give permission to Disney, Property Manager, and their designees to act as my agent with the United States
Postal Service to receive accountable mail.
