0.1.1 GENERAL ORDERS
The installations shall be maintained in good working order in accordance with the Standards.
To this effect, regular maintenance of the installation shall be carried out, to ensure, in particular, the safety
of the installation.
The safety of an installation shall take into account the ability to be maintained without causing injury or
damage to health.
Regular maintenance of the installation shall be carried out to ensure the reliability of the installation.
The access and the associated environment shall be maintained in good working order.
The competence of the maintenance person within the maintenance organization shall be continuously
updated.
NOTE
We inform the owner of the installation that the qualification of the maintenance organization needs
to be in conformity with the rules applicable in the country in which the installation operates; if no
rules exist, the qualification can be ensured by a certified EN ISO 9001 quality system supplemented
if necessary to take into account the specific features of the installation.
ATTENTION
Before beginning any of the installation operations, ALWAYS check that all the mechanical and
electrical safety devices are, turned on and in perfect working order.
0.2.5 TOOLING
No special tools are required unless expressly provided by component manufacturers supplied by third parties.
In this case, the related features and operating instructions are indicated in the manuals supplied with them.
0.2.6 MATERIALS UNLOADING AND STORAGE
q Load and unload materials with care
q Verify, within the law time limits and terms, that all materials received are those ordered and are
complete.
q Check the condition of all components and materials upon reception at the building yard, to verify if any
damage occurred during transport; immediately inform GMV Spa in case any part is missing or in case of
damage.
q Store the electrical and electronic components in a cool and dry place in their original packages, at a
temperature between 3°C and 40°C.
q If, for any reason, it were not possible to install the plant immediately, periodically check the stored
components to prevent possible damages due to a prolonged storage in bad conditions.
q Check that the documentation related to the system is enclosed.
q Pay particular attention to the discharge of pistons and guides by using appropriate means.
q Do not unload the pistons from the truck by throwing them to the ground, but let them roll on piles.
- A full ascent and descent to assess any changes in the quality of the ride or damage to the equipment.
Typical items to be checked to ensure that they are in place, undamaged and functioning correctly are:
- landing doors and bottom door tracks
- stopping accuracy
- indicators that are not located in a reserved area
- landing push controls, car push controls, door open controls
- two-way means of communication in the car which provides permanent contact with a rescue service
- normal car lighting
- door reversal device
- safety signs/pictograms.
0.3.1.1 INFORMATIONS TO THE OWNER FOR THE RESCUE OPERATIONS
It is necessary for the owner that the persons authorized to rescue persons trapped:
A) Are instructed by the maintenance organization or by a competent third party in accordance with the
instructions provided.
B) Receive an appropriate instruction for the specific system and updated with the instructions provided;
C) Know that they can evacuate passengers only through the landing doors;
D) Call the maintenance organization when they are unable to move the cabin with the emergency device
E) Know the conditions for which only the maintenance organization has to perform rescue operations
0.3.2 INFORMATION FOR THE MAINTENANCE ORGANIZATION
It’s necessary for the maintenance organization :
A) to carry out the work of maintenance in conformity with the maintenance instructions and based on
systematic maintenance checks.
- After these checks, the maintenance organization shall decide in conformity with the maintenance
instructions what is required to be done
- A list of typical examples of maintenance checks to maintain the installation is shown in annex A.
B) to update the original maintenance instructions if the installation changes its intended use and/or the
environmental conditions existing on the completion of the installation.
NOTE
The maintenance organization should be provided by the owner of the installation with the relevant
maintenance instructions where modifications are carried out on the installation.
C) to ensure that a risk assessment for any working area and for any maintenance operation has been
carried out taking into account the installer's maintenance instructions and all information supplied by the
owner of the installation.
D) to inform the owner of the installation about any work to be carried out as a consequence of a risk
assessment especially for the access and/or the environment related to the building/installation.
E) to carry out a maintenance plan so that preventive maintenance is suitable for the installation and
maintenance time is as short as reasonably practicable, without reducing the safety of persons, in order
to minimize the non-operational time of the installation.
F) to adapt the plan for maintenance so as to take account of any predictable failures, e.g. those due to
misuse, mishandling, deterioration, etc.
G) to carry out maintenance operations by competent maintenance persons and provided with the
necessary tools and equipment.
H) to maintain the competency of maintenance persons.
I) to carry out the maintenance periodically.
J) to provide a 24 hour, all year round call-out service for rescue of persons
K) to keep records of the result of each intervention due to a failure of the installation.
- These records shall include the type of failures in order to detect any repetition. They shall be available
to the owner of the installation on request.
L) to put out of service the installation if the maintenance organization is aware of a dangerous situation,
detected during the maintenance, which cannot be eliminated immediately, and to inform the owner of
the installation of the need to keep it out of service until repaired.
M) to be organized to provide the necessary spare parts for any repair
N) to ensure the attendance of a competent maintenance person, given reasonable notice, for any
inspection carried out by an authorized third party or for building maintenance works to be carried out in
the areas reserved for the maintenance organization.
O) to inform in due time the owner of the installation about necessary progressive upgrading of the
installation.
P) to organize rescue operations, even with subcontractor, and to make provision for circumstances such
as fire, panic, etc.
1 MAINTENANCE OPERATIONS
ATTENTION
Before starting any maintenance action on a MRL and /or with Headroom and /or Pit reduced (TR,
FR, TFR, EN81-21) read carefully the chapters dedicated to them of this manual.
ATTENTION
During the maintenance never exclude the safety devices and never connect the motor directly to the
power supply

III.e Ropes
q Verify ropes wear.
- Wiring ropes showing obvious wear and tear must be replaced.
Before installing a new rope, verify that the grooves of the pulleys have not been worn or
deformed by the old rope.
q Verify during each maintenance, tension and stretching of ropes. In case of anomalies, re-
establish the original condition.
V. MACHINES ROOM
V.a Electrical safety devices
q Verify, on the control panel, that the safety chain is closed.
q Verify that fuses are suitable for the circuit to be protected.
q Verify that all installed safety devices and safety contacts are functioning, free in their
movements and if necessary lubricated (see list in Appendix 4.2)
V.b Motor protections
q Verify the efficiency of the motor protections.
V.c Control panel and its components
q Verify that the control panel and its components are dry, clean and properly insulated and
grounded.
V.d Electric wiring
q Verify that all the electric wires are clean, not corroded and in good condition
q Verify the correct cable insulation by performing the tests as described in the manual of the
control panel.
V.e Devices to detect the unintended movements (A3) [EN81-20 §6.3.13]
q Verify that the unintended car movement detection devices (A3) work properly by performing
the necessary tests, controls and measurements.
(Refer to the instructions of the control panel and / or of the valve / machine manuals).
VI. MACHINES: HYDRAULIC
VI.a Hydraulic fluid
q Verify visually that no change are occurred in the oil conditions.
q Verify that the fluid level, with the car at the higher floor, is above the minimum (the motor must
always be covered by the fluid).
VI.b Tank unit
q Verify visually that there is no fluid leakage from the tank.
VI.c Shut-off valve
q Verify the seal of the shut-off valve
V. MACHINE ROOM
V.a Electrical safety devices
q Check, visually on the control panel, that the safety chain is
properly closed (all the led on)
q Check, visually, that fuses are suitable for the circuit to be protected.
q Check, manually and using a tester, that all installed safety devices and contacts are working,
free in their movements and where necessary lubricated.
V.b Motor protections
q Check the efficiency of the motor protections:
- Disconnect one of the terminals in the thermistor series and check that the motor protection
device intervenes by stopping the motor.
V.c Control panel and its components
q Check that the control panel and its components are dry, clean and properly insulated and grounded.
- Check, using a tester, grounding and perform insulation tests as indicated on the manual of
the control panel.
V.d Electric wiring
q Check that all the electric wires are clean, not corroded and in good condition and well placed
in the wire-way
q Check the correct cables insulation by performing the tests as described in the manual of the
control panel.
V.e Devices to detect the unintended movements (A3) [EN81-20 §6.3.13]
q Check that the unintended car movement detection devices (A3) work properly by performing
the necessary tests, controls and measurements.
(Refer to the instructions of the control panel and / or of the valve / machine manuals).
VI. MACHINES: HYDRAULIC
VI.a Hydraulic fluid
q Check, visually, that no change are occurred in the oil conditions.
- Once a year, after leaving the system stopped for a few hours, it may be appropriate to drain
a little fluid from the drain plug (J), placed on the bottom of the tank, checking that the fluid is
clean or continuing until you see flowing clean fluid.
q Check with the rod (F) or indicator (L) that the fluid level with the car at the higher floor, is
above the minimum (the motor must always be covered by the fluid).
IX. CAR
IX.a Emergency lighting and return at landing
q Check that emergency lighting switches on and that the return at floor and door opening device
is working properly in event of power failure.
- To perform the test, turn OFF the main circuit breaker.
q Check, during the return to the floor, that the battery voltage measured with a tester is close to
12Vdc and in any case not less than 10Vdc.
If the voltage is less than 10Vdc it is recommended to replace the battery

In addition, the following materials, when replaced, must not be dispersed in the environment but
must be delivered to authorized collection centers, manufacturers or specialized and preferably
certified companies
The fluid
Alarm push-button or
Alarm push-button + Switch of the well light
ATTENTION
All the described actions should be absolutely made by competent maintenance person, designated,
suitably trained, provided with necessary instructions.
3.2.1 ACCESS TO THE MACHINE ROOM
If all the machinery is not in the well (e.g. control panel in external cabinet), to access to the
machinery installed in a masonry room (MR) or in a cabinet (MC)
- Open the door using the key kept by the owner of the system.
- Turn on the light
- Close with the padlock the reset device on the control panel
ATTENTION
Always make sure that no one can access to the room when a maintenance person is not present or
must leave the machine room. If necessary, lock the door of the machine room.
3.2.2 ACCESS TO THE PIT
To access to the pit, where the machines are installed, follow this instructions:
• Lock with the padlock the reset device on the control panel
• Verify that all the landing doors are closed and place to each the out of order signs.
• Move the lift to the higher floor by pressing the call button
• Wait for the door to close
• Unlock with the triangular key the door at the lower floor.
• Open the landing door by manually pushing the door panels in the opening direction.
ATTENTION
From floor, before to access to the well, push the stop button placed in the pit or on the
inspection push-button panel, and switch on the lights in well.
• The system is now placed in the complete stop status
• Access to the pit.
- If present, use the appropriate non-slip ladder after putting it into the use position.
• To ensure the space required to carry out any operation in the pit, and in particular maintenance
on machinery and devices, it is mandatory to proceed as follows:
• Act on the car stop mechanical device installed on the
guide rail (LCSMD)
- Activate the device by moving the actuation lever to
the ON position, by rotating, manually or using the
appropriate pole, the actuation lever or pulling down
the yellow handle.
• The device is now activated and in event of accidental
movement in down direction of the car, the safety gear
intervention blocks the run of the car to a safety height.
ATTENTION
Verify that the car stop mechanical device is correctly activated.
Dynamic tests must be carried out from the outside of the well or the pit using the remote commands
From now on, it is possible to carry out the necessary maintenance and / or inspection operations.
ATTENTION
Verify that the car stop mechanical device is correctly deactivated.
• Verify that the Normal / Inspection Switch on the inspection push button panel is in the Normal Position (NOR)
• Exit from the pit.
- If present, use the non-slip ladder and, after use, return it to the position allowing normal working of the
system.
• From the floor, in the position outside the well, bring the stop button to the OFF position of normal running
(disengage the safety stop)
• Verify that all the stop buttons in the pit are in the OFF position
• Close the landing door.
• Remove the padlock and reset the system according to the procedure of the manual of the control panel
• Make a call from the lower floor and verify that the system is working normally
• Remove all the out of order signs from all the landing doors and store them in the machine room.
• If no other operations are required, lock with the key the door of the machine room and the door of the remote
commands panel (if installed).
3.2.4 NOTES FOR THE RESET PROCEDURE
• After any operation that has placed the system in the complete stop status, it is necessary by
operating on the control panel or on the remote command panel (MRL), to restore the system
normal working status by performing a system total reset (Reset)
- Restore the normal working status of the system by pressing the blue reset button on the control panel
or on the remote command panel (SRES).
• In case of failure of the system reset, also reset the alarm list on the control panel.
- Using the programmer PT01, follow the alarm reset procedure on the manual of the control panel and
repeat the initial system total reset procedure.

• Verify that the Normal / Inspection Switch on the inspection push button panel is in the Normal Position (NOR)
• Exit from the pit.
- If present, use the non-slip ladder and, after use, return it to the position allowing normal working of the
system.
• From the floor, in the position outside the well, bring the stop button to the OFF position of normal running
(disengage the safety stop)
• Verify that all the stop buttons in the pit are in the OFF position
• Close the landing door.
• Remove the padlock and reset the system according to the procedure of the manual of the control panel
• Make a call from the lower floor and verify that the system is working normally
• Remove all the out of order signs from all the landing doors and store them in the machine room.
• If no other operations are required, lock with the key the door of the machine room and the door of the remote
commands panel (if installed).
ATTENTION
Although the system is in the complete stop
status, the inspection push-button panel is
inactive and the access to the headroom / car
roof does not take place in complete safety, until
the foldable balustrade is not moved to the active
position (vertical). Even if it is not necessary to
move the car, it is compulsory to bring the
balustrade to the active position
• Access in well and go on the car roof.
If the control panel is inside the well and it is necessary to operate on it:
• Rotate the inspection commutator to the inspection position (INS)
• Close the floor door
• Switch off the "STOP" device previously activated on the car roof
ATTENTION
Verify that all the devices are correctly activated.
