0.1.1 GENERAL ORDERS
The installations shall be maintained in good working order in accordance with the Standards.
To this effect, regular maintenance of the installation shall be carried out, to ensure, in particular, the safety
of the installation.
The safety of an installation shall take into account the ability to be maintained without causing injury or
damage to health.
Regular maintenance of the installation shall be carried out to ensure the reliability of the installation.
The access and the associated environment shall be maintained in good working order.
The competence of the maintenance person within the maintenance organization shall be continuously
updated.
NOTE
We inform the owner of the installation that the qualification of the maintenance organization needs
to be in conformity with the rules applicable in the country in which the installation operates; if no
rules exist, the qualification can be ensured by a certified EN ISO 9001 quality system supplemented
if necessary to take into account the specific features of the installation.

0.2 INTRODUCTION INFORMATIONS


0.2.1 DEFINIZIONI
In this manual are used the following definitions :
Maintenance: All the necessary operations to ensure the safe and intended functioning of the installation
and its components after the completion of the installation and throughout its life cycle.
Maintenance includes:
A) lubrication, cleaning, etc.;
However, the following cleaning operations can be not considered as maintenance :
- cleaning of the external parts of the well,
- cleaning of the inside of the car;
B) checks;
C) passenger rescue operations;
D) the operations of setting and adjustment;
E) repair or changing of components which may occur due to wear or tear and do not affect the
characteristics of the installation.
The following are not considered as maintenance operations:
F) changing of a major component such as the machine, the car, the control panel, etc., or safety
component such as safety gear, etc., even if the characteristics of the new component are the same as
the original;
G) replacement of the installation;
H) modernisation of the installation, including the changing of any characteristic of the installation (such as
speed, load, etc.);
I) rescue operations carried out by Fire Brigades.
Maintenance organization: Company or part of company where competent maintenance person(s) carry out
maintenance operations on behalf of the owner of the installation.
Competent maintenance person: a designated person, suitably trained (see EN ISO 9000 series), qualified
by knowledge and practical experience, provided with necessary instructions and supported within his
maintenance organization to enable the required maintenance operations to be safely carried out
Manufacturer: Natural or legal person who takes responsibility for the design, manufacture and placing on
the market of machines and safety devices for lifts.
Installer: Natural or legal person who takes responsibility for the design, manufacture, installation and
placing on the market of lifts
Owner of the installation: Natural or legal person who has the power of disposal of the installation and
takes the responsibility for its operation and use
Rescue operation: Operation starting after receiving notification of a person(s) trapped in a lift and finishing
by releasing the trapped person(s)
0.2.1 TERMS AND SYMBOLS USED
NOTE
Gives information of particular importance.
ATTENTION
A warning that the described operation could cause damage to the system or physical injury, even
serious, if the safety rules are not observed.
ATTENTION
A warning that the described operation, if not performed without electrical voltage and in compliance
with safety regulations, can cause damage to the system or cause serious personal injury (electric
shock, etc.).

0.2.3 DOCUMENTS RELATED WITH MAINTENANCE


The documents to use for the maintenance of the lift are those required by the EN81-20 and by the rules in
force, particularly the following:
- THIS MAINTENANCE MANUAL
• A provided book according with EN 81-20 7.3, which should contain:
- INSTALLATION PROJECT DRAWS (EN81-20 7.3.2.A.5).
- W IRING DIAGRAMS (EN81-20 7.3.2.A.6)
- PERIODICAL AND EXTRA MAINTAINING CHECKS RESULTS (EN81-20 7.3.2.B).
- DATED COPIES OF EXAMINATIONS AND INSPECTIONS REPORTS, WITH OBSERVATIONS (EN81-20 7.3.2.B).
- DECLARATION OF CONFORMITY COPY
- COPY OF THE LIFT ACTIVATION REQUEST, THAT, ACCORDING TO LOCAL LAWS, OWNER OR LEGAL
REPRESENTATIVE SEND TO THE PROPER OFFICE,
- COPY OF THE LIFT ACTIVATION COMMUNICATION, WITH REGISTER NUMBER, THAT THE PROPER OFFICE ,
ACCORDING TO LOCAL LAWS, SEND TO OWNER OR LEGAL REPRESENTATIVE
All the documentation for a correct and safe maintenance of the lift must be stored by the installation owner.
Please remember that this documentation is considered part of the plant and must be complete, well stored
and unabridged in every part.
In order to maintain the readability, the documentation shouldn’t be damaged and shouldn’t have missing
parts. Moreover, do not tear or deteriorate sheets during consulting.
0.2.4 SAFETY PRECAUTION DURING MAINTENANCE
During installation and maintenance, it is compulsory to observe the applicable national safety standards for
the workplaces

ATTENTION
Before beginning any of the installation operations, ALWAYS check that all the mechanical and
electrical safety devices are, turned on and in perfect working order.
0.2.5 TOOLING
No special tools are required unless expressly provided by component manufacturers supplied by third parties.
In this case, the related features and operating instructions are indicated in the manuals supplied with them.
0.2.6 MATERIALS UNLOADING AND STORAGE
q Load and unload materials with care
q Verify, within the law time limits and terms, that all materials received are those ordered and are
complete.
q Check the condition of all components and materials upon reception at the building yard, to verify if any
damage occurred during transport; immediately inform GMV Spa in case any part is missing or in case of
damage.
q Store the electrical and electronic components in a cool and dry place in their original packages, at a
temperature between 3°C and 40°C.
q If, for any reason, it were not possible to install the plant immediately, periodically check the stored
components to prevent possible damages due to a prolonged storage in bad conditions.
q Check that the documentation related to the system is enclosed.
q Pay particular attention to the discharge of pistons and guides by using appropriate means.
q Do not unload the pistons from the truck by throwing them to the ground, but let them roll on piles.

0.3 GENERAL INFORMATIONS


0.3.1 INFORMATION TO THE OWNER OF THE INSTALLATION
It’s necessary for the owner :
A) to keep the installation in a safe operating condition.
- To obtain this the owner shall use a maintenance organization complying with the requirements of the
Standard and with adequate and proper insurance cover.
B) to take care of any regulations and other requirements, where relevant, and their implications on maintenance.
C) for planned maintenance to carry out by a maintenance organization, when the installation is put into
service or if the installation is to remain unused for a long period of time.
D) to have the same maintenance organization in the case of several installations having common
well/spaces and/or machine room.
E) to keep the two-way means of communication efficient and linked to a 24 hours rescue service for the
whole of the time that the installation can be used, as described in EN 81-28.
F) to remove the lift from service:
- when the two-way means of communication is out of order.
- in case of dangerous situations.
G) to inform the maintenance organization:
- immediately about any abnormal operation of the installation
- about any abnormal change in its direct environment
- immediately after putting the installation out of service in the case of a dangerous situation
- after any rescue
- before any modification related to the installation and/or its environment or use
- before any third party inspection or works other than maintenance works are carried out on the installation
- before taking the installation out of service for a prolonged period of time
- before putting the installation back into service after a prolonged period of no operating time.
NOTE
The owner of the installation should obtain from the company carrying out the relevant modification
the maintenance instructions for the maintenance organization.
H) to take into consideration the consequences of the risk assessment carried out by the maintenance organization
I) to make sure that the risk assessment for maintenance is carried out:
- if the maintenance organization is replaced
- if the use of the building and/or the installation changes;
- after a major modification of the installation or of the building
- after an accident involving the installation.
J) to ensure, through a risk assessment, that :
- their premises are safe and free from risk to health as far as is practicable. This includes access to the
premises and installation equipment, and articles or substances used according to the regulation for
the use of work equipment at the workplace
- the persons using the premises are informed about any remaining risks
- any action to be done as a consequence of his risk assessment is carried out.
K) to inform the maintenance organization, regarding the access ways to areas reserved to maintenance
persons, about:
- the access ways to be used and fire evacuating procedures from the building
- the place where the keys of the reserved areas can be found
- if necessary, the persons who shall accompany the maintenance persons to the installation
- if necessary, personal protective equipment to be used in the access ways, and, possibly, where this
equipment can be found.
The information shall be made available also on site to the maintenance organization.
L) to ensure that the name and the telephone number of the maintenance organisation are always available
to the user of the installation, permanently affixed and clearly visible.
M) to ensure that the keys of machine and pulley room doors (trap doors) and of inspection and emergency
doors (trap doors) are permanently available in the building and are used only by persons authorized to
gain access
N) to provide, in all circumstances, safe access to the building and to the installation for the maintenance
organization involved in the rescue of persons
O) to keep the access to working areas and working rooms safe and free for the maintenance persons
P) to inform the maintenance organization about any hazard or change in the workplace and/or the access
ways (lighting, obstructions, ground conditions, etc.)
Q) to carry out periodically, in his own interests, in addition to those examinations and tests entrust to the
maintenance organization, the following:

- A full ascent and descent to assess any changes in the quality of the ride or damage to the equipment.
Typical items to be checked to ensure that they are in place, undamaged and functioning correctly are:
- landing doors and bottom door tracks
- stopping accuracy
- indicators that are not located in a reserved area
- landing push controls, car push controls, door open controls
- two-way means of communication in the car which provides permanent contact with a rescue service
- normal car lighting
- door reversal device
- safety signs/pictograms.
0.3.1.1 INFORMATIONS TO THE OWNER FOR THE RESCUE OPERATIONS
It is necessary for the owner that the persons authorized to rescue persons trapped:
A) Are instructed by the maintenance organization or by a competent third party in accordance with the
instructions provided.
B) Receive an appropriate instruction for the specific system and updated with the instructions provided;
C) Know that they can evacuate passengers only through the landing doors;
D) Call the maintenance organization when they are unable to move the cabin with the emergency device
E) Know the conditions for which only the maintenance organization has to perform rescue operations
0.3.2 INFORMATION FOR THE MAINTENANCE ORGANIZATION
It’s necessary for the maintenance organization :
A) to carry out the work of maintenance in conformity with the maintenance instructions and based on
systematic maintenance checks.
- After these checks, the maintenance organization shall decide in conformity with the maintenance
instructions what is required to be done
- A list of typical examples of maintenance checks to maintain the installation is shown in annex A.
B) to update the original maintenance instructions if the installation changes its intended use and/or the
environmental conditions existing on the completion of the installation.
NOTE
The maintenance organization should be provided by the owner of the installation with the relevant
maintenance instructions where modifications are carried out on the installation.
C) to ensure that a risk assessment for any working area and for any maintenance operation has been
carried out taking into account the installer's maintenance instructions and all information supplied by the
owner of the installation.
D) to inform the owner of the installation about any work to be carried out as a consequence of a risk
assessment especially for the access and/or the environment related to the building/installation.
E) to carry out a maintenance plan so that preventive maintenance is suitable for the installation and
maintenance time is as short as reasonably practicable, without reducing the safety of persons, in order
to minimize the non-operational time of the installation.
F) to adapt the plan for maintenance so as to take account of any predictable failures, e.g. those due to
misuse, mishandling, deterioration, etc.
G) to carry out maintenance operations by competent maintenance persons and provided with the
necessary tools and equipment.
H) to maintain the competency of maintenance persons.
I) to carry out the maintenance periodically.
J) to provide a 24 hour, all year round call-out service for rescue of persons
K) to keep records of the result of each intervention due to a failure of the installation.
- These records shall include the type of failures in order to detect any repetition. They shall be available
to the owner of the installation on request.
L) to put out of service the installation if the maintenance organization is aware of a dangerous situation,
detected during the maintenance, which cannot be eliminated immediately, and to inform the owner of
the installation of the need to keep it out of service until repaired.
M) to be organized to provide the necessary spare parts for any repair
N) to ensure the attendance of a competent maintenance person, given reasonable notice, for any
inspection carried out by an authorized third party or for building maintenance works to be carried out in
the areas reserved for the maintenance organization.
O) to inform in due time the owner of the installation about necessary progressive upgrading of the
installation.
P) to organize rescue operations, even with subcontractor, and to make provision for circumstances such
as fire, panic, etc.

1 MAINTENANCE OPERATIONS
ATTENTION
Before starting any maintenance action on a MRL and /or with Headroom and /or Pit reduced (TR,
FR, TFR, EN81-21) read carefully the chapters dedicated to them of this manual.
ATTENTION
During the maintenance never exclude the safety devices and never connect the motor directly to the
power supply

1.1 PROGRAMMED MAINTENANCE


For a correct and safe lift use, it is necessary to make a preventive programmed maintenance, following a
fixed plan.
To define the periodical maintenance frequency, you should consider more events, particularly :
- Number of travel per year
- Travelling and stopping periods
- Age and condition of the lift
- Site and type of the building in which the lift travel
- Passengers and goods demand
- Inside and outside working condition (climate, vandalism, etc.)
In the next table, parts are shared in groups and for each group is shown the type of check and its longest
frequency recommended. Checks operative instructions are detailed in the maintenance schedules on
chapter.
Please, note that all checks are applicable only if the part is really installed.

ATTENTION
Change or restore all components damaged, wear or that don’t work properly.
I. GENERAL
I.a All components: cleaning, deterioration and wear
q Verify, for their correct working, that any component is sufficiently clean, free from corrosion
and in good conditions.
I.b Signs, labels, signals and diagrams
q Verify that all the signs, labels and signals are in the correct position, clearly visible and not
deteriorated.
q Verify the completeness and immediate availability of warning signs, diagrams and system
documentation.

VIII.e Devices and manoeuvre in event of fire (EN 81-73)


The owner of the building must inform the maintenance organization if the fire detection
system has been modified, even in part.
The maintenance organization must perform an annual test, record the correct operation of
the maneuver in case of fire and notify any need to replace components or parts of the lift
to ensure its proper operation.
q Verify that, when the detection devices are activated, the system take the car to the designated
landing
q Verify that once the designated landing has been reached, the lift, depending on the parking
mode set in accordance with local laws,
a) open the doors for up to 20 s before closing them and park out of service the car
b) open the doors and stop the outboard car with open doors.
q Verify that all the push-buttons on the floor and on the car panels are not working and you

1.4 MAINTENANCE OPERATIONS


ATTENTION
Change or restore all components damaged, wear or that don’t work properly.
Tighten all the bolts in accordance with the tightening torques and using a torque wrench.
I. GENERAL
I.a All components: cleaning, deterioration and wear
q Check, visually, the condition of the components and clean, using a rag, water and neutral
soap.
For the use of cleaning products, see the instructions for each component.
I.b Signs, labels, signals and diagrams
q Check, visually, that all labels, signs, diagrams, and documents are in the correct position,
clearly visible and undamaged. If necessary clean using a rag, water and neutral soap.
II. PIT
II.a Electrical safety devices
q Check, manually and using a tester, that all installed safety devices and contacts are working,
free in their movements and where necessary lubricated.
q Check that the safety contacts of the pit ladder are working properly and that the ladder is
securely fixed, free in movement and stable in the rest and use positions.
II.b Guide rails
q Remove fluid or grease excess by wiping the ends of the guides with a dry rag or a sponge,
lubricating, if necessary, the lower guide rail part passing on the side where the shoes lean,
with a rag soaked in oil.
II.c Buffers
q Check, visually, that the buffers are placed and return to the correct position and that they are
not damaged.
q Check that the buffers supports and basements are securely fixed and, if necessary, tighten
the fixing bolts.
q Check, if hydraulic buffers, oil level, lubrication and that the electrical contact works properly,
using, if necessary, a tester.
II.d Rope fixings
q Verify that the ropes terminals and clamps are clean and properly tightened and secured.
q Check, visually, that the ropes terminals and clamps are clean and if necessary clean them.
q Check the correct tightening of the bolts.
II.e Pit cleaning
q Clean and / or dry the pit at the end of maintenance operations
q Check that the waterproofing of the pit is efficient and is not damaged.
III. INSIDE WELL
III.a Electrical safety devices
q Check, manually and using a tester, that all installed safety devices and contacts are working,
free in their movements and where necessary lubricated.
III.b Guide rails
q Check, visually, that the guides, where necessary, are properly lubricated and if necessary,
lubricating them passing on the side where the shoes lean, with a rag soaked in oil.
q If installed, check the level and correct working of guide lubricator and if necessary refill the tank.
q Check, using a template, the distance, the verticality, and the parallelism of the guides.
q Check that the bolts of the fishplates and of the fixing brackets are not loose and, if necessary,
tighten them properly.
III.c Shoes (or rollers)
q Check, visually, the wear and cleaning status of the shoes/rollers on car frame and pulley-frame
q Check the clearance and fixing of the guide shoes, if necessary, take up slacks returning them
to the correct values and tighten the bolts correctly.

III.d Safety gear


q Check that the lever, the roller and the switch are not wear, and their movements are regular
and easy
q Check that all the fixing bolts are well tights
q Check, manually and using a tester, that the electrical safety contact (SPR) is working properly
end it’s free in its movements
q Verify that the safety gear works well performing the safety gear test (releasing ropes)
- Enter in pit safely,
- Bring the acting handle of the releasing rope device to the outside of the well
(eg passing the rope under the landing door panels)
- Exit from the pit
- Move the empty car to the higher floor and wait for the car stop and the doors close;
- Call the car at the lover floor.
- During the downward, from the outside of the well, pull the handle of the releasing rope
device and check that the parachute intervenes.
- Enter in pit safely.
- Bring acting handle of the releasing rope device to its original position
- Exit from the pit
- Use the hand pump to release the safety gear
- Restore the system to normal mode by resetting
III.e Ropes
q Check the ropes wear.
- The suspension ropes that show obvious degradation or wear or excessive number of broken
wires must be replaced, any of the following occur first:
- 26 broken wires within a length of 30 x d
(30 times the diameter of the rope, e.g.. Ø 6,5 = 195 mm, Ø 9 = 270 mm, Ø 10 = 300 mm)
- 13 broken wires within a length of 6 x d
(6 times the diameter of the rope, e.g. Ø 6,5 =39 mm)
- The reduction of the diameter of the rope, even if in only one point, exceeds 6% of their
nominal diameter,
- In case of worn or corroded ropes, it is therefore necessary to reduce the time interval
between maintenance controls, and the count shall be considered as broken the wires that
have a diameter reduction, visually valued, 50% less than the original.
In addition the ropes should be changed when:
- The rope is crushed, squeezed or permanently kinked.
- The core comes out even in only one piece.
- The rope even if is in traction, has got one or more released or jutting out strands.
Before installing a new rope, verify that the grooves of the pulleys have not been worn or
deformed by the old rope.
q Check during each maintenance, tension and stretching of ropes. In case of anomalies, re-
establish the original condition.
III.f Well lighting
q Check that all the lamps switch on and that the switches and sockets in the well are working
properly.
III.g Flexible cables
q Check visually that the flexible cables do not have excessive abrasions or cuts in the sheath or
have uncovered wires
q Check that the half-travel fixing is properly anchored and tightened.
ONLY FOR HYDRAULIC SYSTEMS:
III.h Jack
q Check visually that there is no fluid leakage from the piston seals, if necessary, replace the
seals following the instructions of the installed piston.
q Check that the amount of fluid that is collected in the recovery tank between two maintenance
operations is constant and in any case is not more than 1 liter / month
III.i Fittings and hose/pipe
q Check, visually, there is no fluid leakage from the pipe/hose fittings
q Check, visually, that the hose is not damaged or worn.

III.j Rupture valve [EN81-20 §6.3.8]


q Check that the rupture valve is working correctly by performing the test as indicated in the
manual of valve installed on the power unit.
For distributors 3010
- Move the car with nominal load to the higher floor and wait
for the car stop and the doors close;
- Screw the screw (5) until the end;
- Call the car at the lover floor;
- When the car reaches the intervention speed of the
rupture valve, it closes and the car stops
- Checked that the lock valve engages, completely unscrew
the screw (5);
- Use the hand pump to unlock the rupture valve
For distributors NGV, NGV A3, NGV EK.
- Move the car with nominal load to the higher floor and wait for
the car stop and the doors close;
- Loosen the lock nut (5) and unscrew the screw (5) of 3 turns
- Start the test procedure 9.2 Pipe Rupture via PT01
(see chapter Programming of the valve manual)
- Call the car at the lover floor;
- When the car reaches the intervention speed of the rupture
valve, it closes and the car stops
- Checked that the lock valve engages, completely screw the
screw (5) and tighten the lock-nut;
- Exit from the procedure 9.2 Pipe Rupture
- Use the hand pump to unlock the rupture valve
If the valve does not intervene, adjust it as described in the lock valve instructions.

- Ensure that the rupture valve does not intervene during a normal downward travel.

q Check that the unintended car movement detection devices (A3) work properly by performing
the necessary tests, controls and measurements.
(Refer to the instructions of the control panel and / or of the valve / machine manuals).
VI. MACHINES: HYDRAULIC
VI.a Hydraulic fluid
q Check, visually, that no change are occurred in the oil conditions.
- Once a year, after leaving the system stopped for a few hours, it may be appropriate to drain
a little fluid from the drain plug (J), placed on the bottom of the tank, checking that the fluid is
clean or continuing until you see flowing clean fluid.
q Check with the rod (F) or indicator (L) that the fluid level with the car at the higher floor, is
above the minimum (the motor must always be covered by the fluid).

VI.b Tank unit


q Check, visually, that you have no fluid leakage from the tank
VI.c Shut-off valve
q Check the seal of the shut-off valve as follow:
- Close the shut-off valve (B) and open the pressure gauge shut-off (6)
- Fully discharge the pressure by pressing the push-button on the valve (VMD)
- Check that the pressure level on the manometer (MAN) is zero
- Close the pressure gauge shut-off (6) and open the shut-off valve (B)
VI.d Pressure gauge shut off
q Check the seal of the EN81 pressure gauge shut-off as follow:
- Close the shut-off valve (B) and open the pressure gauge shut-off (6)
- Fully discharge the pressure by pressing the push-button on the valve (VMD)
- Close the pressure gauge shut-off (6) and open the shut-off valve (B)
- Check that the pressure level on the manometer (MAN) is zero
VI.e Working pressures
q Check that static and dynamic pressure values correspond to those declared and found at start
up as follows:
- Open the pressure gauge shut-off (6)
- Check the maximum static pressure value with lift stopped and car with nominal load.
- Check the dynamic pressure value by moving upward the system.
- After the measurements exclude the pressure gauge (MAN), closing the pressure gauge
shut-off (6)

VI.f Valves on power unit [EN81-20 §6.3.10]


q Check the seal of the valve seals as follow:
- With the fluid at room temperature, close the shut-off valve (B)
- Open the pressure gauge shut-off (6)
- Check that the pressure on the pressure gauge (MAN) does not drop more than 4 bar in 5
minutes
q Check the integrity of the components of the valves of the power unit.
See § Pressure test [EN81-20 §6.3.10] in the valve manual.
This optional test assures you about the integrity of parts under pressure, including those
which cannot be visually checked.

VI.g Pressure relief valve


q Check, using the pressure gauge of the power unit, the correct overpressure valve calibration:
- Open the pressure gauge shut-off (6) and move upward the car.
- During the upward slowly close the shut-off valve (B)
- Check that the valve limits the pressure to the required value (140% of static pressure).
- If the operating pressure is incorrect, adjust the valve according to the instructions of the
manual of the installed valve.
VI.h Manual lowering valve
q Check that by pressing or by electrically activating the Manual lowering valve(s) the car moves
downwards
VI.i Filters
q Verify, if mounted inside the silencer, the status of main filter (FIL) and if is necessary clean it
VI.j Hand pump
q Check that with the shut-off valve (B) closed, by using the hand pump, the overpressure valve
(VS) can be activated
VI.k Hydraulic system: total revision
q Perform, every 5 years, a complete revision of the hydraulic equipment installed in order to
restore and make efficient all the factors that over time may have altered.
The review should include the following:
- Disassembling of the jack head and of the valves
- Fluid filtration and tank cleaning (filtration degree> 40 microns)
- Check and replace all jack and valves seals
- Check, clean and replace the filters on the system
- Assembling and at the end of the revision, perform a complete review of components and
their start-up controls.

VII. MACHINES: ELECTRICAL


VII.a Drive motor
q Check referring to the manual of the installed machine,
- that bearings and / or brass are not worn
- that the lubricating parts of the motor are properly lubricated
- That the electrical contacts are clean, in good condition and working properly.
VII.b Gear box
q Check, referring to the manual of the installed machine if there is a reducer.
- In the absence of a reducer (GLPM)
- No operation is required
- In case of belt reduction (GLB), check
- That the belts are not worn, cracked or showing signs of abrasion;
- That the belts have regular and easy movements
- That the belts are properly in tension
- In case of gear reduction, check
- That the reduction gears are properly lubricated and not worn.
VII.c Brakes
q Check, referring to the manual of the brake or of the installed machine
- That the braking device works correctly.
- That the braking parts are not worn.
- That the car stops at landings with the required precision.
VII.d Traction sheave
q Check that pivots and pulley bearings don’t make noise or abnormal vibrations, otherwise
clean and grease them.
q Check that the grooves of the pulleys have not been worn or deformed by the old rope.
q Check the alignment and the position of the pulleys.
q Check that the guarding are present, properly installed and working
VII.e Diverter pulley
q Check that pivots and pulley bearings don’t make noise or abnormal vibrations, otherwise
clean and grease them.
q Check that the grooves of the pulleys have not been worn or deformed by the old rope.
q Check the alignment and the position of the pulleys.
q Check that the guarding are present, properly installed and working
VII.f Electrical machine: total revision
q Perform a complete review of the machine according to the instructions of its the manual,
repeating its start-up controls at the end.

VIII.a Landing doors: locking devices
q Check that the door lock device is clean, in good condition, properly working.
q Check that the electrical closing doors contacts are clean, in good condition, properly working.
VIII.b Landing doors: sliding, guiding and lubrication
q Check that the doors on each floor are not damaged, that opening and closing are done
without friction and in a silent way
q Check that the landing door locks are clean, in good condition and properly adjusted and
working
q Check the wear condition, integrity and correct working of belts, chains, cables, ropes and
recall springs.
q Check the wear condition of the hanger rollers and shoes of door panels
q Check that all moving parts are clean, in good condition, properly working and, where
necessary, lubricate.
VIII.c Landing doors: emergency releasing device
q Check that the emergency door opening mechanism, using the triangular key, works properly,
q Check that the emergency electrical contact (SKPn), where installed, is properly working.
- Rotate the triangular emergency lock to the unlock position without opening the floor door
and check that the safety chain has opened;
- Rotate the triangular emergency lock until it returns to the lock position and check that the
chain of locks is closed.
- If the chain of locks does not close, it may be necessary to perform the door lock reset of the
system.
VIII.d Commands and signals at landings
q Check that all the push-buttons and signals at landings are working properly.
- Press the buttons at landings and check that the system meets the request.
- Check that the display indications are correct.
VIII.e Devices and manoeuvre in event of fire (EN 81-73)
The owner of the building must inform the maintenance organization if the fire detection
system has been modified, even in part.
The maintenance organization must perform an annual test, record the correct operation of
the maneuver in case of fire and notify any need to replace components or parts of the lift
to ensure its proper operation.
q Check that, when the detection devices are activated, the system take the car to the designated
landing
q Check that once the designated landing has been reached, the lift, depending on the parking
mode set in accordance with local laws,
a) open the doors for up to 20 s before closing them and park out of service the car
b) open the doors and stop the outboard car with open doors.
q Check that all the push-buttons on the floor and on the car panels are not working and you
cannot make calls from landings and from the car.
q Check that the open door push-button and the emergency alarm push-button are working.
q Check that manual or automatic detection devices are present, in good condition, and are
properly working, and that the lift responds to the signals that they have sent.
q Check that the prohibition signals "Do not use the lift in event of fire" are exposed next to the
lift, easily visible from all landings, clean, in good condition and readable.

IX. CAR
IX.a Emergency lighting and return at landing
q Check that emergency lighting switches on and that the return at floor and door opening device
is working properly in event of power failure.
- To perform the test, turn OFF the main circuit breaker.
q Check, during the return to the floor, that the battery voltage measured with a tester is close to
12Vdc and in any case not less than 10Vdc.
If the voltage is less than 10Vdc it is recommended to replace the battery

- Rotating the power switch:
- In position (0), the system is not powered
- In position (I) the system is powered
- The A3 switch opens and closes the door safety chain
X.f Remote hand pump
q Check that the hand pump is working properly and there is no fluid leak from the fittings and

X.g Bracket for lifting hook


q Check that the bracket for the lifting hook is securely fixed to the guides.
XI. TFR - SYSTEMS WITH HEADROOM AND/ OR PIT REDUCED
XI.a Car stop mechanical device
q Check that the pre-activated car stop device for headroom and /or pit reduced (CSMD - AMI)
and its connecting levers have a regular and easy movements and that their locking bolts are
properly tightened.
q Check that the actuation brackets (ST and / or SF) and those of the additional final limit switches
(SFCT and / or SFCF) are in the correct position and that that their locking bolts are properly
tightened.
q Check that the electrical safety contacts on the sling (SPR and SPR1), the additional final limit
switches (SFCT and / or SFCF) are clean and the green (LVT and / or LVF) and red (LRT and /
or LRF) lights in the headroom and / or pit are clean, in good condition and working properly
q Verify that the intervention device (AMI) is working properly and that the safety gears intervene
properly.
- Perform the controls in accordance with the instructions of the manual of the electrical part.
XI.b Foldable balustrade
q Check that the foldable balustrade has a regular and easy movements and that its locking bolts
are properly tightened.
q Check that the electrical safety contacts (SCP) are properly fixed and working:
- The security chain is closed: If the balustrade is in position extended or folded
- The security chain is open:
- If the balustrade is in an intermediate position between extended and folded position
- If the jumper of the folded position control contact is not inserted.
XI.c Remote unlocking landing door device
q Check
- That the cable in the sheath run properly and, if necessary, lubricate it,
- That the fixing clamps are clean and properly tightened
- That the unlocking device is working properly:
- Pulling the handle the door locking device must unlock and allow to manually open the door.

3 SAFE ACCESS TO THE LIFT ROOMS

3.1 MR AND MC SYSTEMS


ATTENTION
All the described actions should be absolutely made by competent maintenance person, designated,
suitably trained, provided with necessary instructions.
3.1.1 ACCESS TO THE MACHINE ROOM
To access to the machinery installed in a masonry room (MR) or in a cabinet (MC)
- Open the door using the key kept by the owner of the system.
- Turn on the light
- Close with the padlock the reset device on the control panel
ATTENTION
Always make sure that no one can access to the room when a maintenance person is not present or
must leave the machine room. If necessary, lock the door of the machine room.
3.1.1 ACCESS TO THE PIT
To access to the pit follow this instructions:
• Lock with the padlock the reset device on the control panel
• Verify that all the landing doors are closed and place to each the out of order signs.
• Move the lift to the higher floor by pressing the call button
• Wait for the door to close
• Unlock with the triangular key the door at the lower floor.
• Open the landing door by manually pushing the door panels in the opening direction.
ATTENTION
From floor, before to access to the well, push the stop button placed in the pit or on the
inspection push-button panel, and switch on the lights in well.
• The system is now placed in the complete stop status
• Access to the pit.
- If present, use the appropriate non-slip ladder after putting it into the use position.
From now on, it is possible to carry out the necessary maintenance and / or inspection operations.
3.1.2 EXIT FROM THE PIT
At the end of the maintenance and / or inspection operations.
If the door at the lower floor is closed
• Open the landing door
- Manually unlock the door lock device located on the suspension at the top of the
door or to pull down the handle of the unlocking door remote device
- Manually move the door panels in the opening direction.
- If necessary, return the handle of the unlocking door remote device to the original
position.
- Stop the door in open position
• Verify that the Normal / Inspection Switch on the inspection push button panel is in the Normal Position (NOR)
• Exit from the pit.
- If present, use the non-slip ladder and, after use, return it to the position allowing normal working of the
system.
• From the floor, in the position outside the well, bring the stop button to the OFF position of normal running
(disengage the safety stop)
• Verify that all the stop buttons in the pit are in the OFF position
• Close the landing door.
• Remove the padlock and reset the system according to the procedure of the manual of the control panel
• Make a call from the lower floor and verify that the system is working normally
• Remove all the out of order signs from all the landing doors and store them in the machine room.
• If no other operations are required, lock with the key the door of the machine room.

3.1.3 ACCESS TO THE HEADROOM OR THE WELL


To access to the headroom/well follow this instructions:
• Lock with the padlock the reset device on the control panel
• Verify that all the landing doors are closed and place to each the out of order signs.
• Move the lift to the lower floor by pressing the call button
• Press the call button on the floor from which you want to access moving the lift in up direction
• Before the car reaches the required floor, stop its travel by unlocking the door with the triangular
key when the car roof is at the level of the desired floor.
• Open the doors
- Manually move the door panels in the opening direction.
- Verify that the car roof is near the floor and that its position cannot create any danger
(e.g. the roof is more than 200 mm below or above the floor level)
- Stop the door in open position
ATTENTION
From floor, before to access to the well, push the stop button placed on the car roof or on the
inspection push-button panel, and switch on the lights in well.
• The system is now placed in the complete stop status
• Access to well going on the car roof.
From now on, it is possible to carry out the necessary maintenance and / or inspection operations.
3.1.4 EXIT FROM THE HEADROOM OR THE WELL
At the end of the maintenance and / or inspection operations.
If the door from which you should exit is closed
• Open the landing door
- Manually unlock the door lock device located on the suspension at the top of the
door
- Manually move the door panels in the opening direction.
- Stop the door in open position
• Verify that the Normal / Inspection Switch on the inspection push button panel is in the Normal Position (NOR)
• Leave the roof and exit from the well.
• From the floor, in the position outside the well, bring the stop button to the OFF position of normal running
(disengage the safety stop)
• Verify that all the stop buttons on the roof are in the OFF position
• Close the landing door.
• Remove the padlock and reset the system according to the procedure of the manual of the control panel
• Make a call from the lower floor and verify that the system is working normally
• Remove all the out of order signs from all the landing doors and store them in the machine room.
• If no other operations are required, lock with the key the door of the machine room.
3.1.5 NOTES FOR THE RESET PROCEDURE
• After any operation that has placed the system in the complete stop status, it is necessary by
operating on the control panel, to restore the system normal working status by performing a
system total reset (Reset)
- Restore the normal working status of the system by pressing the blue reset button on the control panel
(SRES).
• In case of failure of the system reset, also reset the alarm list on the control panel.
- Using the programmer PT01, follow the alarm reset procedure on the manual of the control panel and
repeat the initial system total reset procedure.

3.2 MRL SYSTEMS


The term MRL means Machine Room Less.
The MRL system therefore has the machinery or part of it inside the well; this arrangement oblige
the maintenance persons to follow specific procedures for an easy and safe access to the
machine room.
For this reason on the system are installed some additional devices that allow to access and at the
same time, to assure the execution of the maintenance and inspection operations on safety.
Particularly, the additional devices are:
- The hydraulic power unit and control panel remote controls
- The upper car stop mechanical device (USCMD)
- The lower car stop mechanical device (LCSMD)

ATTENTION
All the described actions should be absolutely made by competent maintenance person, designated,
suitably trained, provided with necessary instructions.
3.2.1 ACCESS TO THE MACHINE ROOM
If all the machinery is not in the well (e.g. control panel in external cabinet), to access to the
machinery installed in a masonry room (MR) or in a cabinet (MC)
- Open the door using the key kept by the owner of the system.
- Turn on the light
- Close with the padlock the reset device on the control panel
ATTENTION
Always make sure that no one can access to the room when a maintenance person is not present or
must leave the machine room. If necessary, lock the door of the machine room.
3.2.2 ACCESS TO THE PIT
To access to the pit, where the machines are installed, follow this instructions:
• Lock with the padlock the reset device on the control panel
• Verify that all the landing doors are closed and place to each the out of order signs.
• Move the lift to the higher floor by pressing the call button
• Wait for the door to close
• Unlock with the triangular key the door at the lower floor.
• Open the landing door by manually pushing the door panels in the opening direction.

• Access to the pit.
- If present, use the appropriate non-slip ladder after putting it into the use position.
• To ensure the space required to carry out any operation in the pit, and in particular maintenance
on machinery and devices, it is mandatory to proceed as follows:
• Act on the car stop mechanical device installed on the
guide rail (LCSMD)
- Activate the device by moving the actuation lever to
the ON position, by rotating, manually or using the
appropriate pole, the actuation lever or pulling down
the yellow handle.
• The device is now activated and in event of accidental
movement in down direction of the car, the safety gear
intervention blocks the run of the car to a safety height.
ATTENTION
Verify that the car stop mechanical device is correctly activated.
Dynamic tests must be carried out from the outside of the well or the pit using the remote commands
From now on, it is possible to carry out the necessary maintenance and / or inspection operations.

3.2.3 EXIT FROM THE PIT


At the end of the maintenance and / or inspection operations.
If the door at the lower floor is closed
• Open the landing door
- Manually unlock the door lock device located on the suspension at the top of the
door or to pull down the handle of the unlocking door remote device
- Manually move the door panels in the opening direction.
- If necessary, return the handle of the unlocking door remote device to the original
position.
- Stop the door in open position

• Act on the car stop mechanical device installed on the


guide rail (LCSMD)
- Deactivate the device by moving the actuation lever
to the OFF position, by rotating, manually or using
the appropriate pole, the actuation lever or pulling
down the black handle.

ATTENTION
Verify that the car stop mechanical device is correctly deactivated.

• Verify that the Normal / Inspection Switch on the inspection push button panel is in the Normal Position (NOR)
• Exit from the pit.
- If present, use the non-slip ladder and, after use, return it to the position allowing normal working of the
system.
• From the floor, in the position outside the well, bring the stop button to the OFF position of normal running
(disengage the safety stop)
• Verify that all the stop buttons in the pit are in the OFF position
• Close the landing door.
• Remove the padlock and reset the system according to the procedure of the manual of the control panel
• Make a call from the lower floor and verify that the system is working normally
• Remove all the out of order signs from all the landing doors and store them in the machine room.
• If no other operations are required, lock with the key the door of the machine room and the door of the remote
commands panel (if installed).
3.2.4 NOTES FOR THE RESET PROCEDURE
• After any operation that has placed the system in the complete stop status, it is necessary by
operating on the control panel or on the remote command panel (MRL), to restore the system
normal working status by performing a system total reset (Reset)
- Restore the normal working status of the system by pressing the blue reset button on the control panel
or on the remote command panel (SRES).
• In case of failure of the system reset, also reset the alarm list on the control panel.
- Using the programmer PT01, follow the alarm reset procedure on the manual of the control panel and
repeat the initial system total reset procedure.

3.2.5 ACCESS TO THE HEADROOM OR THE WELL


To access to the headroom/well follow this instructions:
• Lock with the padlock the reset device on the control panel
• Verify that all the landing doors are closed and place to each the out of order signs.
• Move the lift to the lower floor by pressing the call button
• Press the call button on the floor from which you want to access moving the lift in up direction
• Before the car reaches the required floor, stop its travel by unlocking the door with the triangular
key when the car roof is at the level of the desired floor.
• Open the doors
- Manually move the door panels in the opening direction.
- Verify that the car roof is near the floor and that its position cannot create any danger
(e.g. the roof is more than 200 mm below or above the floor level)
- Stop the door in open position
ATTENTION
From floor, before to access to the well, push the stop button placed on the car roof or on the
inspection push-button panel, and switch on the lights in well.
• The system is now placed in the complete stop status
• Access to well going on the car roof.
If the control panel is inside the well and it is necessary to operate on it,
• Rotate the inspection commutator to the inspection position (INS)
• Close the floor door
• Switch off the "STOP" device previously activated on the car roof

At the end of the maintenance and / or inspection operations.
If the door from which you should exit is closed
• Open the landing door
- Manually unlock the door lock device located on the suspension at the top of the
door
- Manually move the door panels in the opening direction.
- Stop the door in open position
• Verify that the Normal / Inspection Switch on the inspection push button panel is in the Normal Position (NOR)
• Deactivate the upper car stop mechanical device (UCSMD) if present and previously activated.
• Leave the roof and exit from the well.
• From the floor, in the position outside the well, bring the stop button to the OFF position of normal running
(disengage the safety stop)
• Verify that all the stop buttons on the roof are in the OFF position
• Close the landing door.
• Remove the padlock and reset the system according to the procedure of the manual of the control panel
• Make a call from the lower floor and verify that the system is working normally
• Remove all the out of order signs from all the landing doors and store them in the machine room.
• If no other operations are required, lock with the key the door of the machine room and/or the door of the
remote commands panel (if installed).

3.3 SYSTEMS EN81-21 WITH HEADROOM AND / OR PIT REDUCED


The peculiarity of a system according to EN81-21 is to have the pit and/or of the headroom
with a height lower than a standard lift made according with EN81-20 rule.
This condition oblige the maintenance persons to follow specific procedures for an easy and
safe access to the pit and the headroom. TR
For this reason on the system are installed some additional devices that allow to access and
at the same time, to assure the execution of the maintenance and inspection operations
TFR
on safety.
Particularly, the additional devices are:
- the car stop electrical devices (addictional final limit switches)
- the pre-activated car stop mechanical device (AMI)
- the safety balustrade on car roof (only TR)
- the retractile apron (only FR) FR
ATTENTION
All the described actions should be absolutely made by competent maintenance person, designated,
suitably trained, provided with necessary instructions.
3.3.1 ACCESS TO THE MACHINE ROOM
To access to the machinery installed in a masonry room (MR) or in a cabinet (MC)
- Open the door using the key kept by the owner of the system.
- Turn on the light
- Close with the padlock the reset device on the control panel
ATTENTION
Always make sure that no one can access to the room when a maintenance person is
not present or must leave the machine room.
If necessary, lock the door of the machine room.
3.3.2 ACCESS TO THE PIT
To access to a reduced pit follow this instructions:
• Lock with the padlock the reset device on the control panel
• Verify that all the landing doors are closed and place to each the out of order signs.
• Move the lift to the higher floor by pressing the call button
• Wait for the door to close
• Unlock with the triangular key the door at the lower floor.
• Open the landing door by manually pushing the door panels in the opening direction.
ATTENTION
From floor, before to access to the well, push the stop button placed in the pit or on the
inspection push-button panel, and switch on the lights in well.

• The system is now placed in the complete stop status


• Verify if it is possible to access the pit
In pit there are two light signals, one green (LVF) and one red (LRF), that indicate if

the intervention device (AMI) is in active (PA) or in non-active (PI) position and
OFF
consequently if it is possible or not to access to the well.
Green
- If only the green light signal is on, it is possible to access the pit.
ON
- If only the red light is on, it is NOT possible to access the pit
and it is necessary or to activate the intervention device (AMI) or to move the car
Rosso
that is probably at an incorrect height in the well
ON
(e.g. the AMI device is in interference with the activation bracket)
Verde
- If both lights are switched on or off, the system will not work properly and the fault

should be repaired. It is not possible to access safely in pit.
If the system is at the same time an MRL, to ensure the space required to carry out any operation in the pit,
and in particular maintenance on machinery and devices, it is mandatory to proceed as follows:

- Verify that the car roof is near the floor and that its position cannot create any danger

On the roof there are two light signals, one green (LVT) and one red (LRT), that

and consequently if it is possible or not to access to the well. OFF
- If only the green light signal is on, it is possible to access the pit. Verde
- If only the red light is on, it is NOT possible to access the pit ON
and it is necessary or to activate the intervention device (AMI) or to move the car
that is probably at an incorrect height in the well Rosso
(e.g. the AMI device is in interference with the activation bracket) ON
If both lights are switched on or off, the system will not work properly and the fault Verde
should be repaired. It is not possible to access safely on the roof. OFF

ATTENTION
Although the system is in the complete stop
status, the inspection push-button panel is
inactive and the access to the headroom / car
roof does not take place in complete safety, until
the foldable balustrade is not moved to the active
position (vertical). Even if it is not necessary to
move the car, it is compulsory to bring the
balustrade to the active position
• Access in well and go on the car roof.
If the control panel is inside the well and it is necessary to operate on it:
• Rotate the inspection commutator to the inspection position (INS)
• Close the floor door
• Switch off the "STOP" device previously activated on the car roof
