SALE AGREEMENT
This Deed of Agreement for Sale executed at Chennai on this 28h day of
February 2021 by:-

MR.V.ARUMUGAM (Adhaar No. 8120 9900 2601)Son of Mr.Venu aged


about 40 years, residing at No.21, Palla Street, Palayanur, Kancheepuram -
603308 herein after called the “PRINCIPAL” of the FIRST PART represented
by her General Power Agent MR.P.RAJENDRAN (Adhaar No. 3066 0879
3964) Son of Mr.Periya Thambi, Hindu aged about 61 years, residing at
Door No.90, North Sanjai Gandhi Nagar, Anna Street, Zamin Pallavaram,
Chennai-600 117, herein after called the “PRINCIPAL’S POWER AGENT” of
the FIRST PART appointed vide General Power of Attorney Deed bearing
No.5509/2020, Book-I, Dated 14.10.2020, Sub Register Office of Pallavaram,
referred as “VENDOR” herein.

0279) Son of Mr.K.V.Balachandran aged about 30 years, residing at CD
Block, S2, Mountain View Meadows, No.21, Krishnaswamy Salai,
Kattabomman Nagar, Pallavaram Chennai – 600043 hereinafter called the
“PRINCIPAL PURCHASER” of the OTHER PART, represented by his General
Power Agent MRS.S.PREMAVATHI (Pan Card No: AANPP0908M and Aadhaar
No: 8851 2583 7892) wife of Mr.K.V.Balachandran aged about 62 years,
having her permanent address at No.94/10,Nehru Street, Sathyamoorthy
Nagar,Bye Pass Road,Madurai – 625016 and presently residing at CD Block,
S2, Mountain View Meadows, No.21, Krishnaswamy Salai, Kattabomman
Nagar, Pallavaram Chennai – 600043 hereinafter called the “PRINCIPAL
PURCHASER’S POWER AGENT” of the OTHER PART appointed vide
General Power of Attorney Deed bearing No.14/2021, Book-I, Dated
21.01.2021, Sub Register Office of Pallavaram given to purchase any
property, referred as “PURCHASER” herein.

The terms ‘VENDOR’ and ‘PURCHASER’ shall mean and include their heirs,
executors, legal representatives, nominees and assigns witnesseth as follows:

Whereas the VENDORS is the absolute owner that an extent of 0.0550


Square Meter equivalent to 5918 Sq.Ft as mentioned in R.P.T. 2611/2012
comprised in Town Survey Field No.8/4A, Ward G ,Block 19 ,Survey
No.17/3C Nemilichery Village, Pallavaram Taluk, Kancheepuram District
Presently Chengalpet District, is in possession with Mr.V.Arumugam Son of

Mr.Venu where he had received the said land from his own brother
Mr.V.Duraibabu through a Release Deed bearing document No.5470/2020
dated 12.10.2020 in Book-1, in the office of the Sub Registrar Pallavaram.

And the above said Mr.V.Arumugam Son of Mr.Venu had appointed


Mr.P.Rajendran Son Mr.Periya Thambi as his Power Agent through
No.5509/2020, Book-I, Dated 14.10.2020, Sub Register Office of Pallavaram.

And the said Mr.P.Rajendran Son of Mr.Periya Thambi General Power


Agent of Mr.V.Arumugam has converted the above said property into house
site plots namely “Om Sakthi Nagar Extension” a approved Sub division
bearing Planning Permit No. 7/21/F3,Lr.No.8270/20/F3 dated 11.01.2021
from the Commissioner Pallavaram Municipality. Whereas the vendor decided
to Sell the Plot No.2 measuring with an extent of 1357 Sq.Ft in “Om Sakthi
Nagar Extension” morefully described in the hereunder for the sale
consideration sum of Rs.43,32,900/- (Rupees Forty Three Lakhs Thirty Two
Thousand Nine Hundred Only ) and the Purchaser has agreed to purchase
the same for the said price net free all encumbrances.

The purchaser has paid an advance amount of Rs.10,00,000/- (Rupees Ten


Lakhs Only) in the Following Manner.

1)Rs.1,00,000/- ( Rupees One Lakhs Only) paid by the way of cash on 28 th


day of Feburary 2021.

2)Rs.2, 00,000/- (Rupees Two Lakhs Only) paid by the way of Imps via ICICI
Bank on 26th day of Feburary 2021.

3)Rs.2, 00,000/- (Rupees Two Lakhs Only) paid by the way of Imps via ICICI
Bank on 27th day of Feburary 2021.

4)Rs.5, 00,000/- (Rupees Five Lakhs Only) paid by the way of Imps via ICICI
Bank on 28th day of Feburary 2021.

The purchase has agreed to pay the balance sale consideration amount within
the period of 60 days from this agreement date onwards, Time is essence in
this agreement.

The vendors shall pay all the taxes and other public dues and discharge any
encumbrance or burdens in respect of the schedule mentioned property
before the registration of the sale deed.

The purchaser’s advocate’s opinion with regards to title of the property is


final.

The vendor has to execute a sale deed in favour of the purchaser or his
nominees as decided by the purchaser.

The vendors hereby covenants with the purchaser that he has not entered
into any agreement in respect of the above said property with any other
person or persons any such agreement in force.

The vendors declare that there are no encumbrances in the schedule


mentioned property and the title is clear.

The vendors shall deliver to the purchaser vacant of the schedule mentioned
property and all the original documents of title relating to the schedule
mentioned properly at the time of registration of the sale.

The vendors show and handed over the all Xerox copies of the title deeds to
the purchaser on this Sale agreement signing date.

The purchaser shall bear the entire expenses for registration of the sale deed
in favour of the purchaser.

SCHEDULE OF PROPERTY

All that piece and parcel of Plot bearing No.2, measuring an extent of
1357Sq.Ft.,in and out from the total extent 0.0550 Square Meter equivalent
to 5918 Sq.Ft, comprised in Old Nanjai Survey No.17/3C, T.S.No.8/4A as per
R.P.T File No.2611/2012 ,a House Site named “Om Sakthi Nagar Extension”

a approved Sub division bearing Planning Permit No.

7/21/F3,Lr.No.8270/20/F3 dated 11.01.2021 from the Commissioner

Pallavaram Municipality in Ward No.G, Block No.19,English Electric Nagar in

NEMILICHERY VILLAGE, Pallavaram Taluk, Kancheepuram District,

presently Chengalpattu District, within the Registration District of Chennai

South and Sub-Registration District of Pallavaram and land being

BOUNDED ON THE :

North by : 20 Feet Road ,

South by : Town Survey No.8/5,

East by : Town Survey No.8/4B,

West by : Plot No.1.

MEASURING :

East to West on the Northern Side : 27’-9” Feet,

East to West on the Southern Side : 27’-9” Feet,

North to South on the Eastern Side : 48’-10 ½”

POWER AGENT OF THE PURCHASER HAS SIGNED THEIR SIGNATURE IN
THIS DEED OF SALE AGREEMENT ON THE DAY, MONTH AND YEAR
