PROJECT : PROPOSED 3-STOREY APARTMENT BLDG.

LOCATION : BRGY. AMBONAO, CALASIAO CITY, PANGASINAN


OWNER : JEFRE GABRILLO
SUBJECT : SPECIFICATION FOR GENERAL CONSTRUCTION

I. SCOPE OF WORKS:
This specification covers the Construction of the PROPOSED 3-STOREY APARTMENT
BLDG. for both labor and materials as per accompanying plans work drawing.

Detailed works are as follows:


Ceiling Materials & installation
Walls Materials & installation; Painting
Floor Main floor in 60x60 Homogenous White Tiles
It is understood however that in all cases except otherwise mentioned all
materials shall be of prime quality and kind.

II. LICENSE AND PERMITS:


The Owner shall pay for all license and permit necessary for the complete
performance of this job, local electrical services connection fee, while the
Contractor will help to secure such permit if necessary.

III. CLEARING OF THE SITE:


The Contractor shall clear the area of the project of rubbish, dust and other
objectionable matter before and after construction. The amount of objectionable
matter, which is resulted from the clearing of the site, shall be controlled to prevent
the spread to other portions of the building or to the surroundings to avoid creation
of nuisance.

IV. CEILING & WALL FINISH:


a. Walls shall be in 6” concrete hollow blocks at Exterior Walls in Semi-Gloss
Latex paint to use BOYSEN brand and 4” concrete hallow blocks at Interior
Walls in semi- gloss Latex Paint.
b. Ceiling shall be in metal furring, in ½” thk Marine Plywood painted in Flat
Latex paint finish for plain design area.

V. CARPENTRY WORKS:
All wood members to be used shall be new, well-seasoned, dry and free from
imperfection that would impair its strength and durability. All visible lumber and
woodwork shall be dressed, sanded and shall be covered and protected from the
elements until used.
Interior finish shall be set plumb, level, square, and in true alignment; joints shall be
tight and formed to conceal shrinkage.
Hardware shall be fitted carefully and attached securely. Care shall be exercised
not to injure the work.

VI. PAINTING:
Surfaces to be painted shall be thoroughly dry when the paint is applied. Interior
areas shall be broom-clean and dust-free before and during the application of
any painting material. Paint colors not specified shall be as approved by the
Architect. Damaged painting shall be retouched before the succeeding coat is
applied. Finish surfaces shall be smooth, even, and free from defects. Three (3)
coats shall be applied (1 primer and 2 final coats).
Materials:
Walls Semi-Gloss Latex (White, Brown,Y-Green)
Ceiling Flat Latex (White)
Cabinets Automotive Lacquer paint finish (White)
Railings Automotive Lacquer Paint Finish (Black)
Preparation of surfaces All dirt, scale, splinters, loose particles, disintegrated paint,
grease, oil, and other deleterious substances shall be removed from all surfaces
that are to be painted. Wood surfaces shall be free from dust and in an approved
condition to receive the paint. The use of water on unpainted wood shall be
avoided.
Painting and finishing application all surfaces shall be given three coats of paints
and roller applied.
Wood surfaces interior and exterior painted surfaces except otherwise specified
shall be given one coat of primer and two coats of finish.

VII. FURNITURE & FURNISHING


Unless otherwise noted, loose furniture shall conform to the plans and
specifications of the Architect. The furnishings shall be provided by CLIENT
complete with all fastening, fittings, and hardware necessary for clean, ready-to-
use loose furniture.

VIII. ELECTRICALS:
All electrical works shall conform to the following applicable codes and
regulations:
A. Philippine Electrical Code
B. National Electrical Code (latest edition)
C. Power Company Regulations
D. Regulations of all other authorities having jurisdiction.

The Contractor shall secure all permits necessary for the final construction
inspected and issuance of the electrical connection certificates.
Detailed works are as follows
Existing electrical shall be maintained & shall not be removed, shall not relocate
nor be replaced.

IX. PLUMBING:
All plumbing works shall conform to national plumbing code of the Philippines and
the architect shall supervise the proper manner of installations of all plumbing
works.
MATERIALS:
Water line use BELDEN BRAND PPR pipe PN20 for all
cold and filtered water line
Waste Line use MOLDEX BRAND pvc pipe series 1000
For all waste and soil pipe line.
