RENTAL QUALIFYING POLICIES


*All applicants will be considered for approval based on the following criteria*
It is our policy to lease to qualified persons regardless of race, color, religion, sex, national origin, handicap, or familial status
and in compliance with all federal, state, and local laws.
• Two valid forms of ID from all adults desiring to submit an application for residency are required. All applicants must be of
legal age (18 years or older).
• Each application for residency will be evaluated using the following criteria:
INCOME/ASSETS:
• Monthly income must be a minimum of 3.0 times the monthly rental amount. This amount is based off your gross monthly
income.
• Must have a minimum of 24 months verifiable residency. (if not a higher deposit will be required)
• If there is no verifiable residency a deposit equal to one month's rent will be required.
• Employment must be verifiable for a minimum of 1 year. (if not a higher deposit will be required)
• If the items above cannot be established, a co-signer may be required.
• Applicant may be denied if evicted from a prior rental within the last 2 years or has an outstanding balance with a prior
rental. Any eviction no matter what the time period will require a deposit equal to one month's rent.
• The maximum person allowed per bedroom is two, plus one individual. Example: a two-bedroom apartment could have a
maximum of five people residing in the apartment.
• Application may be denied due to credit worthiness rating.
• Applicant may be asked for an additional deposit based on credit score.
• Application may be denied due to past felonies.
DEPOSITS/APPLICATION FEES:
• Application fee must be paid prior to an application being processed. All applications are processed by an outside
independent screening service.
• A security deposit or holding deposit is required to be paid before an apartment will be taken off the market and assigned
to applicant.
• Applicant understands that if application data is not provided within 24 hours of the submission of the application, the
application will automatically be canceled and the deposit will be forfeited. Application data consists of all required
documents by management needed to process application.
• If applicant cancels this application within 24 hours of its submission, the deposit less the application fee is refundable. If
applicant cancels this application after the said 24 hours, the deposit is forfeited.
• If the applicant is denied, the deposit less the application fee is refundable.
• The applicant must provide all the appropriate documentation to determine eligibility.
EMPLOYMENT INFORMATION AND HISTORY:
• Information submitted by applicant regarding present employment must be verified. If an applicant has changed
employment within the past 6 months, previous employment must be verified to establish 12 months of employment. All
rentals must have a minimum of 12 months verifiable employment. If letter is provided from employer it must be notarized
to be accepted and contain the contents of one month verifiable income.
RENTAL VERIFICATION:
• Applicant must have favorable information regarding rental history for the last two years. ANY NEGATIVE RENTAL
HISTORY IS GROUNDS FOR APPLICATION DENIAL. Must have verifiable rental history and it must be verified by
on-site management. Applicant may be denied if evicted from a prior rental within the last 2 years or has an outstanding
balance with a prior rental. Negative rental history will require a deposit equal to one month's rent. No rental history will
require a deposit equal to one month's rent rent or a co-signer.
CRIMINAL BACKGROUND CHECK:
• Felony Charges are determined case by case with review from legal council but may result ina denied application.
• Misdemeanor charges under 5 years, are determined case by case and may requre additional information or deposit.
• Any single count of 1). Drug Possession, 2). Prostitution, 3). Crimes Against Persons, 4). Burglary and/or, 5). Weapons
Charges will not be accepted.
