LEASE DEED

This Lease Deed is made and executed at Hyderabad, Telangana on the 2nd May 2020
By and Between

Mr Sultan Moinuddin, aged 71 years, resident of 8-2-684/III/9, Kanakadurga Temple


Lane, Road No 12, Banjara Hills, Hyderabad-500034

Hereinafter called “The Lessor” which expression shall include the executors,
successors, legal representatives, administrators and assigns.

And

M/s Nautilus Mobile App private Limited represented by Mr Donepudi Sreenivasa


Rao, Managing Director, Resident of 8-2-684/III/14, Kanakadurga Temple Lane,
Road No 12, Banjara Hills, Hyderabad-500034

Hereinafter called “The Lessee” which expression include its executors, legal
representatives, successors in interest, assignees, administrators etc.,
Whereas the Lessor is the owner and possessor of the premises bearing 8-2-684/III/9,
Kanakadurga Temple Lane, Raod No 12, Banjara Hills, Hyderabad-500034 and
hereinafter referred to as the leased property.

Whereas the Lessor and the Lessee agreed to give and take on lease respectively, the
said property for the purpose and on the terms and conditions agreed and set out
below :

ACCORDINGLY THIS LEASE DEED WITNESSETH AS UNDER :

That in consideration of the rent agreed and the conveyance between the parties, the
Lessor has given on lease to the Lessee, the leased property for the period of 11
months with effect from 02-05-2020.

The Lessee shall pay to the Lessor a monthly rent of Rs. 8000/- (Rupees Eight
Thousand Only) for the leased property regularly payable on or before 10th day of
every English calendar month (in advance) against the issued of valid receipt of the
said amount.

It is further agreed that the Rent of Rs. 8000/- (Rupees Eight Thousand Only) be
enhanced by 10% after end of the every year from the date of taking possession of
the leased property.

The Lessee shall not make any additions or alternations of the Leased property
without the previous written consent of the Lessor, except in so far as required and
necessary for its trade and business as above.

The Lease shall not sublet, assign or otherwise part with the possession of the Leased
property in favour of any person.

The Lessee shall keep the leased property in good neat and hygienic condition and
shall not damage the same. In the event of any damage the Lessee shall be bound to
repair or make good same at its own cost, including electrical fittings and fixtures.

The Lessee shall be entitled to install fixtures as deemed necessary by it and to do or


make requisite alterations for the purpose of installation but so as not to damage the
fixtures provided that on termination of the entire lease period, prior to vacating the
leased property, the Lessee may and will, if so desires remove such fixtures etc.,
installed by the Lessee and restore the premises the premises at its own cost to the
condition existing prior to such installation.

The Lessor shall be entitled to inspect the leased property at reasonable times, after
prior intimation to the Lessee during normal working hours.

The Lessor shall not delay or otherwise refuses to issue a duly executed receipt for
every payment made to her by the Lessee.

In the event of the Lessee committing default in payment of the monthly rent and/or
other charges in time or committing any breach of other terms and conditions thereof
the Lessor shall be entitled to determine the lease by giving Ninety clear days notice
to the Lessee.

Any notice required to be given under this lease or otherwise, by Lessor to the Lessee
shall be deemed to be sufficient if sent to the Lessee’s address by registered post
acknowledgement due.

Any notice of determination of tenancy under clause 10 above, or of intention to


vacate by either the Lessee or the Lessor shall be sufficient if it gives ninety clear
days to the Lessor or the Lessee.

In the event of the Lessee continuing in occupation after the agreed period of 11
months, the Lease would be renewable on mutually agreed terms.

The Lessee agrees and undertakes to deliver vacant possession of the leased property
to the Lessor or her duly appointed agent at the time of vacating the same.
