DEED OF ASSIGNMENT

OF A PORTION OF REAL PROPERTY

KNOW ALL MEN BY THESE PRESENTS:


That this deed is made and entered this ________________________ by and between –
GLORIOUS FOUNTAIN OF LIF CHRISTIAN FELLOWSHIP, INC., a non-stock
non-profit religious corporation registered and operating in accordance
with Philippine laws, with office and postal address at National Highway,
Brgy. Gatid, Santa Cruz, Laguna, represented by its Head Pastor and
Authorized Representative, Pastora MERLITA J. DERLA, and hereinafter
referred to as the ASSIGNOR; and -
Atty. EMMANUEL E. SANDICHO, of legal age, Filipino, single, and with
office and postal address at 2nd Floor GCL Bldg., 6081, National Highway,
Sambat, Labuin, Santa Cruz, Laguna and hereinafter referred to as the
ASSIGNEE;
Witnesseth, that –
WHEREAS, the ASSIGNOR acquired by way of donation and is now the owner of a
certain real property covered by Transfer Certificate of Title (TCT) No. T-
120473, designated as Lot 4563-B-2 Psd-52374, of the Registry of Deeds of
Santa Cruz, Laguna;
WHEREAS, in consideration of the ASSIGNEE’s services as legal counsel in Civil Case
No. SC-4786, RTC of Santa Cruz, Laguna, the ASSIGNOR is ASSIGNING,
CONVEYING AND TRANSFERING a portion of the said real property in favor of
the ASSIGNEE, said portion being ONE THOUSAND SQUARE METERS (1,000m 2)
as the ASSIGNEE’S ten percent portion of the entire area of herein mentioned
property with the technical description of said portion to be attached to this
Deed of Absolute Sale as soon as possible after the execution hereof. And the
ASSIGNEE is hereby accepting and acquiring the said portion by way of this
deed of assignment.

WHEREFORE, the parties freely agree as follows:


1. For and in consideration of valuable legal services in the above-mentioned civil
case, the ASSIGNOR hereby ASSIGNS, CEDE, TRANSFER and CONVEY absolutely in
favor of the ASSIGNEE an area of ONE THOUSAND SQUARE METERS (1,000m 2)
being a PORTION of that real property, covered by TCT No. T-120473 of the
Registry of Deeds of Santa Cruz, Laguna, and hereunder more specifically
described as follows–
TCT- No. T-120473
“A parcel of land (Lot 4563-B-2 of the subdivision plan (LRC) psd-
52374, being a portion of Lot 4563-B, described on plan Psu-53305, LRC
Cad, Record No. 1942), situated in the Barrio of Gatid, Mun. of Santa Cruz,
Province of Laguna. Bounded on the NE., points 10 to 1 of the subd. plan;
on the SE., points 1 to 3 by Lot 4396, Sta. Cruz Cad., on the SW., and SE.,
point 3 to 5 by Lot 4563-B-3 of the subd. plan; on the SW., points 5 to 6 by
Lot 4563-C, Psd-53305 and on the NW., and N., points 6 to 9 by Lot 1815,
points 9 to 10 by Lot 1814, both of Sta. Cruz Cad., Beginning at a point
marked 1 on plan, being S. 53 deg. 25’W., 235.29 m. from BBM 47, Sta.
Cruz Cad.; thence S. 57 deg. 54’W., 17.29 m. to point 2; S. 62 deg. 15’W.,
13.88 m. to point 3; N 25 deg. 31’W., 41.86 m. to point 4; S. 60 deg. 39’W.,
53.18 m. to point 5; N. 24 deg. 55’W., 121.83 m. to point 6; N 61 deg.
50’E., 13.94 m. to point 9; N 57 deg. 55’E., 27.27 m. to point 10; S. 29 deg.
36’E., 153.70 m. to point of beginning; containing an area of TEN
THOUSAND (10,000) SQUARE METERS, more or less. x x x x”

(Note: For clarification, 1,000 square meters portion from this property is
hereby assigned, transferred and conveyed to the ASSIGNEE.)
2. The ASSIGNOR warrants that at the time of execution of this deed, it is the
owner of the above-described real property, having acquired the same from its
previous owner/s by way of donation, free from any lien or encumbrance. The
ASSIGNOR further undertakes to defend the transferred ownership of the One
Thousand Square Meters (1,000m2) herein assigned, transferred and conveyed in
favor of the ASSIGNEE against third parties. And the ASSIGNEE hereto accepts the
same from the ASSIGNOR.
IN WITNESS WHEREFORE, the ASSIGNOR and the ASSIGNEE hereto affixed their
respective signatures this ________________________ in Santa Cruz, Laguna.
