2014 by and between. Varadharaj, No: 139-A, 1" floor, Bharath ilam, Bungalow
steel, Marutham nagar, Saravampati, Coimbatore ~641 035. (Hereinafter called the
LESSOR), Sribharath S, No: 139-A, Ground floor, Bharath illam, Bungalow street,
MaAltham nagar, Sravampatt, Coimbatore - 641 035. (Hercin aftr called the
LESSEE of the second Part) as the witness as follows:

vas dew‘TERMS AND CONDITIONS OF THIS AGREEMENT:
The lease shall be for a period of 1 year commencing from April 2014 —
March 2015.
‘The monthly rent for the schedule mentioned premises shall be RS, 8,000/-
(Rupees eight thousand only) payable on or before 5" day of every
calendar month in advance.
‘The tenant shall pay an advance of Rs. 30,000/- (Rupees thirty thousand
only) to the landlord as and by the way of interest free security refundable
after the expiry ifthe lease term.
‘The tenant shall pay electricity and water charges and shall not allow
arrears to the accumulate.
‘The tenant shall not contain acts of waste or damage to the lease schedule
premises.
‘The tenant shall not make any additional improvements or alteration
‘whatsoever to the leased schedule premises without the consent in writing if
the landlord
‘The tenant shall not subject or sublease premises or any part thereof to any
third party
Ifthe tenant wants to vacate the schedule premises before the expiry of the
lease period, the tenant shall issue two months notice in advance to the
landlord.
‘The tenant shall carry out the cost of all maintenance and minor repairs.10. The lessee will on the termination of this lease deliver possession of the
‘demised premises to the lessor in good condition as it was when the lessee
obtained possession,
1. The period of lease shall be renewed by the mutual consent and the
agreement between both the parties,
