DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Donation made and executed in the City of Zamboanga,
Philippines, by and between:

REMEDIOS B. LIM, of legal age, widow, Filipino citizen, and a resident of Talon-
Talon, Zamboanga City, Philippines, hereinafter called the “DONOR”;
-and-
ERIC B. LIM, of legal age, Filipino citizen, and a resident of Talon-Talon,
Zamboanga City, Philippines. hereinafter called the “DONEE”;

WHEREAS, the DONOR is the registered and absolute owner of that certain
parcel of land situated in Barangay of Divisoria, Zamboanga City, Philippines covered
by Transfer Certificate of Title (TCT) No. 129-2018002655 of the Registry of Deeds of
Zamboanga City, Philippines, and is more particularly described as follows, to wit:

WITNESSETH:
That for and in consideration of love and affection and as an act of liberality and
generosity of the DONOR in favor of her son, herein DONEE, the DONOR hereby freely
and voluntarily gives, transfers, and conveys by way of donation, unto said DONEE, the
above-described real property;

To have and to hold the same unto said DONEE, the above-described real
property, forever and absolutely free from liens and encumbrances whatsoever;

The DONEE hereby accepts and receives said gift and donation made in his
favor and hereby expresses his appreciation for the generosity and kindness of the
DONOR.
