Designed by Kris Kowalski Architects, the proposal seeks a Residential Care and Retirement Facility and
Centre Activities (Health Care Service, Shop, Office, Food and Drink Outlet) integrated within two (2)
buildings that form one combined tower, with an overall maximum building height of 12 storeys.
The proposal has road frontage to Lockhart Street, Heaslop Street and Annerley Road, which has been
set back to allow landscaping, street trees and separate building entrances. The existing two (2) storey
retail/commercial tenancies will be removed to facilitate the proposed development.
The planners at Cardno Group, state, “Defining the street edge is typically associated with the interface

The $5.4 Billion Cross River Rail is a new 10.2 kilometre rail line from Dutton Park to Bowen Hills, which
includes 5.9 kilometres of twin tunnels under the Brisbane River and CBD. By unlocking the bottleneck
at the core of the transport network, Cross River Rail will allow more trains to run more often to enable a
turn-up-and-go transport system for the whole of South East Queensland.
The population in South East Queensland is forecast to grow from 3.5 million today to 4.9 million in 2036.
While over 80 per cent of that growth is occurring outside the Brisbane local government area, in the
same time period 45 per cent of SEQ jobs growth will be concentrated inside the Brisbane metropolitan
area. Revitalising precincts around the new stations at Albion, Boggo Road, Woolloongabba, Albert Street,
Roma Street and the year-round upgraded station at Exhibition.Cross River Rail has progressed from early
works into major construction and is now well on its way to being delivered. The project is expected to
have active worksites established at 18 locations by the end of 2021.
