SPECIFICATIONS
SECTION I GENERAL CONDITIONS

1. WORK INCLUDED
1.1 Unless otherwise specified, all works concerning this project should be
in accordance with plans and specifications.
2. PLANS AND SPECIFICATIONS
2.1 All drawings, small scale, detail drawings and models are intended to
cooperate with the specifications to form a part of the contract
documents. Where figures are given, they are to be followed in
preference to measurement by scale. Anything shown in the drawings
and not mentioned in the specifications or vice-versa or anything not
expressly se forth in either but which is reasonably implied shall be
furnished and installed as though specifically shown and mentioned in
both.
3. SUPERVISION
3.1 The work shall be under the direct supervision of the Architect/
Engineer.
3.2 The Architect/Engineer or duly authorized representative/s shall make
all the interpretation of plans, specification and portions thereof that
may appear vague. Any modifications or alterations shall be decided
by the Architect with the approval of the owner.

SECTION II SITE PREPARATION AND EXCAVATION

1. SCOPE OF WORK
1.1 The work to be undertaken this section includes but not limited to the
following:
a. Clearing and Cleaning
b. excavation
c. filling
d. backfilling
2. EXECUTION
2.1 Clearing, excavation, filling, backfilling and grading shall be done as
indicated in the plan
2.2 Provide protection and drainage to excavated areas. Install shoring,
sheeting, bracing and necessary for safety and workmen
2.3 Stockpiling excavated materials for use in backfilling and filling shall
be in areas that will not hamper other works. Materials required for fill
in excess of that produced by excavation shall be sand or earth free of
decayed vegetation, rubbish or debris.
2.4 Gravel under concrete slab shall be river run gravel with a maximum
size of 50mm. A minimum size of 12.50mm. Gravel shall be
thoroughly tamped before concrete is placed.

SECTION III CONCRETE AND MASONRY WORKS

1. SCOPE OF WORK
1.1 The work to be undertaken under this section includes but not limited
to furnishing of labor, equipment and materials necessary to complete
the following:
a. Columns
b. Column footings
c. Beams
d. Concrete Rafters
e. CHB walls
f. Wall footings
g. Slab on Fill
h. Complete cement plaster finish
i. All other surface to render ready for use
2. DELIVERY, STORAGE, AND HANDLING MATERIALS
2.1 All materials shall be so delivered, stored and handled as to prevent
the inclusion of foreign materials and the damage of materials by
water or breakage.
2.2 Packaged materials shall be so delivered and stored in original
packages until ready for use.
2.3 Packages or materials showing evidence of water or other damaged
shall be rejected.
2.4 All materials delivered shall be subjected to the inspection of the
Architect or his authorized representatives and approval shall be
requested before its uses.
2.5 All materials delivered shall be of the respective qualities as specified.

3. WATER
3.1 Water to be used in gauging concrete shall be free from oil, acid,
alkali, vegetable matter of other deleterious substance and shall be
reasonably clear and clean. The use of sea or blackish water is not
allowed.
4. CEMENT
4.1 Cement shall be of any standard commercial brand in standard 40 kg.
bag such as Island, Republic or any other available equivalent. No
rebagged cement shall be used.
5. FINE AGGREGATE
5.1 Fine aggregates used in the composition of concrete mortar, grout or
plaster shall consist of sand and other characteristics or a combination
thereof, having clean, hard, strong, durable, uncoated grains and free
from injurious amount of dust, lumps, soft or flaky particles and shall
not contain more than 5 percent of clay. The use of limestone or beach
sand is prohibited. For exposed work fine aggregates shall be free
from any substance which will discolor the concrete surface.

6. COARSE AGGREGATE
6.1 Coarse aggregate shall consist of crushed stones, gravels, or other
approved inert materials with similar characteristics or a combination
thereof, having clean, hard, strong, durable, uncoated particles, free
from injurious amount of soft, and elongated and laminated pieces,
alkali, organic or other matter.
6.2 Coarse aggregate shall be well graded as to size, ranging from 6mm.
Up to size which will readily passed between all reinforcing bars and
between reinforcement and form but not to exceed 25mm in size for
reinforcement beams, floor slabs, columns, etc. and may range up to
50mm for less highly reinforced parts of structure, such as footings
and massive works.
6.3 The Architect or his authorized representative in charge may, at his
direction, require screening and washing of coarse aggregates.
7. METAL REINFORCEMENT
7.1 Reinforcing bars shall be standard commercial deformed steels, such
as "Iligan steel", "Meralco steel", "PBM" or other locally available
equivalent. 2” x 4” x 6mm thk C-Purlins shall also be used as
reinforcements.
7.2 Tie wires shall be local standard commercials G.I. wires guage 16.
7.3 Placing steel reinforcement - Place reinforcement accurately fastened
and support it to prevent displacement before or during placing of
concrete. Bars shall be bent cold. Bars shall be free from rust, scales
and oils. Splices in bars shall be made at critical points of maximum
stresses.
8. EXECUTION
8.1 Construction of Forms - construct from sufficiently tight to prevent
leakage, securely brace and shore forms to prevent displacement and
to safely support construction loads. Forms shall be made at critical
points of maximum stresses.
8.2 Proportioning of concrete shall be by volume. For columns/footings
and beams use Class A 1:2:4. For wall footings and slabs, Class B
1:2:5:5.
8.3 Mixing concrete/material shall be measured, batched and mixed in a
batched mixer or by hand in a water tight wooden platform at the job
site.
8.4 Placing concrete – Concrete shall be rapidly handled from the mixing
site to forms and deposited as early as possible in its final position
without loss ingredients. Concrete shall be spaded and worked by hand
to assure close contact to surfaces of forms and reinforcement.
Concrete that has partially hardened shall not be allowed. Concrete
that has partially hardened shall not be allowed. Concrete shall not be
dropped freely than 1,520 mm (5 ft) for columns and not more than
920 mm (3 ft) for footings and slabs.
8.5 Preparation for placing concrete – Before placing concrete, remove all
sawdust, chips and other construction debris from the places to be
occupied by the concrete. Reinforcement shall be secured in position
and inspected by the Architect or his authorized representative.
8.6 Curing shall be started as soon as free water has disappeared from the
surface of the concrete. The entire surface of the concrete shall be
covered with canvass, sand straw, jute sack or other satisfactory
materials and kept moist by flushing or sprinkling water. Curing shall
continue for a period of not less than 7 days after placing the concrete.

8.7 Concrete hollow blocks shall be non-local bearing locally produced


hollow blocks duly approved by the Architect or his authorized
representative. They should be true to size without cracks, chips or
spurs or other defects, which may impair their strength and durability.

SECTION IV DOORS AND WINDOWS

1. SCOPE OF WORK
1.1 The work to be undertaken under the section includes but not limited
to furnishing of labor, equipment and materials necessary to complete
the following.
a. Sliding wooden door
b. Powder Coated Windows
c. Panel Doors/ or Hardwood Panel Doors
d. Panel Doors at Toilets
1. EXECUTION
2.1 All doors shall be done as specified and shown on detailed drawings
2.2 Each panel of hinge doors shall be hang on 88.92 x 88.92 mm (3.5 in
x 3.5 in) loose pen hinges. All hinges shall be “Stanley” brand or
approved equal chromium plated nickel brass.
2.3 All locks shall be “Schlage or Kwikset” or approved equal and shall
be installed in door frames at the same height of 1.00 m from finish
floor line.

SECTION V ELECTRICAL WORK (refer to ELECTRICAL


SPECIFICATIONS)
1. SCOPE OF WORK
1.1 The work to be undertaken under this section includes but not
limited to furnishing of labor, materials and equipment necessary
to complete the electrical system of the building.
2. EXECUTION
2.1 No wire smaller than 3.5 mm shall be used in any portion of the
work. Conductors shall be installed with sufficient tapes and
provided on the splices to make proper and safe connections.
2.2 All switches shall be flushed type, “National” or approved equal.
2.3 All electrical wires to be used shall the TW AWG wire encased in
15mm diameter PVC.
2.4 All works hereunder shall comply with the requirement of the
latest edition of the Philippine Electrical Code and the Rules and
Regulations of the Local Power Company.
2.5 If anything has been omitted if any item of materials usually
furnished which are necessary for the completion of the lighting
system work as outlined herein before, then such item must be and
are hereby included in this section of the work.

SECTION VI TILEWORKS, PLUMBING, FIXTURES AND


ACCESSORIES
(Refer to PLUMBING SPECIFICATIONS)

1. SCOPE OF WORK
1.1 The work to be undertaken under this section includes but not
limited to furnishing of labor, equipment and materials shall be
referred to the Master Plumber/ Or Plumbing Engineer necessary
to complete the following:
a. Tile works
b. roughing in
c. plumbing fixtures and accessories
2. EXECUTION
2.1 All shall comply with requirements and provisions of the National
Plumbing Code.
2.2 Horizontal waste lines receiving the discharge from two or more
fixtures shall be provided with vents connected to the stack vent at
least four feet from the floor level.
2.3 Toilet fixtures must be standard type for toilet shall be installed
flooring only and shall be of 400 x 400 Mariwasa, Tenzen, or
approved equal.
2.4 All clean water pipes must be of PPR pipe (Polypropylene) PN-16
for pipes & PN-25 for fittings. Joints must be properly fitted.
Waste pipe shall be PVC (EMERALD) brand, S-1000 for pipes
and fittings.
2.5 If anything has been omitted in any item for the completion of the
plumbing system works as outlined herein, then such items must
be and are hereby included in this section.

SECTION VII MECHANICAL WORKS (refer to MECHANICAL


SPECIFICATIONS)
SECTION VIII FINISHING AND PAINTING WORKS
1. SCOPE OF WORK
The work to be undertaken under this section includes but not limited to
furnishing of labor, equipment and materials necessary to complete the
following:
a. Walls
Use BOYSEN Colorizer Series G-Latex paint for all exterior
painting works and BOYSEN Medley Latex paint at the interiors of
the building, comfort rooms, and all plywood ceilings unless otherwise
specified by the Architect.

All Interior floors- 400 mm x 400 mm Ceramic Unglazed for kitchen and
bedrooms.
All Interior floors- 600 mm x 600 mm Granite Glazed for Living, Dining,
and Family Hall.
All rest room floor tiles 300mm x 300mm unglazed tiles.
Wall tiles combination of 300mm x 300mm glazed tiles and 300mm x
600mm granite glazed tiles.

2. EXECUTION
All shall comply with requirements and specifications prescribed by the
manufactures.
