Launching Updates : The Zora “KIYOMI” – BSD City Phase II

Since last December, BSD City launched a new cluster so called Kiyomi in The Zora
development area. The Zora is a joint venture project with Mitsubishi Corporation
with 40% stake on BSDE. The Zora is located at 2nd phase of BSD City, surrounded
by Q-Big Mall, Aeon Mall, Astra Biz Center, IPEKA Christian School, Prasetiya Mulya
University and direct connected to Indonesia Convention and Exhibition – ICE. The
Zora are equipped with 5 thematic parks and 3 community parks as well as a club
house equipped with the first “onsen” pool in BSD City which is also the main
attraction of this area.

The Zora has successfully marketed more than 250 residences with a price range
of 4 to 10 billion in 3 clusters, namely Keia, Kimora, and Kazumi. Kiyomi is the fourth
cluster of The Zora and offers 35 units with price starting from IDR 8.7 to12.5 billion
per unit with specification of 350 to 430 sqm of building area and 200 to 240 sqm
land area. From total 35 units were launched, 100% sold out and contributed pre-
sales amounting to IDR 320 bn.

Launching Plans : “MYZA” – BSD City Phase III

BSD City plans to launch a new cluster called Myza, 5 hectares of new residential
development area located in the 3rd phase of BSD City, surrounded by prestigious
amenities e.i. Q-Big Mall, Branchsto Equestrian Park, West Park, IPEKA Christian
School, BPK Penabur Christian School (Future Development), Prasetiya Mulya
University, Astra Business Center and directly connected to Indonesia Convention
and Exhibition - ICE.

There are several options on a typical unit, ranging from 30 to 36 sqm of land size
and 41sqm of building size, with price ranging from IDR 887 million to 950 million
per unit. Myza is offering a compact residential concept and shall be handed
over with fully furnishing, where every corner of the room is utilized to maximum
and interestingly, is being designed and equipped with stylish and modern fixtures
and furniture, every room and space has been well thought out for its placement

PT Tol Serpong Serbaraja : IDR Bank Loans has been secured for further financing

PT Tol Serpong Serbaraja (TBS), fully owned subsidiary, toll road “Serpong-Balaraja
concession’s owner, has secured IDR 3.2 trillion loan facility from a syndication of
5 creditors including PT Bank Central Asia Tbk (BBCA), PT Sarana Multi Infrastruktur
(Persero), PT Bank Mandiri (Persero) Tbk (BMRI), PT Bank Pembangunan Daerah
Jawa Barat dan Banten Tbk (BJBR) and PT Bank Pembangunan Daerah Papua in
order to continue its toll road project financing. These + 40 KM toll road length
shall be investing approximately IDR 5.4 trillion and will be + 10 KM length within
BSD City development area, passing by surrounding area of The Green, Cisadane
natural river, BSD Green Office Park, Aeon Mall and phase three of BSD City.
Current construction stage is undergoing within first 5KM (from The Green,
Cisadae natura river, and up to Aeon Mall) and estimated to be concluded early
2022.
