OCTOBER 23 2019

2012 I give notice to tenants that I am taking back possession of the house .

Previous tenants at 2012 are loud ,i.e. parties on the outside of the house until 6 a.m.
Children in the common area screaming and riding their bikes at 3 a.m.

Male tenant is power washing his barbecue on the outside at 11 p.m.

As a board member I am directing the gardener how trim plants in the common area
Female tenant does not like that the bushes are being trimmed and rushes me with threats of
violence . The police are called. I am a board member.
Because of the noise and nuisance Dr. Lois O’Brien sells her house and moves out .

Two weeks later , new tenants are moving into premises . He is given a copy of the CC& R’s ,
He throws them down on the ground and walks away . AS PREVIOUS TENANTS, and according to
the CC&R’s , they were never approved by the board .

Tenant immediately begins parking one of five vehicles designated for guest parking regularly.
Home owners having guest cannot park because the spaces are taken by tenants .
Dates are recorded and photos are sent to landlord PERAZA . Tenant continues with violations , even
though the garage is empty and unused .

37 times parking violations . Board does nothing property management does nothing .

Small claims lawsuit against landlord PERAZA . PERAZA counter sues for harrassment .

Judge rules 0 for both sides

Board finally steps in an issues a $50.00 fine .

Tenant parking violations stop for a while but harrassment from tenant continues .

Approximately 4 weeks ago .. male tenant again starts parking his car in guest parking on a Saturday
night . My guest has to park two blocks away because of this . I take pictures and forward to the
vice president of the board .

This time I do not forward to Landlord Peraza as he has done nothing in the past .

OCTOBER 17 , 2019 Tenant has both cars parked in guest parking and discovers that I am taking
pictures . An argument ensues . I go back into my house and forward to the Vice President again .

OCTOBER 18, 2019 As I am retrieving my mail I notice a male and female getting out of an UBER
500 feet away . The male is tattoed and shirtless.
I do not recognize them or know who they are . The male begins to scream at me and the female joins
in . This behavior can only be from drugs . They charge onto my property threatening that they are
going to “Fuck me up,” “I’m going to kill you. “
They are relatives of the offending tenant and the offending tenant is there also .
The male drops his shorts and exposes himself , no underwear . They begin throwing rocks and
lemons pulled off a tree attempting to hit me . They break a window. I go back inside and call police
.

The male is issued a citation for vandalism .

I execute restraining orders or both .

I alert the Association Board through The Vice President of the situation.
After the monthly board meeting , the vice president explains to me that they cannot do anything until
January regarding eviction as the new laws by Newsome go into effect then.

CITATION FOR VANDALISM SIGNAL HILL POLICE Would not release a copy of police report ,
having to go through documents clerk who is inefficient .
