Dear Valuable Homeowners, Staff, & Board of Directors,
At first, I would like to thank all homeowners who have been supportive and demonstrated
willingness to behave responsibly towards our community. We have invested loads of effort to
prevent the spread of the COVID-19 virus by adopting extreme prevention and control
measures in our community and none would have worked without your dedication and
awareness:
- Notices and visual tools circulated continuously.
- Limiting the number of visitors, restriction of gatherings, events, and meetings.
- Mandatory quarantine for workers.
- Social distancing to reduce interactions between people.
- Cleaning and disinfection of high-touch common areas regularly.
- Constant Disinfection of shared facilities.
- Deactivate the smart access control system, and increasing the number of security man
power in the facilities.
- Adding security man power for the most of facilities, to check the statues of the
resident vaccination as per the guidelines of MOH.
To ensure that all services and work carried on, the Board of Directors had several meetings
whither in-house as permitted and virtually online as per the Ministry of Health guidelines.
Moreover, I would like to share with everyone that getting vaccinated against COVID-19 will
be one of the best ways to protect yourself and everyone around you. The more people who
get vaccinated against the virus, the better it is for the community. As the Medical Task Force
for combating the Coronavirus are working intensively to get us closer to the end of the
pandemic, we must show responsibility and take part in stopping the spread of COVID-19.
We all know that 2020 was a year like no other and 2021 tend to be the same, yet I still have
hope and believe that together we can make it through.

Dear Valuable Homeowners,
We are pleased to announce the launch of our website. After a long hard work and dedication
between AALOA board of directors, management, and provider, we are delighted to officially
announce the preliminary launch of AALOA web site https://abrajallulu.org/ which contains
valuable information and provides homeowners with the following:
1. About Abraj Al Lulu.
2. AALOA Galleries.
3. AALOA Bylaws, Rules and Regulations.
4. Complaint and feedback.
5. Online Payment gateway.
6. Board of Directors and Association Members.
7. Exclusive facilities of Abraj Al Lulu.
8. Notices, Events and Announcements.
To login to the website, you must contact AALOA Office to receive your Username and
Password through your registered email; we encourage all homeowners to register their
information to stay up to date and access all services.
Moreover, each Homeowner will have to upload some personal information in addition to
specific supporting documents, which will improve the owners’ relationships, ease the
communication process, and contribute assessing potential Risk and Benefits. All registered
homeowners will benefit from the Online Payment function (Annual Fees, Utilities & others)
that will eliminate the hassle by calculating the fees, accept online transactions, and generate
electronic receipts.
Due to the sizable historical data, the posted information is effective as of June 2021 invoicing.
All Utilities invoices will be sent from our new email address accounts@abrajallulu.org
We shall be monitoring the website’s activities and work on updating and enhancing the
system as necessary.

Installation of Meters
Electricity & Water Authority

Dear Valuable Homeowners,


After years of hard work and based on the majority approval of homeowners, AALOA did finally
sign a Memorandum of Understanding with the Electricity and Water Authority in regard to
installing separate meters for each apartment, in the same time the billing address of the
electricity bills been changed under the Association name after a enormous efforts from the
management for several years.
The Board of Directors has agreed to proceed with the installation work of separate meters;
however, all associated cost must be paid in advance by homeowners to avoid any delay and
future hindrances.
Furthermore, after several meetings between AALOA and all concerned authorities (EWA
executives and representatives, EWA Contractors, and other licensed parties) the lowest
quotations were obtained while ensuring the quality of work, reliability, and speed in
implementation.
The Board of Directors are ready to answer any question that may occur by any homeowner in
this regard (Method of installation, type of meters, expected work duration, etc.)

Ministry of Health
PUBLIC AWARENESS

CAMPAIGN
Dear Valuable Homeowners,
AALOA is working hard to ensure the safety of our community, and to apply the
precautionary measures which are imposed by the Ministry of Health.
“Following approval by the Government Executive Committee, the National Medical
Taskforce for Combatting the Coronavirus (COVID-19), announced the adoption of a COVID-
19 Alert Level Traffic Light System based on COVID-19 positivity rates, to guide and regulate
sector activities across the Kingdom of Bahrain.
The system consists of 4 levels, with procedures and decisions to be taken at each level, based
on the average percentage of new cases to tests, in addition to the level of occupancy in
intensive care units, as follows:

- The Taskforce further indicated that the thresholds set for each alert level was subject to
change according to data and developments.
- The medical team noted that some dates may be designated by the National Medical
Taskforce at higher alert levels if deemed necessary to the health and safety of all.”

We Have Been Very Busy…


Part of our enhancement plan is to continuously refurbish common areas and to generally
improve the property’s various features.
Electrical Meters
Countless meetings have been held with EWA Officials, Consultants, and Contractors for
the installation work of separate Electrical Meter for each individual flat.

Canopy Deep Cleaning


All parking’s canopy located on the ground floor have been washed.

Rooftop Pergola
Fused lights have been replaced in all three towers with new ones.

Swimming Pool
Complete refurbishment for the common Swimming Pool located on the First Floor.

Replacement of damaged tiles.

Installing new swings in the children’s play area on the First Floor.

Common Areas
General maintenance work and improvements were carried in the common areas such as
external lights, tiling work, and pedestrian zebra lines.

We Went Even Further…


We believe that the development of our community goes beyond improving our project
features and its internal facilities, it includes the surroundings and the property’s
perimeters to. Thus, an official letter was issued to the General Manager of Capital
Municipality raising our concerns regarding the following:
- Pollution caused from Solid Waste.
- Odors produced from such waste.
- Pests and Vermin issues.
- Increasing number of stray dogs.
