SUBJECT: Demand Letter dated June 30, 2021

Ms. Ramos:

Relative to the above subject, I am writing to you at the instance of my client ELENA
ANDRES, whom you claim to have unpaid obligation to you in the amount of ONE
HUNDRED THOUSAND PESOS (PHP 100,000.00) anent PBCOM Check No. 2008781519
dated September 30, 2017 dishonored by the drawee bank for being drawn against a
CLOSED ACCOUNT; which claim, my client vehemently denies for being erroneous,
incorrect and does not correspond to the real circumstances on the matter; and the
truth being, she has no unpaid obligation to you, neither she owes you money
whatsoever. On the contrary, my client maintains it is you who has unpaid rentals
obligation to her that you incurred from the apartment unit you rented from her for
the months of September, October and December of 2016, and January, February and
March of 2017 amounting to SIXTY-THREE THOUSAND EIGHTY PESOS (PHP
63,080.00) including unpaid water and electric bills despite repeated demands for you
to settle the same.

With regard to your plan to file appropriate charges against her in court, my client
appreciates and welcomes your initiative as she intends to settle the issue in subject
once and for all, at the right forum to clear her name from the bad imputations that
resulted from your erroneous and incorrect claims against her.

I hope you will also find the time to check with your records so that you and my client
will be able to settle your issues amicably to avoid the rigors of court litigation.
