Buildings (LEEDS)

Summary
LEED (Leadership in Energy and Environmental Design) is the most widely used green building rating system
in the world. Available for virtually all building types, LEED provides a framework for healthy, highly
efficient, and cost-saving green buildings. LEED certification is a globally recognized symbol of sustainability
achievement and leadership.
Originally developed in 1998 by the U.S. Green Building Council (USGBC), LEED certification is currently
divided among several rating systems, based on different forms of construction. These rating systems
include new construction and major renovations, existing buildings operation and maintenance,
commercial interiors, core-shell and development, retail, schools, homes, neighborhood development,
and healthcare (“Rating Systems”). The LEED rating (Certified, Silver, Gold, and Platinum) is earned
based on the number of points earned from the number of credit activities performed. Credit activities are
categorized as follows:
• Main credit categories: sustainable sites credits, water efficiency credits, energy & atmosphere
credits, materials & resources credits, and indoor environmental credits.
• Additional “neighborhood development” credit categories: smart location & linkage credits,
neighborhood pattern & design credits, and green infrastructure & buildings credits.
• Additional “homes” credit categories: location & linkage credits and awareness & education credits.
• Bonus credits: innovation in design or innovation in operations credits and regional priority credits
(“Ratings Systems”).
The current iteration of LEED certification, LEED v4 introduced in 2012, is weighted. LEED certification has
been weighted since LEED v3 was introduced in 2009 LEED v3 used a 100 point scale with 10 available
bonus points and based point allocations off of the Tool for Reduction and Assessment of Chemical and
Other Environmental Impacts (TRACI) impact categories from the U.S. Environmental Protection Agency,
the EPA (Holmes).
To shift LEED certification to doing “more good” rather than doing “less bad” as well as employ a weighting
system that more clearly reflected the mission of LEED and USGBC, a new weighting scale was developed
through USGBC introducing its own “impact categories”. These impact categories are, according to Holmes:

KPMG Building
The 25-story tower located at 55 Second St. in the Financial District achieved the highest score of 89 points
and also boasts an Energy Star rating of 94. Previously, the KPMG Building had a LEED Gold certification
issued in 2010 while under Hines’ ownership. This building performs 57% better than the national average
building which translates to the removal of approximately 340 passenger vehicles from the road. More
than 75% of the monthly landfill is placed through recycling, composting, and e-waste disposal. High-
performance green cleaning program, 25% reduction in indoor potable water use, installing MERV-13 air

filters to provide the cleanest indoor air, alternative transportation options for commuters, and many
more. KPMG offices across the country are said to be committed to supporting the firm’s national Living
Green program to help promote eco-friendly business practices. Currently, the KPMG building is Silver
Certified scoring 54 points, last certified in Oct 2015 under the category of LEED ID+C: Commercial Interiors
V3 - LEED 2009 attached in appendix B.

Cost Analysis and LEED Comparision


The estimated construction cost of the building with 15% overheads is USD 1179445.00 attached in
appendix C.
For cost comparison, we choose two cases as Non-leed Building and Leed building. The total cost of a non-
Leed building is USD 1,189,240.00 including appliances and the total cost of a Leed building including
appliances and solar panels is USD 1,224,627.00, it turns out to be USD 35,387.00 additional cost for Leed
building. But the total yearly return on investment in the non-Leed building is USD 98,000.00 and for the
Leed building is USD 120,000.00. The difference is USD 22,000.00 in favor of the Leed building. By this
analysis, it is concluded that the Leed building will pay off its full investment approximately 2 years earlier
than the non-leed building. Table 1 contains a breakdown of both buildings.
