SHORT TERM RENTAL AGREEMENT
Complete and Return pages 2-4

This Short Term Rental Agreement (the “Agreement”) is made by and between _Dallas and Michelle Autry__
(“Homeowner”) and _Condo Guest_ (“Guest”) as of the date last set forth on the signature page of this
Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby
agree as follows:

1. Property. The property is located at:

5905 South Kings Highway Unit 543-A, Myrtle Beach, SC 29575

The property is furnished and includes:

 Full size stove with convection oven

 Full size Keurig Coffee Pot
 Electric Griddle

 Drinking glasses and dishes
 Silverware

 Iron and Ironing Board
 Hair Dryer in each bathroom
 King bed in master bedroom
 Full bottom/Twin top bunk in second bedroom
 Queen Sleeper Sofa in living room
 Pack and Play crib
 Starter set of toilet paper and paper towels
 Hand soap
 Dish soap
 Linens – 1 set king bed sheets, 1 set full bed sheets, 1 set twin bed sheets, 8 bath towels, 8 washcloths, 2
hand towels, 2 bath mats, 1 kitchen dish towe1 and 1 kitchen dish cloth. **Queen sleeper sofa sheets
and extra bath linens available for an additional fee**

2. Maximum Occupancy: The maximum number of guests is limited to 6 persons. An additional charge of $50
per person per night for guests in addition to 6 will be assessed.

3. Term of the Lease. The rental begins at 4:00 p.m. on the “Check-in Date” and ends at _11:00_ a.m. on the
“Check out Date”.

4. The payment schedule is as follows:
¼ is due within 10 days of booking.
¼ is due at least 45 days prior to the first day of the rental.
The remaining ½ is due at least 30 days prior to the first day of rental.

5. Minimum Stay: This property requires a 2-night minimum stay. Longer minimum stays may be required
during holiday periods. For the months of June, July, and August, a Saturday to Saturday stay is required. Few
exceptions apply. If a rental is taken for 6 nights/7 days, the guest will be charged the weekly rate. See 8. Rental
Rate and Fees for details.

6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the
property and shall cause all members of the rental party and anyone else Guest permits on the property to abide
by the following rules at all times while at the property.

7. Access: Guest shall allow Homeowner/repair person access to the property for purposes of repair,
inspection, and monthly pest control. Homeowner or repair person shall exercise this right of access in a
reasonable manner.

8. Rental Rate and Fees

9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:

100 % if cancelled 30 days prior to the Check-in Date


50 % if cancelled 14 days prior to the Check-in Date

10. Insurance: We encourage all renters to purchase traveler insurance. This fee is payable only by Guest and
no reimbursement of the insurance will be given by the owner. Below is a link to plans you may purchase:

Exhibit A

RENTAL RULES

Please take these documents with you during your stay for reference

1. Primary guest certifies that he or she is at least 25 years old. Upon completion of your booking, you will be
contacted and asked to provide a copy of your driver’s license. This is required within 10 days of booking. If it
is found that the primary guest is not 25 years or older, the booking will be canceled and you will receive a full
refund.
2. Check out is at 11:00 am. A $50 fee per each half hour past check out time will be charged to the guest’s
account, unless prior arrangements have been made between the guest and owner.
3. Smoking, use of any tobacco products, including e-cigarettes is NOT allowed in the condo or on the
balcony. If any evidence of smoking is noted by the cleaning staff, a $300 fee will be assessed on your VRBO
account.
4. People other than those in the Guest party set forth above may not stay overnight in the property, unless
prior approval. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to
exceed the occupancy limit agreed to above.
5. Guests should not create excessive noise at a level that disturbs neighbors. No house parties allowed. Quiet
hours are to be observed from 10:00 pm until 8:00 am. Creating a disturbance during quiet hours breaks the
rules of the rental agreement, the rental agreement will be terminated, and the guest may be required to vacate
the premises at that time. There will be no refunds given.
6. The units are privately owned; the owners are not responsible for any accidents, injuries or illness that
occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal
belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly
assuming the risk of any harm arising from their use of the premises or others whom they invite to use the
premise.
7. There is a locked closet for the storage of the owner’s property and is not included in this rental. Guest
agrees to NOT access the closet even if it is unlocked and shall inform the owner as soon as possible.
8. Nothing is to hang over the balcony railing per the MBR HOA. No throwing of items off the balcony. This
may be subject to guest immediately vacating the condo and no refund shall be given.
9. Keep the property and all furnishings in good order. If something accidentally gets broken, please consult
the owner on how to handle this occurrence. You may be asked to replace the item so the next set of guests can
enjoy the condo as you have.
10. The top bunk has a capacity of 250 lb.
11. Only use appliances for their intended uses.
12. Pets are NOT allowed. If there is evidence of a pet in the condo, a $300 additional cleaning fee will be
charged to the guest’s account.
13. You will be charged $5.00 for a lost key.
14. Please do not turn the thermostat lower than 67 when the air is on to prevent the system from freezing and
causing an unnecessary service call and bill. Leave the fan set to Auto at all times. Do not leave the sliding
glass doors open while the HVAC unit is on! If a service charge incurs due to freezing up the system, the
guest will be responsible for the cost.
15. Wireless internet and cable TV is provided as a service. There will be no refunds for any outages that may
occur.
16. All utensils, dishes, and cookware shall be cleaned and put away prior to leaving. NO dirty dishes allowed
upon departure.

17. For any items left at the condo that belong to the guest, it will be the guest’s responsibility to pay for the
shipping of the item or items left behind.
18. Safety: The condo is equipped with smoke alarm/carbon monoxide detectors. A fire extinguisher is located
under the sink in the kitchen. No tampering is allowed with either and the fire extinguisher is to be used ONLY
for a true emergency.
19. You will receive a gate code in your email from myQbusiness. This will be sent between 1 and 4 weeks
ahead of your stay. Please verify you have received it at least 48 hours prior to your arrival. You will use this
gate code each time you enter the resort.
20. Parking:
PARKING – Parking is limited to _2_ vehicle(s).  Vehicles are to be parked in designated parking areas
only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable
fines/towing fees are the sole responsibility of the vehicle owner.

PARKING PASSES – Parking pass will be mailed to the guest’s address. It is the responsibility of the
guest to provide a mailing address in a reasonable time to allow the USPS to deliver the parking pass.
Renters must display parking pass on the dash or other designated area at all times. Failure to display
may result in towing of vehicle at renter's expense. If the rearview parking passes are in short supply, the
guest may receive a parking pass sent in a provided email address and must be printed and displayed on
the dash of the vehicle.
21. You will receive an email approximately a week or so prior to your arrival with all of the instructions on
getting to the condo, the lockbox code for the key, helpful information, and departure instructions.
22. Housekeeping: Linens are provided as part of the cleaning fee. 1 roll of toilet paper per bathroom, 1 roll of
paper towels, and trash bags for each trash can is provided. Any missing, damaged, or soiled linen will be
subject to a replacement fee by the guest. No linens are to be taken out of the condo to the pool or beach.
23. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located in the hall at
the elevators. All garbage must be removed from the condo at the time of departure and taken to the
garbage receptacle in the hall.
24. Water and Plumbing: DO NOT FLUSH anything other than toilet paper. No feminine products, wipes, or
other items should be flushed at any time. If it is found that any of those have been flushed and clogs the
plumbing, the guest will be charged for the plumbing service call.
25. Any reasonable costs, legal fees, and expenses shall be the responsibility of the guest due to the owner
enforcing this agreement.
26. Storms:
If there is a storm or hurricane, no refunds will be given unless:
 The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane
Warning area" and/or
 A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning"
area of residence of a vacationing guest.
 The day that the authorities order a mandatory evacuation order in a "Tropical
Storm/Hurricane Warning," area, we will refund:
 Any unused portion of rent from a guest currently staying;
 Any unused portion of rent from a guest that is scheduled to arrive, and wants to
shorten the stay, to come in after the Hurricane Warning is lifted; and
 Any advance rents collected or deposited for a reservation that is scheduled to arrive
during the "Hurricane Warning" period.
