PROJECT :

SUBJECT : AIR CONDITIONING AND VENTILATING SYSTEM


SPECIFICATIONS

SCOPE OF WORK:

ME 1 WORKS INCLUDED:

The works of the air conditioning and ventilating contractor shall consist of furnishing all labor
and materials, air conditioning and ventilating equipment including all related incidental items for the
complete installation and operation of the air conditioning and ventilating system of the project above.

ME 2 PERMITS, LAWS, ORDINANCES AND STANDARDS:

The installation provided for and specified herein shall comply with all laws, ordinances and
regulations of Quezon City and governed by the National Building Code under P.D. 1096.

The mechanical contractor shall obtain at his own expense all necessary permits to install and
to operate, arrange for all inspections that may be required in connection with the air conditioning
and ventilating system.

All materials, equipment, controls and accessories furnished shall be brand new and of
acceptable quality.

The acceptability of all furnished materials, equipment, controls, accessories, methods of


installation and workmanship shall be based on complete adherence to the applicable standards
established by the following:

a) American Society of Heating, Refrigerating and Air Conditioning


Engineers (ASHRAE)

b) American Society of Ventilating Engineers (ASVE)

c) United States American Standards Institute (USASI)

d) American Refrigeration Institute (ARI)

e) Bureau of Labor Standards and Industrial Safety


ME 3 INTENT OF MECHANICAL DRAWINGS:

The mechanical drawings shall serve as working drawings for the general layout of the
various items of equipment. Capacities are accepted minimum. Spaces are allocated maximum
available. If departures are deemed necessary written permission must be secured from the Architect.

ME 4 MATERIALS AND EQUIPMENT SCHEDULE:

As soon as practicable, after date of award of the contract and prior to ordering of materials
and equipment a complete schedule of the materials and equipment proposed for the installation shall
be submitted for the approval of the Architect and his Engineer together with his drawings, showing
dimensions and arrangement of equipment, necessary clearances and total floor space required. The
schedule shall include catalog cuts, diagrams, drawings and other descriptive data as may be required
by the Architect or the Engineer. In the event any item of materials or equipment contained in the
schedule fail to comply with the specifications, such item may be rejected.

ME 5 CAPACITY INFORMATION:

Prior to installation, the mechanical contractor shall furnish the Architect or the Engineer with
manufacturers’ published capacity information including tables, curves and other data that may be
required in order to determine the capacity of the equipment under the designed conditions as
indicated on the equipment schedule.

ME 6 RECORD DRAWINGS:

A complete and accurate report and record of all deviations from the drawings and
specifications shall be maintained to indicate the work as actually installed. The information shall be
recorded on a print of the drawings affected or in the specifications with supplementary notes. The
record set of prints and specifications shall be kept at the jobsite for inspection by the Architect or
his designated representative.

ME 7 CONTRACTOR SHOP DRAWINGS:

Detailed shop drawings with dimension for the installation of the system shall be prepared
and submitted for approval. These drawings shall not be reproductions or tracing shop drawings.
Establish lines and levels for the work specified and check the drawings to avoid interference with
structural features and the work of the other trades. Immediately call the attention of the Architect
any interference for clarification in writing.
ME 8 WORKS AND MATERIALS BY OTHERS:

Performance of certain work by others have been provided for under these specifications and
shall consist of:

a) Power supply source, 220 volts for 3-phase, 220 volts for 1-phase 60 cycles
up to all main breakers located at each indicated machine room or near the
location of all condensing units, exhaust and supply ventilating equipment.

b) Drain and fresh water facilities to air conditioning room. Actual


connections to equipment shall be done by mechanical contractor to and
from these facilities in a manner which shall result in minimum length of
pipe runs.

c) All boring of holes through slabs, walls, partitions, roofs, ceilings and
patching of same after installation.

d) Necessary machine room with sufficient and proper ventilating and water
proofing provisions.

ME9 AIR CONDITIONING AND VENTILATING EQUIPMENT


SPECIFICATIONS:

See air conditioning and ventilating system mechanical plans, Sheet ME-1 for complete
details and specific brands and make.

ME 10 DUCTWORK:

Ductwork shown on the drawings specified required for the ventilating system shall be
constructed and installed in first class workmanlike manner. Ductwork shall be fabricated from zinc-
coated iron or steel sheets. Ducts, unless otherwise approved by the Architect or the Engineer, shall
conform accurately to the dimensions indicated on the drawings and shall be straight and smooth on
the inside with joints neatly finished. Ducts shall be securely anchored to the building in an approved
manner and shall be installed so as to be completely free from vibration under all conditions of
operations. Curved ducts shall have a centerline radius not less than 1 ½ times the width of the duct.
Air turns shall be installed in all abrupt elbows. The air turns shall consist of curved metal blades or
vanes, arranged so as to permit the air to make the abrupt turns without appreciable turbulence and
shall be the manufacturer’s standard products. It shall be quiet and free from vibrations when the
system is in operation. Sheet metal ducts shall be properly braced and reinforced with galvanized sheet
metal angles or other structural members approved by the Architect or the Consultant. Duct passing
through concrete walls and floors shall be provided with resilient padding to prevent transmission of
vibrations. Reducing ducts shall have a slope equal to 1/7 times the length of the reducing ducts. The
internal ends of all slip joints shall be installed in the direction of flow. The weights of the sheet metal
ducts and stiffeners shall be as follows.

ME 11 INSULATION OF A/C AND EXHAUST AIR DUCTS:

All A/C supply and return air ducts shall be insulated with 1-inch thick, 3 pounds density fire
retardant, non-combustible fiberglass. Exhaust ducts shall be insulated with 2-inch thick, 3 pounds
density. It shall have a flame spread rating of not more than 25 and smoke developed rating of not
more than 50 as defined in the Method of Test of Surface Burning Characteristics in the Building
Materials List of the National Fire Protection Association.

ME 12 SPLITTER DAMPERS AND FIRE DAMPERS:

Dampers shall have accessible operating mechanism and where operators occur in finished
portion of the building, operators shall be chromium plated with all exposed edges around. Splitter
dampers shall be operated by damper quadrant or by 2/16 inch rod brought through the side of the duct
locking set screws and bushing. Manual volume damper controls shall be two gauges heavier than the
duct in which it shall be installed. Multi-leaf dampers shall be opposed blade type with maximum
blade width of 12 inches. Splitter dampers shall be of sufficient length to close either branch duct.

Fire dampers shall be provided every duct that passes through firewalls or where indicate on
the plans. Fire dampers shall be fabricated from heavy gauge G. I. sheet and equipped with fusible
link set to melt to 73.88ºC. Access door at fire dampers shall be large enough and so located that
damper blades may be repositioned and fusible link replaced.
ME 13 APPARATUS CONNECTIONS:

At points where sheet metal connection are made to fans or where ducts of dissimilar metals
be installed, flexible connections of 15 ounce woven asbestos cloth or approved non-combustible
material not less than 6 inches in width conforming to ASTM Standard D 1571 shall be installed.

ME 14 PIPINGS AND ACCESSORIES:

Materials not shown on the drawings but required for efficient operation of the air
Conditioning system shall be furnished and installed by the mechanical contractor and shall conform
to the specifications.
A. Pipe and Fittings

1. Refrigerant piping shall be copper or copper tubing, Type L, annealed


dehydrated and sealed. Soft temper shall be used where bending is
required and where flare joints are used. Hard drawn tubing shall be
used where no bending is required and silver brazed joints are used.

Copper tube joints shall be brazed except that joints on lines 5/8 inch
or smaller may be flared. Fittings for flare joints shall be standard SAE
forged brass flare type with short shank flare unit. Fittings for brazed
joints shall be wrought allowed for brazed joints. Vibration dampers of
the metallic bellows and woven wire type shall be provided on suction
and discharge line where connection to compressor and condenser are
made or as shown on the drawings. Refrigerant suction lines shall be
insulated with rubber insulation of suitable thickness.

2. Drain lines shall be standard weight galvanized steel pipe or heavy


duty plastic pipes properly insulated with rubber insulation to prevent
condensation.

B. Valves

1. Refrigerant service valves shall be designed for refrigerant used


and shall have pressure ratings compatible with system working
pressure encountered. Valves shall be brass packless globe type
wrench operated, with brass or steel seal caps.

2. Solenoid valves for refrigerant service shall be packless type with


stainless trim, rated for continuous duty services provided with
manual lift stem and designed for type of refrigerant used. The
valve capacities shall be sufficient for the requirement of
installation at pressure drop not in excess of 2 psi.
C. Dehydrator

This accessory shall consist of a steel cylinder filled with a suitable


dessicant through which the refrigerant is passed. The dessicant shall
be such that it will not plug, cake, dust, channel or breakdown and
shall remove both water and acid from the refrigerant. The dryer shall
be anti-acid and so constructed that none of the dessicant will pass into
the refrigerant lines. The pressure rating shall be suitable for the
pressure encountered. A dehydrator shall be provided in the liquid line
to each evaporator and shall be piped with a three valve bypass.
Cartridge shall be easily removable.

D. Strainer

Strainer shall be installed in the refrigerant line on the inlet side of the
expansion valve. It shall be made integral of the expansion valve.

E. Liquid and Moisture Indicator

Liquid and moisture indicator shall be provided in liquid line


preceding each refrigerant expansion valve. Indicator shall be of the
full line size and installed at least 10 diameters from the nearest
fittings.

F. Expansion Valve

Expansion valve shall be designed for use with the type of refrigerant
used with a pressure rating suitable for pressure encountered. The
valve shall be of the thermostatic type, diaphragm or bellows operated
with an adjustable external superheat adjustment set at the factory for
10 degrees F superheat. Power element and valve size shall be as
recommended by the valve manufacturer for the service intended.

G. Joints

1. Copper tubing shall be cut square, ends reamed and all filing and
dust wiped from exterior and interior of pipe. Joints in
refrigeration piping shall be brazed with silver solder. Silver solder
shall be wiped from the joint before the solder hardens.

2. Screw joints shall be made with tapered threads properly cut joints
and shall be made perfectly tight with a stiff mixture of litharge
and glycerine or other suitable threaded joint compound applied
with brush to the male thread only. Not more than three threads
shall show after the joint is made up.
3. Flanges and unions shall be face true and made square and tight.
Union or flange joints shall be provided in each line immediately
preceding the connection to each piece of equipment or material
requiring maintenance such as air conditioners, control valves and
other similar type items. Not more than three threads shall show
after the joint is made up.

H. Thermostat

All thermostat shall be sensitive to temperature changes of plus or


minus 2°F.

ME 15 AIR HANDLING AND FAN COIL UNITS:

Air Handling and fan coil units shall be as shown on the mechanical plans shall be ceiling
mounted Dx system type respectively. Unit shall consist of direct expansion cooling coils, centrifugal
blower, air filters and refrigerant control devices.

Cooling coils shall be constructed of ½ inch copper tubing mechanically bonded aluminum
plate fins. They shall meet the equipment performance set forth in the schedule of equipment.

Air filters shall be serviceable and washable. Unit shall be Mitsubishi, Carrier, Koppel-aire or
approved equal.

ME 16 AIR COOLED CONDENSING UNITS:

Unit shall be factory assembled and tested and shall consist of semi-hermetically
reciprocating compressors, condenser coils, propeller fans with motor, vibration isolators and pre-
wired controls. Compressor shall be equipped with reversible oil pump, shut of valves, oil level, sight
glass, high and low pressure cut outs and crankcase heaters. Condensing coils shall be seamless copper
tubing with mechanically bonded aluminum plate fins.

Condenser fans shall be statically and dynamically balanced and driven by a TEFC and
inherently protected motor. Motor mounting shall be of the resilient type to prevent undue vibration.

Motor starters, control components and power terminal shall be grouped in an accessible
control box inside the casing. Electrical component shall be protected by group fuse. Compressor
protection devices shall be included and pre-wired in the control circuit. Control shall include
automatic relays to prevent compressor cycling. Unit shall be sufficiently and well grounded. Unit
shall be Mitsubishi, Carrier, Koppel-aire or approved equal.
ME 17 FANS AND CENTRIFUGAL BLOWERS:

All fans and centrifugal blowers shall be of the type and capacity indicated and constructed in
accordance with AMCA Standards. Wheels shall be dynamically and statically balanced and free
from vibrations and noise. Fan wheels handling outside air shall have factory applied phenolic
coating. All fans discharged upblast or exposed to the weather shall be equipped with 11/2-inch
casing drains and piped to the nearest floor drain. All fans with non-ducted inlets shall be provided
with galvanized or aluminum automatic shutters. Centrifugal blower unit shall be complete with
TEFC motor, grease fitting, belt guard and support as scheduled. Fan shaft hot rolled or forged steel
machined to close tolerances for proper bearing fit and provided with keys for impeller hubs and fan
pulleys. Fan outlet shall be removable angles and bolts for attaching canvas or other flexible
connections. Fan housing shall be provided with access panels and drains.

Centrifugal blowers shall be Niagara, Kruger, or approved equal, while ceiling mounted,
ducted type exhaust fans shall be KDK, 3D, National or approved equal.

ME 18 EQUIPMENT INSTALLATION:

Necessary supports shall be provided for equipment, appurtenances, pipes and ductwork as
required. These included frames or support for air handling units, fan coil unit, fan, coils, dampers and
other similar type items requiring supports. All floor mounted equipment shall be set on not less than
6-inch concrete pad doweled in place or steel support, unless otherwise indicated. The equipment shall
be mounted with standard vibration isolation with published load rating. Foundation drawings, bolt-
setting information and foundation bolts shall be furnished for all equipment indicated or required to
have concrete foundation

ME 19 ACCESS PANELS:

Access panels shall be provided for all concealed controls, dampers, or any items requiring
inspection or maintenance. Access panel shall be sufficient size and so located that the concealed
items may be serviced and maintained or completely removed for replacement.

ME 20 ELECTRICAL WORKS:

All motors, combination manual or automatic starters, remote push buttons and protective,
signal or control devices required for the operation of all equipment herein specified shall be
furnished. Wiring to all electrical equipment including motors, together with all connections to all
related control and protective equipment shall be accomplished as a part of the air conditioning,
ventilating and exhaust system including all required interlocks for proper operations of the systems.
Motors driving indoor equipment shall be of the open drip proof type unless otherwise specified.
Motors driving equipment installed outdoor shall be totally enclosed fan cooled construction. Where
motor driven equipment through pulleys and belts, belt guards shall be provided. The belt guard
shall be of heavy wire mesh or expanded metal sheet suitable frames covering the motor pulleys, belt
and driven sheaves with access plates for tachometer reading. All electric power and control wiring
necessary shall be accomplished in accordance with the requirements of the electrical plans and
specifications.
ME 21 MOTOR CONTROLLERS:

All motor starters shall be magnetic type complete with overload units and relays
manufactured in accordance with NEMA standards. Starters installed indoors shall have general
purpose enclosure
and starters installed outdoors shall have airtight enclosure. Circuit breakers shall operate on the
thermal magnetic principle. Aside from serving as disconnecting means they shall afford protection
against single phasing and circuit faults. They shall be provided with enclosure suitable for the
service.

ME 22 PAINTING AND FINISHING:

Duct hangers and other ferrous metal work that have not received factory painting shall be
thoroughly cleaned and given two coats of rust preventive paint.

ME 23 AS-BUILT MECHANICAL PLANS:

Within a reasonable period of time but not exceedingly sixty (60) days from date of
acceptance and completion of the air conditioning and ventilating system As-Built Mechanical Plans
shall be submitted to the building owner thru the Architect or Consultant. As-Built plans shall
include all contract drawings with the necessary revisions and modifications resulting in change
from the original drawings supplemented by such schematic or other type of drawings as may be
necessary to provide a clear understanding of the installed system as-built.

ME 24 CLEANING, TESTING AND BALANCING:

Pipes shall be cleaned free of scale and thoroughly flushed out of foreign matter. Temporary
bypass shall be provided for all coils and condensers to prevent flushing water from passing through
coils. Strainers and valves shall be thoroughly cleaned of all debris and blown free of all small particles
or rubbish and dust before installing outlet faces. Equipment shall be wipe clean, with all traces of oil,
dust dirt or paint spots removed. Temporary filters shall be provided for all fans that are operated
during construction and after all construction dirt has been removed from the building new filters shall
be installed. Bearings shall be properly lubricated with oil or grease as recommended by the
manufacturer. Belts shall be tightened to proper tension. All controls and other equipment requiring
adjustment shall be adjusted to setting indicated or directed.

Fans shall be adjusted to the speed indicated by the manufacturer to meet specified
conditions. Upon completion of installation and when the system is ready for operation capacity and
general operating test shall be conducted by the mechanical contractor. These tests shall demonstrate
the specified capacities of the equipment.
A direct reading velocity instrument that has been recently calibrated shall be used to show
the air flow in the various ducts has been so regulated as to deliver or remove the required capacities
of air at their respective supply or exhaust openings. Motor loads and RPM shall be taken and related
to specified capacity of the equipment. The mechanical contractor shall furnish all the necessary
instruments such as ammeter, voltmeter, tachometer, velometer, anemometer, etc., to carry out the
comprehensive test of the equipment and system.

The contractor shall prepare a complete log book regarding CFM, pressure, ampere, RPM,
temperature, RH. Voltage, cycles, decibels, etc.

ME 25 SPACE TEMPERATURE AND CONDITIONS GUARANTEE:

The mechanical contractor shall guarantee that the equipment supplied and installed by him be set to
maintain conditions as follows:

76°F dry bulb plus or minus 2°F


55% relative humidity plus or minus 5%

Above room temperature shall be controlled and maintained by a room thermostat installed at a
location that is most suitable and effective for the purpose.

ME 26 GUARANTEE AND PREVENTIVE MAINTENANCE:

The mechanical contractor shall guarantee the air conditioning and ventilating system,
equipment furnished and installed for a period of one (1) year from date of acceptance thereof and
materials and equipment furnished under this contract shall be free from defects in the material,
workmanship and design. At any time within one (1) year after acceptance and upon notice to the
contractor by the Owner, the contractor shall rectify any and all deficiencies including replacement of
parts or entire unit without additional cost to the owner if such deficiencies have been caused directly
or indirectly by inferior materials, faulty workmanship and or defective design of parts.

During the guarantee period, the mechanical contractor shall perform free monthly inspection
and maintenance service and make adjustment if necessary, for proper and efficient operation of the
system.
