AGREEMENT OF SALE A FLATE BIANA

ASKARI APARTMENT

This agreement is made at Rawalpindi on this ______ day of Aug 2004.

Between
Mrs. Sanober Sultana wife of Lt Col (R) Muhammad Iqbal and Mursleen Iqbal son of Lt Col
(R) Muhammad Iqbal R/o Flat No.36-D, Askari-II, Chaklala Scheme-III Rawalpindi
(hereinafter called the ‘Seller’) of the One part

And
Col Asrar Ahmad Satti son of Muhammad Ishaq R/o Mohallah Parat Kotli Sattian Distt
Rawalpindi NIC No.54400-0368943-1(hereinafter called the ‘Purchaser’ which expression
where the context so admits shall include and mean his heirs also, successors-in-interest,
legal representatives and assignees) of the other part.

Whereas the Seller is the owner of Askari Apartment No 36-D, 1st Floor alowng with a
Garage on Ground located at Askari-II_Chaklala Scheme-III Rawalpindi, hereinafter called
the said property.

Whereas the seller has agreed to sell, convey, transfer and assign the said property
together with all his rights, interests, estates and entitlements therein to and in favour of
the purchaser and the property free from all encumbrances, loans, mortgages, claims,
debts, charges etc. for a lump sum sale consideration of Rs.40,50,000/-(Rupees Forty
Lacs Fifty Thousands only) and the purchaser has agreed to purchase the said property
free from all encumbrance loans, mortgages, claims, debts, charges etc., from the above
mentioned consideration on the same terms and conditions appearing hereinafter.

That the seller has this day on signing of this sale agreement received a sum of
Rs.30,00,000 only) through no. CA-A 4677219 dated 10/08/2004 issued vide ACBL AWT
Plaza The Mall Rawalpindi Branch from the purchaser as Biana The receipt of which the seller
hereby, admits and acknowledges

The balance amount which is Rs.10,50,000/-(Rupees Ten Lacs Fifty Thousands only)
excluding Transfer charges will be paid by the purchaser to the seller at the time of transfer of
the said flat. That the seller will be responsible for the transfer of the said flat in the name of the
purchaser of any of his nominee(s).

And if due to any circumstances the seller refuses to implement this agreement and fails
to transfer the flat on due date, then he will return double the amount of above mentioned amount
of baiana money received by him, similarly if the purchaser fails to make full and final payment
on due date, then the baiana money paid by him to the seller will be forfeited.

That after receiving NOC from the seller the purchaser will be bound to transfer the
above said flat within 7 days after paying the balance amount. The physical possession of the
said flat will be given immediately after transfer by the seller.

And that all liabilities and all prior, relevant dues pertaining to the subject flat including
House Tax, REC Asakri-III, Electricity, Gas, Telephone, Water, etc, if any will be paid/cleared
by the seller for the period up to hand over the said flat to the purchaser and all transfer charges
will be paid by the purchaser.

That the seller and his legal heirs will never challenge it in any manner if the purchaser
retains the above flat with himself, or get it transferred in the name of his legal heirs or attorney
or resells it to any other person.

IN WITNESS WHEREOF , both the parties have set their respective hands on this
Agreement on the day, month and year mentioned above.
