In these 2 months Researcher had taken upon the task to study ‘Construction Management’-
the management that works under the running of a successful construction industry.
Researcher was working under the firm ‘Siddhi Group’. During my tenure of 60 days with the
company Researcher precisely learned that how do companies manage their businesses.
Management run businesses and is the most important element of any business. Failing to
plan is planning to fail.

Why I Choose This Topic ?


Construction is a line of business that has a very big potential in the future Market. We today
see Shared Economy in coming years and thus real-estate business in shared economy is
going to be a Boom

What Is The Project About ?


The project emphasises on what is construction management and what are the basic areas of
of the real-estate business that have to be taken prime care while managing a construction
business

How Did I Go About This Project Research ?


The Researcher analysed various localities in Ahmednagar to analyse the various consumers
and their behaviour and preference pattern in the real-estate business
Introduction to Construction
Management
Construction management (CM) is a professional service that uses specialised, project
management techniques to oversee the planning, design, and construction of a project, from
its beginning to its end. The purpose of CM is to control a project's time / delivery, cost and
quality—sometimes referred to as a project management triangle or "triple constraints.” CM
is compatible with all project delivery systems, including design-bid-build, design-build, CM
At-Risk and Public Private Partnerships. Professional construction managers may be reserved
for lengthy, large-scale, high budget undertakings (commercial real estate, transportation
infrastructure, industrial facilities, and military infrastructure), called capital projects.
The functions of construction management typically include the following:
Specifying project objectives and plans including delineation of scope, budgeting, scheduling,
setting performance requirements, and selecting project participants.
Maximising the resource efficiency through procurement of labor, materials and equipment.
Implementing various operations through proper coordination and control of planning, design,
estimating, contracting and construction in the entire process.
Developing effective communications and mechanisms for resolving conflicts.

Construction management is the process of planning, coordinating and providing monitoring


and controlling of a construction project. This style of project management is designed for
the, as the name implies, construction industry. There are few types of construction that use
construction management, they are industrial, civil, commercial, environmental and
residential. Each category has its own way of running projects, but all will follow the
construction management methodology.

7 Types of construction

• Agricultural: Typically economical buildings, and other improvements, for agricultural


purposes. Examples include barns, equipment and animal sheds, specialised fencing,
storage silos and elevators, and water supply and drains such as wells, tanks, and
ditches.
• Residential: Residential construction includes houses, apartments, townhouses, and other
smaller, low-rise housing, small office types.[2]
• Commercial: This refers to construction for the needs of private commerce, trade, and
services. Examples include office buildings, "big box" stores, shopping centers and
malls, warehouses, banks, theaters, casinos, resorts, golf courses, and larger
residential structures such as high-rise hotels and condominiums.
• Institutional: This category is for the needs of government and other public organisations.
Examples include schools, fire and police stations, libraries, museums, dormitories,
research buildings, hospitals, transportation terminals, some military facilities, and
governmental buildings.
• Industrial: Buildings and other constructed items used for storage and product production,
including chemical and power plants, steel mills, oil refineries and platforms,
manufacturing plants, pipelines, and seaports.
• Heavy civil: The construction of transportation infrastructure such as roads, bridges,
railroads, tunnels, airports, and fortified military facilities. Dams are also included,
but most other water-related infrastructure is considered environmental.
• Environmental: Environmental construction was part of heavy civil, but is now separate,
dealing with projects that improve the environment. Some examples are water and
wastewater treatment plants, sanitary and storm sewers, solid waste management, and
air pollution control.

Research Objectives
My objectives of doing this project was -:
• To understand how businessmen who are into real-estate manage their businesses wrt.
Daily operations
• To understand the operations of the real estate and land development businesses
• To get brief insights of all the activities done in land businesses
• To understand how to adapt changing market trends
• To understand on how to implement the theoretical knowledge in the practical scenario
• To get introduced with the great business tycoons of the industry and understand their
ways of dealing in the business world
Scope Of Construction
Management
The Construction Industry of India is an important indicator of the development as it
creates investment opportunities across various related sectors. The construction
industry has contributed an estimated US$ 308 billion to the national GDP in 2011-
12 (a share of around 19%). The industry is fragmented, with a handful of major
companies involved in the construction activities across all segments; medium-sized
companies specializing in niche activities; and small and medium contractors who
work on the subcontractor basis and carry out the work in the field. In 2011, there
were slightly over 500 construction equipment manufacturing companies in all of
India. The sector is labour-intensive and, including indirect jobs, provides
employment to more than 35 million people.
The Construction Engineering and Management area of study prepares students to
manage design, construction and operation of sustainable buildings and
infrastructure systems in the increasingly global construction industry.
Scope of Construction Management in India
The sky is the limit, considering the scale and volume of projects that are coming up.
There is a strong need to think beyond the tried and tested. Engineers are expected to
become Techno Commercial from just Technical. However, there is a catch. Learning
Construction Management immediately after Graduation is not a very good option as
one would hardly be able to imbibe the practical aspects of it. Moreover, if
Construction Management is learnt devoid of the Technical aspects, it becomes a
kind of abstract learning that hardly gets implemented.

Limitations Of Construction Management


• Inability to “stick” with the project scope: Project Management, by definition, is unable to commit to the
original project scope due to constant change requests. Project Management acknowledges this with the formal
integration of Change Management. This limitation causes a lot of problems, and is the reason why so many projects
end up way over budget and many months/years late, sometimes even canceled or killed.
• Inability to fully align the project objectives with the business/organisational strategy: By definition,
Project Managers manage projects, not their organisation. Although projects are usually initiated by
stakeholders/executives with a clear relation and full alignment with the overall corporate strategy, Project Managers are
incapable, by themselves, to make sure that their projects are kept aligned with the company’s strategy. In order to solve
this limitation in Project Management, Program Management was introduced as a higher layer of managerial control to
guarantee and sustain alignment.
• Inability to manage projects with unspecified budget and/or schedule: This is probably the biggest
limitation in the traditional incarnation of Project Management. Imagine if, thousands of years ago, pyramid building
was restricted to a budget and a schedule. Would the pyramids have lasted so long? Would they have been considered as
marvellous wonders? Project Management imposes a budget and a deadline on any project and thus creates a major
problem: All projects finishing on time and on schedule (and they are very rare) have their quality compromised (when
was the last time you saw perfection in any project?). Resources are not allowed to give their best, gold plating is
considered a bad practice, and resources finishing on time, regardless of the delivered quality, are considered heroes.
Dependence on functional management: Traditional (non-agile) Project Management is clear about the authority of
the Project Manager over the resources: he has none. It is the functional managers who own the resources: they have
their loyalty (resources are loyal to their functional managers as they’re the ones who report quarterly on their
performance), they have their gratitude (most resources are hired directly by their functional managers), and they have
their respect. The dependence on functional management is a major limitation in Project Management, as Project
Managers are constantly at the mercy of both the functional managers and the resources.

Learnings From Summer Internship


Project
So for past 2 months I was the company working on their project at Ahmednagar - SkyBridge.
Firstly is was sent to Ujjwal Developers (another renowned name in the real estate industry )
for basic training of my knowledge in the building construction . As I was lacking knowledge
in the civil engineering part, I was with the training company for around 7 days. I was trained
the very basics of engineering and building development.
After that i was called at Siddhi Group Office and was assigned to work with them for next 1
and 1/2 month at SkyBridge.
I was working on various aspects at the project such as
• Formulation of the marketing strategies
• Market research
• Consumers buying behaviour pattern
• How to target home buyers and sellers on various aspects
• Market segmentations

The real-estate company is a young company which is around just 8 years. The company has
3 ongoing projects -
• Serrano Farms - A premium farm house Project ; 450 acre land parcel ; 250 plots
• Sinhagad Srushti - Farm House Project ; 9 acre land parcel ; 156 plots
• SkyBridge -A premium residential project at Ahmednagar ; 12 bungalows and 100 flats

party lawn , jogging track, basketball court, and a well equipped children play area. This
project has seen a grand Hurda festival for past 3 years .

Projects don’t manage themselves. Professional project management requires the


development of a plan that outlines how it will be managed.  According to the Project
Management Body of Knowledge (section 4.2), the project management plan full fills
this purpose.  Although it includes any and all items that define the management of
the project, there are certain standard items. These are the components that provide
the core regardless of industry or type of project.

Research Methodology

I used the method of Observation and inception in my project to find information about the
topic
- Observation Method - Observation, as the name implies, is a way of collecting data
through observing. Observation data collection method is classified as a participatory study,
because the researcher has to immerse herself in the setting where her respondents are, while
taking notes and/or recording.
Advantages of observation data collection method include direct access to research
phenomena, high levels of flexibility in terms of application and generating a permanent
record of phenomena to be referred to later. At the same time, observation method is
disadvantaged with longer time requirements, high levels of observer bias, and impact of
observer on primary data, in a way that presence of observer may influence the behaviour of
sample group elements.
It is important to note that observation data collection method may be associated with certain
ethical issues. Fully informed consent of research participant(s) is one of the basic ethical
considerations to be adhered to by researchers. At the same time, the behaviour of sample
group members may change with negative implications on the level of research validity if
they are notified about the presence of the observer.
This delicate matter needs to be addressed by consulting with dissertation supervisor, and
commencing observation primary data collection process only after ethical aspects of the
issue have been approved by the supervisor.

Project Analysis (SkyBridge)


• Ahmednagar is one of the fastest growing city in Maharashtra. home to large grain
and agri merchants and hosting multiple leading manufacturing companies in close
proximity.

• Situated at 120 kms drive from Pune, calm though offering all the conveniences of
Metro, Ahmednagar has much to offer.

• The mini city boasts one of the highest GDPs in India. MIDC is also closely located
here providing employment.
• The demand for residential units have exponentially increased in Ahmednagar. Fresh
investments coming in the area is taking Real Estate market to new heights.

• This place is witnessing a huge amount of changes in the city demographics. Newly
constructed subways, multiplexes and malls are making the place more accessible.
Presence of schools, colleges and other educational institutes along with civic
amenities like hospitals and fire stations make it an ideal place to live.

Conclusion
• I was now able to analyse the market scenario and the various trends of
the market in an upcoming urban city of Maharashtra
• I was now aware of the operations that take place at the real-estate
office
• There are various issues involved in acquiring land. I understood on
how to deal with the problems that were related to land .
• Nothing worth having come easy . Hard work beats talent when talent
fails to work hard . Hard work pays off . Work hard , dream big .
• Innovation is the ability to see change as an opportunity - not a threat .
Innovation is change that unlocks new values .
In the end all business operations can be reduced to three words ..
People , Product and Profits . 94 percent of the problems in the business
are system driven and only 6 percent of the people driven .
Findings And Observations
• In Real-Estate business patience is the key. When we have to, we often make mistakes that
result in low quality delivery of product to the consumers.
• Consumers are the kings of the market. When we lose a customer, we may be losing a big
opportunity of business.
• Presentation to the clients matter the most. It is rightly said “Jo dikh ta hai, what bik ta
hai”
• Rewards and Recognition both work hand in hand. Work must be focused and then results
automatically come forward.
• You never get best people, you must find the best in the people to get desired results.
Commitment gives you a brand value and gives your customer a sense of trust in you
Personal learnings
“Only Studies And no games makes jack a dull boy”

On the first day of my internship at the Siddhi Group office I was told only 1 thing bt the
founder. He said “When you are into the real market scenario, one should be capable in all the
aspects of life.”
According to him a person must have 3 hobbies In life -
One To Make Money
One To Keep You In Shape
One To Keep You Creative
These words struck me. I thought over this again and again. I analysed and re-analysed
myself. I then found that I need to design my life according to these principles of hobbies.
I then divided my day and designed my 24 hours like this -:

24 hours (total hours in a day)

7 hours of sleep
3 hours of food and refreshment

14 hours left for the day

3 hours for fitness (health is the real wealth)


2 hours of creativity
7 hours of work (uplifting educational standards )
2 hours to have health interaction with friends and family

I then focused on the first principle “One Hobby To Make Money”. I being a student, my
profession right now is to grab maximum knowledge from the educational institution. My
responsibility right now is to get myself business ready.
These were the factors a student must focus on while he/she is studying -:
Gaining new knowledge
Working with full concentration at the office
Reading business oriented books and newspaper
Attending seminars and educational talk shows
Getting in touch with business tycoons
Analysing market changing patterns
Adopting innovation from the start itself

I studied all this. Analysed myself and then started to apply all of this in my daily routine.
So now let me state what all did I do to complete my first principle of hobbies. Here is a
glimpses of on how practiced this.
After focusing on my first principle of hobbies I moved on to the second
“One Hobby To Keep You In Shape”. To put it simply, physical activity
and exercise is important for everyone. Children, adolescents, and adults
of all ages need regular physical activity. Physical activity promotes good
health, and you should stay active throughout all stages of your life
regardless of your body type or BMI. A person who is fit is capable of
living life to its fullest extent. Physical and mental fitness play very
important roles in your lives and people who are both, physically and
mentally fit are less prone to medical conditions as well.
Fitness does not only refer to being physically fit, but also refers to a
person’s mental state as well. If a person is physically fit, but mentally
unwell or troubled, he or she will not be able to function optimally.
Mental fitness can only be achieved if your body is functioning well. You
can help relax your own mind and eliminate stresses by exercising
regularly and eating right.

Finally the third principle “One To Keep You Creative”
"You can't use up creativity. The more you use the more you have.”
To keep oneself creative, one must learn and inculcate the hobbit of
creativity. I started learning drums. Drum, musical instrument, the sound
of which is produced by the vibration of a stretched membrane (it is thus
classified as a membranophone within the larger category of percussion
instruments). Basically, a drum is either a tube or a bowl of wood, metal,
or pottery (the “shell”) covered at one or both ends by a membrane (the
“head”), which is usually struck by a hand or stick. Friction drums, a
class apart, are sounded by rubbing.
Importance Of Drum Playing -:
Reduces stress to mind and increases academic performance
Boosts brain power and increases confidence
Improves communication skills and develops knowledge
A boost for immune system
Social and creative development
Combat stress, depression and neurological conditions

Drums made me feel home. I felt stress feel when I played drums I felt
stress free and now play drums every day to make my day more beautiful
and healthy

#NAYOME

NAYOME - National Youth Meet. National youth meet was a youth conference held at
Chennai, India. There were world-class dignitaries and speakers. There was exchange of ideas
on various topics such as new-business trends, changing consumer preferences, and many
more such world-changing topics were discussed.

The speakers at the conferences were -:


• Mr. Arun Jain - founder of Polaris group (sold his company for 5000 cr). Worlds first
design centre made on principles of design thinking. The topic was “How To Grow Your
Business 10X”
• Mr. Abhay Shrishrimal - Chairman of Lifecell International Pvt. Ltd. Ex-Director of VFX
and Animation company(sold to Sony Pictures at 475 cr). The topic was “How To Grow
Business Exponentially”
• Dr. Seetharaman - A dynamic global personality who flew all the way from Qatar.
Awarded with “Best CEO in Middle East” 5 times in last 12 years. Heads Doha Bank In
Qatar
• Mr. Josh Foulger - MD. Faxconn (India). Mr Josh is on honourable PMs Council of
industry advisors that strategically consults on developing the manufacturing ecosystem
within India. Topic was “INDIA 2030 - 10 Trillion Economy. Whats Your Role”
Mr. Ricky Kej - Grammy Award Winner, US billboard #1 Artist. Internally renowned Indian
Music Composer . Named as 100 real leaders who “Inspire the Future”

Winding Up Of The Project

Finally stating, I was fully satisfied by the way I used my these 2 months
for my personal development. What learnings I took were
