Answers to Discovery

Questions One and Two with supplemental information for the remaining questions:

Insects—Roach Infestation. I Informed management in writing, over the phone by putting in an


extermination request, and in person of the infestation on October 9 and 30, 2018 November
12, 2018, December 8, 2019, January 3 2019, February 13, 2019, March 11, 2019, April 30,
2019, May 7, 2019, June 11, 2019, July 30, 2019, August 13, 2019 and September 6, 2019.

As of September 11, 2019 the issue has not been eradicated in my unit nor in the entire
building.

Management said they would solve the issue on October 30, 2018. All Email correspondents
from page(s) 1-3 relate to maintence issues regarding insects and rodents and the days when I
coordinated to speak with management in person about the issues.

Mice: In many spaces of the building, all stairwells, trash chutes, and side exit doors have Mice
droppings and Holes.

Trash: The trash chutes are constantly at capacity and sits for days on end. (Pictures Previously
Sent)

Windows: My windows are not sealed correctly. The windows can push out and the screens are
bent and have holes in them. (Pictures Previously Sent)

Concierge Service: The hours are constantly being changed and the residents are not informed.
At move in, I was told Concierge hours were 24hrs but it has changed multiple times. Till this day
I don’t know the concierge hours.

Heat and AC in unit and Common Areas:


Since move in day I only have one working vent for the Heater and AC. I had to endure winter
and summer with one vent working. I have informed management several times and they
suggest its working properly. The temperature in my bedroom is significantly different than that

of the living room were the only vent is working. The AC in the hallways of the community is not
working as well as the AC in the gym and common areas. (Please see previous pictures
submitted of thermostat temperature in the hallways and common areas as well as Diandra’s
account of the property during her walk through)

Paint: As of today September 11, 2019, my unit has yet to be fully painted. When I decided to
move to Park 7, I had the opportunity to view my intended Unit. I was to move on the sixth floor
that had floor to ceiling windows, ample storage space, clean, spacious and it gave me the
bachelorette pad vibes I had dreamed. On the day of signing my lease and picking up my keys, I
was switched units at the last minute for reasons not disclosed. When I opened the door,
immediately I noticed the paint condition. The unit still had evidence of its last occupant. I
informed management and was promised to have the painting completed. The painting began,
but as mentioned above, my unit never was never painted over--even after management
confirmed it had been. My account was credited $100.00 but the issues were never resolved.

Flooring: In my unit the carpet is not tacked down correctly and pieces of the tile flooring in the
kitchen were missing (got fixed in January 2019). In addition, the tile flooring in the bathroom is
stained yellow due to wear and tear or maybe an unknown substance has seeped through.
These Issues were never addressed.

In addition, all of the Hallways in the entire building have wholes in various places, markings,
chipping, and uneven paint. Management was made aware of this by email, building condition
walk-through with residents and Chris Donatelli, Council Member Grays’s Office rep Lynelll
Humphrey and DCRA inspections.

Common Areas: The walkways and hallway are constantly filed with littler, insects and the grass is
constantly over grown. (See Pictures Provided). Our community furniture outside and inside were taken
away for reasons not disclosed. Our outside cooking Grills were taken away and recently replaced once
the City paper article was released.

Elevator: The Elevator is constantly broken as of September 11, 2019, the Elevator is broken.

Parking Area Gate Broken—Security Risk: The Parking Garage gate is constantly broken. I first
mentioned the broken gate on June 15, 2018 and today September 11, 2019 the gate is still broken.

Also, during a walk through that took place on Friday September 6—we informed Jason Sadlack of the
broken security gate and the lack of security monitoring the property. In addition to my previous email
threads above, security was taken away without informing us for 4 months. After requesting their
return, we were given one security guard for a 374 unit building then two but only from the hours of 7
am-2pm. After informing Management of this issue, we now have 24 hours security but they do not
monitor the building they sit at the front desk like their concierge.

Fire Alarm Constantly Going off

I have a fire alarm right above my bed since I was placed in handicap unit—the fire alarm goes off at
random times for at least 30 minutes. Please see the previously submitted videos and notifications sent
to management about the issues.

asked for the report and have yet to receive it

Question Number Eight: Defense of Recoupment:

Park 7 apartments was presented to me in a false light. I was informed of the fabulous amenities yet—I
have not been able to enjoy them over the years because of the constant issues in unit issues and
community Issues.
