This DEED OF ABSOLUTE SALE is made, executed and entered into by:
Jonie Nosotros Tamayo, of legal age, married to Reynaldo Tamayo Filipino, and with residence and
postal address at 355 Apartment, Bldg. 14, BBH, Zamora St., Pandacan,, hereinafter referred to as the
SELLER
Leonora Nosotros Pedroso, of legal age, married to Reynaldo Pedroso Filipino, and with residence and
postal address at Block 6, Lot 11, Kalayaan C, Extension, Batasan Hills, Quezon City. , hereinafter
referred to as the SELLER
Ester H. Nosotros of legal age, Filipino, and with residence and postal address at at 355 Apartment,
Bldg. 14 BBH, Zamora St., Pandacan, Manila, hereinafter referred to as the SELLER
Jennie N. Richards, of legal age, married to Guy Richards Filipino, and with residence and postal
address at Australia, hereinafter referred to as the SELLER
Lynly H. Nosotros, of legal age, married to Juliana Nosotros, Filipino, and with residence and postal
address at 355 Apartment, Bldg. 14 BBH, Zamora St., Pandacan, Manila , hereinafter referred to as the
SELLER

Karl Patrick L. Hizon, Filipino and with residence and postal address at 196, Dama De Noche St.,
Pulo San Rafael Bulacan, hereinafter referred to as the BUYER.
WITNESSETH;
WHEREAS, all the above mentioned SELLERS are the registered heirs of the late Adoracion Hizon
Nosotros.
WHEREAS, Adoracion Hizon Nosotros is one of the legal heirs of the deceased Simplicio Hizon who
owns a parcel of land with improvements located at Municipality of San Rafael, Province of Bulacan
and covered by Transfer Certificate of Title No. RT-35088 (T-99430) containing a total area of Thirty
Four Thousand Twenty Eight (34, 028) SQUARE METERS, more or less, and more particularly
described as follows:
A parcel of land (LOT 1237 of the cadastral (subdivision) survey of San Rafael, being a portion of the
Lot 1, Psu-1211 Amd, G.L.R.O Rec No. 7605), situated in the Mun. of San Rafael, Prov of Bulacan.
Bounded on thr SB, along lines 1-3, by lot 1230; along lines 3-10, by lot 1230; along line 10-12, by lot
3012 (Road) along lines 36-38, by lot 1238 and along lines 38-43, and 43-1, by lot 1236, all of San Rafael
Cadastre. Beginning at a point marked “1” on plan being S. 5 deg. 22’W, 3166.36 m. from BLLM 1, San
Ildefonso Cadastre, Cad-320-D; hence S.30 degree -3’W, 45.71 m. to point 2; thence S. 31 deg. 54’W,
48.08 m. to point 3; thence S. 19 deg. 10’W, 19.50 m. to point 4; thence N. 79 deg. 38’W, 6.04 m.

WHEREAS, the SELLERS have offered to sell and the BUYERS have agreed to buy Eleven
Thousand Three Hundred Forty Two square meters (11, 342 sq.m) of the above mentioned property for
the amount of Four Hundred Thousand (P 400,000.00) Philippine Currency;
NOW THEREFORE, for and in consideration of the sum of Four Hundred Thousand (P 400,000.00)
Philippine Currency, hand paid by the vendee to the vendor, the SELLER DO HEREBY SELL,
TRANSFER, and CONVEY by way of Absolute Sale unto the said BUYER, his heirs and assigns, the
certain parcel of land together with all the improvements found thereon, free from all liens and
encumbrances of whatever nature including real estate taxes as of the date of this sale.
