YOUnion@Columbia is one of the premiere student housing communities that serves the University of

South Carolina student population. It is professionally managed, and we take great pride in the high
level of service we provide to our residents. As with any rental housing property, maintenance issues
arise from time to time, particularly after 810 student residents move in at the start of a new school
year.

The specific issues identified in your report are not unusual -- one rat gained entrance to the interior of
the building, likely via an external door that was left propped open by a resident. The property does not
have a rodent issue -- per our professional pest service, which inspected the property following this
incident, there is no evidence of any rodent issue at the property. Again, this is apparently an isolated
incident. Per our normal procedures, the property is inspected periodically to ensure it remains free of
rodent or other vermin issues.

Additionally, there is no security gate issue at the property. What was reported is a wooden gate arm at
an automated, external visitor parking lot, that was broken. A work order has been issued and that arm
should be repaired in the next few days.

Any maintenance issues are dealt with in a professional and timely fashion. Like so many companies and
service providers throughout the country, however, we are currently laboring under a staff shortage
that has resulted in some unfortunate delays in addressing non-vital issues. Despite this, all resident
inquiries are responded to, and maintenance issues are properly prioritized and addressed.

YOUnion@Columbia takes great pride in the quality of our property and the service we provide to our
residents. We will continue to maintain the highest level of professional care and properly address any
issues that arise, whether they be an errant visit from local wildlife or basic maintenance requests.
