METHODOLOGY – H.A IHAVANDHOO OFFICE BUILDING AND BW


1.0 General

This statement will focus on the general construction methods applied to plan, execute and complete
the construction project H.A Ihavandhoo New Office building and boundary wall.

2.0 Main project components

3.0 Construction material sourcing

Temporary storage godown will be build at the site to store and secure all the building materials.
Supply will be done from Male’city suppliers. Supply sequence will be followed as per schedule and
phase by phase.

All material needed to complete the project will be of local standards, and approved where necessary
from the client. Samples where applicable will be provided in advance for the client to comment and
approve.

4.0 Project Management

4.1 Scheduling work and construction period

Our schedule shows the preferred sequence of activities of work.Target for the first half of project
duration will be to complete all concrete works of the office buiding and complete boundary wall
works, such that proceeding works can be planned to carryout simultaneously. Remaining ofiice
construction works will be carried out simultaneously in the later half. This would ease on the material
storage and site mobility. Scheduled duration for the project is 260 days and as the project continues
we will be analyzing and determining the project areas where improvement needs be and if necessary
work in double shifts to achieve the project targets.

4.2 Project limitations, difficulties and efficient planning

As in any construction project, onsite conditions provide difficulties in the working environment and
surrounding. We believe that efficient planning and strictly adhering to work schedule is the key to
delivering a successful project. Main difficulties which we anticipate and how to overcome them are
listed as below.

1- Unforeseen circumstances – in this category, main event that hinders an ongoing project is
the weather conditions. We will be monitoring the weather forecast and changes to schedule
and actions will be made in advance. However if the conditions prevail, details will be logged
and informed to the client.
2- Material supply and storage – material sourcing and maintaining to islands is always a
challenge, especially when the location is far from the capital Male’ city and storage areas are
limited. All supply will be done as per construction phases; this would ease on the storage
areas at site and allow for efficient planning. Main materials will be supplied from Male’City.

3- Permits and Dewatering – all necessary permits which has to be obtained from the local
council and the client, will be pre planned and acted upon it. Tasks such as dewatering and
excavation works will be done as per regulations and after obtaining necessary permits. We
request for prompt support from the client for these tasks.
4- Quality control and inspections – any material that needs to be approved from the client will
be done by providing as sample in advance in order to reduce delays due to approvals. Weekly
visits will be done our external consultants to monitor the progress and workmanship. Client
will be informed with advance notice for any inspection needed. We will be keeping a site
logbook, in which all inspections and conditions will be noted. Furthermore weekly reports
will be shared with the client for a transparent and efficient project.
5- Dispute resolution – Throughout the project, meetings will be help with the client to facilitate
the progress. Any disputes which may arise will be resolved by standard methods, discussing
and negotiating with the client.

5.0 Construction methodology and equipment

Methodology adopted for this project will be conducted in progressive phases as follows. Detailed
diagram is shown in fig1.

1- Phase 1: completing structural concrete works of office building and boundary wall - duration
first 150 days.
2- Phase 2: completing office building with masonry and plastering followed by services works
and finishing works – duration 155 days

Following list demonstrates the main equipment that will be provided on site in order to complete
the project. Detailed tools and equipment list is attached with tender documents.

5.1 Phase 1

5.1.1 Site handover and marking

Upon site handover, we will be marking the plot and verify it through the client. Site clearing works
will commence at this stage starting from demolition works followed by removal of trees and
vegetation from the whole area of the plot. Following components of the project then will be marked
and again verified by the client.

1- Office building
2- Boundary wall

5.1.2 Excavation works

Once the components of the project is verified, we will start excavation works as per schedule starting
for excavation of foundation. Initially water table level of the island will be identified and dewatering
will be done if needed as the island council’s regulations and instructions. A hydraulic excavator will
be used for this purpose which will save time and manpower. Special consideration will be taken to
not excavate below the required depth and not disturb the soil below or surrounding the foundation
footings.

5.1.3 Concrete works

Reinforcement teams and formwork teams will work simultaneously to make ready for placing
concrete after the leveling and lean concrete has been placed. Electric bar bending machine to will be
used to bend all rebar as per bar schedule and drawings. Material used for formwork will be 12mm
film faced plywood and hardwood timber. Where necessary, block work will be used as formwork to
speed up the process. Concrete placing and casting will take place once verified and approved from
the client. Diesel concrete mixer will be used for mixing and the method of transportation will be by
wheel carts and buckets. All concrete will be mixed with admixture additive as per specifications and
vibrated at intervals with petrol or electric vibrators. Special consideration will be given to the mixing
ratios, water to cement ratio, workability and quality of mix as well as curing procedures.

These tasks will be repeated to complete the substructure works in the below order.

1- Foundation footings
2- Foundation beams
3- Substructure column pedestals

After completing the substructure concrete work, water proofing and boundary masonry work will be
done before filling. Back filling will be done in layers of 150mm backfill soil with mechanical and
manual compaction.

Superstructure structural works will follow in a similar method. Superstructure concrete components
are as below.

1- Structural columns ( ground floor , first floor, terrace floor)


2- Floor beams and slab ( ground floor , first floor, terrace floor)

Structural column reinforcement works will be done and verified by the client before placing formwork
and making ready for casting. Before casting client will verify the plumb and alignment. Concrete mix
and placement method will be the same for the columns. All columns will be cured with wet gunny
bags for a minimum of seven days. Formwork striking details will be followed as in shown in table 2.

Next task would be to work on the roof beams. An independent scaffold will be erected to each
external face of the building. Reinforcement works, formwork and concrete casting procedures will
follow as above.

5.2 Phase 2

5.2.1 Masonry works

All blocks will be supplied from the local or nearby suppliers. Sample blocks will be tested for quality
and strength as well as checked for adequate curing. We do not plan to make blocks ourselves, unless
suppliers fail to meet the demand as block making is time consuming and requires a lot of site space
and manpower. Mix ratio for block making will be 1:5 and mix ratio for all masonry will be 1:4, river
sand: cement. All external walls are done with 150mm thick solid blocks; this includes double walls as
well as all internal walls done with 100mm thick solid blocks.

A mockup wall will be first constructed and it would be approved from the client. After approval of
the mockup wall, we will proceed with masonry works as follows

1- Identify the thickness of the walls and mark onsite accordingly as per the drawings
2- Check for alignment and dimensions, and check will consultants if any discrepancy found
3- Erect temporary scaffolding to the walking area such that masons can move around safely and
easily.
4- Fix vertical and horizontal alignment levels
5- Mix mortar in the ratio by machine, mortar applied between blocks will be in between 12mm
to 16mm in thickness
6- No wall will be done above 1200mm in a single day
7- Identify and mark all the openings in masonry walls
8- Capping beam will be provided at half height or window sill levels, capping beams will be cast
in place with reinforcement as per drawings
9- Lintel beams will also be cast in place on top of all windows and doors with reinforcement as
per drawings

5.2.2 Plastering works

Plastering works will be done in the ratio 1:4, OPC: river sand. All external plastering will have a
finished thickness of 25mm applied in two coats of 12mm and 13mm. all internal walls will have a
finished thickness of 12mm applied in a single coat.

All plastering works will be carried out in accordance with the standards and the procedure will be as
follows:

1- Check the walls for defects and cracks, and attend accordingly with repairs if needed
2- Mark all MEP provisions and cut the wall for required levels
3- Sieve all sand to be used for plastering works
4- Depending on weather conditions, all walls will be wetted before starting plastering works
5- Fix level marks so that finishing achieved will be sound and smooth
6- Mix mortar in the ratio 1:4, OPC : River sand in machine
7- Plastic or fiber mesh will be overlapped to all areas where in contact with a concrete surface

5.2.3 Ceiling work

Ceiling works are only required in office building and control panel room and toilet in the powerhouse.

All ceilings will be done with a timber framing and covered with 9mm gypsum board or 3mm cement
fiber board where necessary. All timber for the works will be treated before any fabrication is done.

Timber frame will be supported and suspended by the roofing rafters and no drilling will be done on
any structural component of the buildings. Ceiling frame will be done by 50mm x 38mm timber battens
placed 600mm c/c on both ways. It will be leveled by using lines and verified by laser levels.

5.2.4 Electrical and hydraulics services

All electrical work will be done by licensed electrician according to national regulations and drawings.
For the powerhouse all wiring works will run through the cable trenches and through walls.

Procedure for electrical works will be as follows

1- Identify DB, lighting and power points


2- Identify nearest routes to points required
3- Fix conduit work, all wires would run through flexible or heard conduit housing
4- Verify cutouts for power points and switches
5- Install wiring to all points
6- Fixing and connecting DB
7- Testing and commissioning

Hydraulics for the buildings comprises of two major areas, that is drainage work and sewerage
plumbing works. Drainage works mostly will be storm water drainage from the roofing. Procedures
for both areas are as below

1- Verify drainage and sewerage points are as per drawings


2- For storm water drainage works, fix downpipes and locate to drainage area
3- for sewerage points, fix the plumbing works as per drawings and locate to the inspection
chamber points

4- install freshwater plumbing works in toilets and other required points


5- Testing all pipe work for any water leaks, fresh water pipes will be tested at 10bars pressure.

5.2.5 Doors, windows and façade cladding

As per drawings all windows are aluminum framed windows. Doors as per drawings are of timber,
aluminum and PVC. Material orders will be placed right after completion of phase plastering works.

All aluminum material works will be supplied from a local supplier, preferable from nearby. Onsite
measurements will be taken before fabrication and it will be done in a workshop. We will verify the
sizes and quality of workmanship before supply is made to the site. Installation will be done the
supplier along with waterproofing and sealing. Testing for water leaks will be done after installation is
complete.

All door frames will be fixed in this phase but doors will be fixed in the final stages of construction. All
dimensions will be verified before fixing any frame.

5.2.6 Floor screeding

Floor screeding works will be started once the main services are completed. Leveling and compaction
will be done by mechanical compactors. Mix for the screeding will 1:4, OPC: Coarse sand.

All toilets will be applied with approved waterproofing before starting tile work

Procedure for tile work will be as follows

1- Check the surface to be sound and good to receive the tiles


2- Wash and dry out the surface.
3- Check the area for alignment and dimensions, place sample arrangement before starting
4- Place benchmark for level and alignment
5- Tile adhesive will be applied in thickness not more than 12mm and joint thickness to be
consistent not more than 2mm.
6- Cleaning will be done as soon as the scope for the day is done
7- Clean out all joints and apply grout
8- Do final cleanup as soon as completed

5.2.7 Painting, finishes and final installations

This will be the final stage of the construction process. All the exterior surfaces will be finishes with
weatherproof basecoat and paint. All interior surfaces will be finished with interior basecoat and paint.
Interior surfaces including walls and ceilings will be applied with 2 coats of interior putty and sanded
to gain the required smoothness and level needed to receive the paint. Double paint coatings will be
applied to all interior and exterior surfaces.

Final installations will be carried out with final touchups and cleanup.

5.2.8 Carpentry, furniture and fixtures

All carpentry works will be done as per the drawings. Carcass and finishing materials will be applied
for approvals before any fabrication will be started.

Material used for carcass shall be softwood timber and plywood, blockboard or MDF.

6.0 Site safety

An independent scaffold will be erected to each external face of the building. Anyone working on or
visiting the site will be required to wear safety helmets and operatives will use other protective
clothing depending on the type and location of work. The sides of the drain trench next to the oil tank
will be supported with trench sheeting and we will provide barriers next to all excavations where a
danger exists. The agent will attend regular meetings with the planning supervisor and cooperate with
site regulations to maintain the client’s good safety record. The health and safety plan will be
developed by our construction team prior to starting any affected works, and sub-contractors will
have contributed to any relevant planning for their works. The health and safety file will be prepared
as the project progresses. The safety performance of the site is monitored by line management who
report to regular safety audit meetings; and external consultants inspect our compliance with current
legislation at intervals of no more than three weeks

7.0 Organization setup

Our management structure for the project is shown in the diagram below. We will adopt a flexible
approach to site supervision, providing sufficient operatives in suitable disciplines to meet demands
and requirements. Overall project will be managed by our project manager who will be residing in
Male’ office. A site office will be built on site and the operational manager/site engineer will handle
day to day tasks. We will also hire an external consulting engineer for the period of structural works.
A total manpower of 30 men are proposed for this project in order to complete within the duration
and within the clients satisfaction.
