This EXTRA JUDICIAL SETTLEMENT OF ESTATE with ABSOLUTE DEED OF SALE

made and entered into this ________________________at Malolos City, Bulacan by and between:

NENITA S. IPAPO, of Legal age, Filipino Citizen, Widowed, residing at No. 23 Libis
Street Lawa, Meycauayan, Bulacan;

TERESITA MEDIANA SORIANO, of Legal age, Filipino Citizen, Single, residing at No.
066 Libis Street Lawa Meycauayan, Bulacan;

WITNESSETH THAT:

WHEREAS, we are the sole heirs of the deceased SPOUSES CELESTINO SORIANO
who died on ______________________ at _________________________ and POTENCIANA MEDIANA who
died on ______________________ at _________________________ a copy of their Death Certificate is
hereto attached as Annex A;

WHEREAS, CELESTINO SORIANO and POTENCIANA MEDIANA died intestate,

without Will or Testament, and without any outstanding debts in favor of any person or
entity;

WHEREAS, CELESTINO SORIANO and POTENCIANA MEDIANA is the absolute and

registered owner of a parcel of land located at Lawa, Meycauayan, Bulacan covered by
Transfer Certificate of Title No. T-277966 (M), respectively, of the Register of Deeds of
Meycauayan, Bulacan and more particularly described as follows;

REGISTRY OF DEEDS FOR THE MEYCAUAYAN, BULACAN

“A parcel of land (Lot 4730-D-2 of the subdivision plan Psd-03-034542, being a

portion of lot 4730-D, (LRC) Psd-340235 L.R.C. Rec. No. ), situated in the Barrio of
Lawa, Mun. of Meycauayan, Province of Bulacan. Bounded on the NE., along line 1-2 by lot
4730-D-1, of the subdivision plan; on the SE., along line 2-3 by lot 4726, Meycauayan
Cadastre; on the SW., along line 3-4 by lot 4730-E; on the NW., along line 4-1 by lot 4730-1,
Alley, both of (LRC) Psd-340235. Beginning at a point marked “1” on plan, being S. 78 deg.
05’E., 2161.82 m. from B.L.L.N. 1, Meycauayan Cadastre; thence S. 9 deg. 15’E., 11.33 m. to
point 2; thence S. 85 deg. 27’W., 15.57 m. to point 3; thence N. 9 deg. 55’W., 9.49m.
containing an area of ONE HUNDRED SIXTY TWO SQUARE METERS (162 SQM.)

WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of the
Philippines, and being with full capacity to contract, we do hereby adjudicate unto
ourselves the parcel of land described above, in equal shares.

FURTHER, FOR AND IN CONSIDERATION of the sum of ONE HUNDRED EIGHTY

THOUSAND PESOS (Php180,000.00), Philippine Currency, the receipt for the sale of FORTY
NINE SQUARE METERS (49 SQM.) portion of ONE HUNDRED SIXTY TWO SQUARE METERS
(162 SQM.) whereof is hereby acknowledged in full from MARK JEFFERSON PADILLA
SILVINO of legal age, Filipino Citizen and currently residing at No. 73 Pag Asa II Malhacan,
Meycauayan, Bulacan and BRIGELLE HERMOSO AÑ ASCO of Legal age, Filipino Citizen and
currently residing at No. 17 Villa San Isidro Daungan Street Malhacan, Meycauayan,
Bulacan, we do hereby SELL, TRANSFER, CONVEY and DELIVER, by way of ABSOLUTE
SALE unto said MARK JEFFERSON PADILLA SILVINO and BRIGELLE HERMOSO AÑ ASCO,
their heirs, assigns and successors in interest of the FORTY NINE SQUARE METERS (49
SQM.) portion of ONE HUNDRED SIXTY TWO SQUARE METERS (162 SQM.);

That we hereby warrant our valid title to and peaceful possession of the property
herein sold and conveyed and further declares that the same is free and clear of liens and
encumbrances of any kind whatsoever.

satisfactorily proven to me their identity through NENITA S. IPAPO and TERESITA
MEDIANA SORIANO who is personally known to me and who personally that they are the
same person who executed and voluntarily signed the foregoing EXTRAJUDICIAL
SETTLEMENT OF ESTATE WITH DEED OF ABSOLUTE SALE which they acknowledged
before me as their free and voluntary act and deed.
 The foregoing instrument which relates to a Extrajudicial Settlement of Estate with
Deed of Absolute Sale of FORTY NINE SQUARE METERS (49 SQM.) portion of ONE
HUNDRED SIXTY TWO SQUARE METERS (162 SQM.) consisting of 3 pages including the
page on which this acknowledgement is written, has been signed on the left margin of each
and every page by the parties and the witnesses.
