TENANT EGRESS GUIDELINES

It is understood that the following guidelines shall be followed by all tenants during egress.

A. Pre-demolition period

The following items shall be submitted by Tenant before dismantling:

a. Authorized Personnel Form – this form includes all the details of the contractor who is
authorized to do the dismantling

b. Schedule of Dismantling – contractor should submit a table that indicates the scheduled
dates including all necessary step-by-step procedures during the dismantling works

c. Contractor all risk insurance (CARI) / Waiver – contractor must provide CARI / Waiver in
case of any untoward incidents that may occur during the dismantling period.

B. Demolition phase

a. Contractor should secure all necessary work permit at the TKG Admin Office.

b. Tenant must abide the rules and regulations of the Building Administration at all times.

c. Contractor should practice and ensure safety at all times.

d. Appropriate fire extinguishers should be provided by the contractor during the


demolition.

e. Debris and all other demolition waste should be hauled by the contractor.

f. Contractor should ensure cleanliness at all times.

g. All hot-works should be done by certified personnel to ensure safety within the premises.
All hot-works should be indicated during application of work permits

h. Contractor should complete and comply with the Egress Turnover Checklist Form prior
to inspection

i. The unit should be stripped to bare and all improvements introduced by the tenant should
be dismantled accordingly

j. An occasional area inspection shall be done by an Engineering Personnel during the


dismantling period
k. There should be no damages on the existing structural members such as chipping on the
slabs, beams, columns and walls

l. There should be no damages on existing utilities, pipings, and electrical conduits inside
the leased area.

m. All piping stub-outs such as gas, sanitary and water line must be plugged properly and
must be tested accordingly to confirm that there are no leaks in the area.

C. After Demolition

a. Final inspection should be done by Operations Engineer, Maintenance Representative


and Admin Representative to ensure that all items in the Egress Turnover Checklist Form
was complied.

b. Final Electrical, Water and Gas reading should be done by Maintenance personnel along
with the Tenant representative as witness.

EVERY TENANT IS REQUIRED TO OBSERVE AND COMPLY WITH THE EGRESS GUIDELINES. THE
MANAGEMENT MAY CHANGE, ADD, CANCEL, REMOVE OR OTHERWISE MODIFY THE ITEMS
STATED IN THIS GUIDELINE WITHOUT PRIOR NOTICE.
