EXTENSION OF TENANCY AGREEMENT

This extension of tenancy agreement (the “Agreement”) is made and effective from
7 September 2021

BETWEEN: Winnie Koh Win Li (the “Landlord”) Passport No: E6160680E

B32-05, KSL D'Esplanade,Jalan Seladang, Taman Abad,
80250,Johor Bahru,Johor.

AND: Malaya Glass Products Sdn Bhd(the “Tenant”)

72-A,Jalan Tampoi, Kawasan Perindustrian Tampoi,
81200 Johor Bahru, Johor.

RECITALS:

This agreement is relative to certain Tenancy Agreement for premises known as

KSL D’Esplanades Service Apartment, Studio unit,
located at B32-05, KSL D'Esplanade,Jalan Seladang, Taman Abad,
80250 Johor Bahru, Johor
and dated at 1st October 2020, the term of which is to expire 30th September 2021

WHEREBY IT IS AGREED AS FOLLOWS:

1. For good consideration, Landlord and tenant each agree to extend the term of the
said Tenancy for a period of Twelve (12) months commencing on 1 October
2021 and ending on 30th September 2022, with no right of renewal or extension
beyond that date unless a new agreement or extension is authorized by the
Parties

2. During the extended term, Tenant shall pay Landlord rent of RM1400.00 (One
Thousand Four Hundred Ringgit Malaysia).

3. It is further provided, however, that all other terms of the Tenancy shall continue
during the extended term as if set forth herein.
 4. This agreement shall be binding upon and shall inure to the benefit of the parties,
their successors, assigns and personal representatives.

5. The Tenant is required to provide rental transfer slips, Internet bill, water and
electricity bill payment to the Landlord every month.

IN WITNESS WHEREOF, the parties have executed this Agreement as the date first
above written.
