Voluntary dealings – refer to deeds, instruments or documents which are the results of the free

and voluntary acts of the parties e.g sales, conveyances, mortgages anf leases, powers of
attorney and trusts

Owners of a land may convey, mortgage or lease in accordance of existing laws bearing such
forms necessary as provided therein. But these instruments will not operate as a registration
itself but rather a contract between the parties and serve as an authority to Register of Deeds
to act on such registration, as the case may be.
