S P E CI F I C A T I O N S

PROJECT: “A One (1) Storey three Bedroom Model House”


LOCATION: La Villa Hermelinda Subd. Lot 26, Blk. 9 Brgy. Blumentritt Murcia, Neg.
Occidental
OWNER: Buglas Estates Development and Construction Corp.
SECTION 1. GENERAL CONDITIONS
1.1 SCOPE OF WORK
A. The work under this project unless otherwise specified shall be the construction of the One (1) –
Storey three-bedroom model house, located at La Villa Hermelinda Subd. Lot 26, Blk. 9 Brgy.
Blumentritt Murcia, Neg. Occidental.

B. PLANS AND SPECIFICATIONS


a) Plans and specifications are intended to coordinate with such other mutually and
anything shown and called for in one but in the other shall be as shown and specified.
b) Figured dimensions on the drawings shall be followed. Large scaled drawings shall take
precedence over small drawings. Conflicting drawing or measurements shall be referred
to the Architect or the Foreman-in-charge for corrections or clarifications as the case
maybe before any judgment is made.
c) All measurements shall be verified in the field or job site before any adjustment is made.

SECTION 2. CLEARING, EXCAVATIONS, FILLING AND GRADING


2.1 CLEARING
A. The building site shall be cleared for a distance of two (2) meters in all directions outside of the
building site.

2.2 STAKES AND BATTER BOARDS


A. The building site shall be staked accurately on established grades, after which approval by the
Architect shall be secured before any excavation is done.
B. Basic batter boards and references marks as directed by the Architect shall be erected at such
places where they will not be disturbed during the construction of foundation.

2.3 EXCAVATION
A. Necessary excavations for foundation shall be made to grades indicated on the drawings.
B. No footing shall rest on fill, where excavations for foundations reveal the footings will rest on
fill. It shall be carried deeper until the desired stratum for safe bearing power is reached.

2.4 BACKFILLING, FILLING AND GRADING


A. After the forms have been removed from the footings, piers and foundation walls, and when the
concrete is hard enough to resist the pressure resulting from fill, the materials from excavations
shall be used for backfilling around them. Materials not so used shall be placed on the
immediate premises.
B. All fills shall be placed in layers not exceeding 15 cm in thickness, each layer being thoroughly
compacted by wetting, compacting or rolling.

SECTION 3. CONCRETE AND MASONRY


3.1 MATERIALS
A. Portland cement used shall have passed the government test and of approved quality.
B. Aggregates shall be clean and free from alkali, organic matter or other deleterious substances, or
other that is taken from the source.
C. Water used in gauging concrete shall reasonably free and clean, free from oil, acid alkali, or
other deleterious substances.

3.2 PROPORTIONS OF CONCRETE


A. Use 3,000 psi concrete for reinforced concrete walls, beams and slabs.
B. Use 3,000 psi concrete for footings and columns.
C. Use 3,500 psi concrete for floor slab on fill.
3.3 REINFORCEMENT
A. Reinforcement bars shall be the size and number indicated on the drawings. They shall be
accurately spaced and secured against displacement by gauge 16 G.I. wire.

3.4 CONCRETE SLAB ON FILL


A. Concrete floors on fill shall be the thickness indicated in the plans and shall be laid on the
foundation thoroughly compacted.
B. The concrete floor shall be laid in alternative strips about one meter in width and the concrete
wall shall be of such consistency as will require lamping to bring the water to their surface.

3.5 CONCRETE HOLLOW BLOCKS


A. All the concrete hollow blocks shall be laid with a mortar composed of one part Portland cement
and three parts sand. Horizontal and vertical joints shall be 10 mm thick.
B. Unless otherwise indicated in the drawing, reinforcement shall be 10 mm vertical bars 80 cm on
centers and 8 mm horizontal bars every third course. All concrete hollow blocks cells from
footing to floor line shall be solidly filled with cement mortar from floor line to girt where joints
and reimbursements occurs shall be also solidly filled with cement mortar.

3.6 PLASTERING
A. Unless otherwise indicated all concrete walls shall receive two coats of cement plaster (scratch
and finish coats).
B. The scratch coat consisting of one Portland cement to three parts sand shall be applied to a
thickness of approximately 10 mm and for a finish coat use one part of the Portland cement to
two parts sand applied to a thickness of approximately 3 mm.

SECTION 4. TILE WORKS


4.1 VITRIFIED FLOOR TILES AND GLAZED WALL TILES
A. Vitrified floor tiles and glazed wall tiles must be free from laminations, serrated edges, chipped
–off corners and other imperfections affecting their quality, appearance and strength.
B. Grout shall be of good quality and must conform to the color of the tiles.

SECTION 5. CARPENTRY WORKS


A. Lumber shall be of good quality of the respective kind specified herein, well-seasoned,
thoroughly dry and free from knots, sap, shape or other imperfections which may impair its
strength, durability, or appearance.

SECTION 6. DOORS AND WINDOWS


A. Main entry door shall be of steel door type at least 0.90 x 2.10 m in size.
B. Flush doors shall be plywood hollow core with at least 4.5 cm thickness. Plywood shall be
glued and rabbet jointed around into the frame to avoid peeling off of plywood edges. Sizes
shall be the schedule indicated on the plans.
C. Windows, unless otherwise indicated on the plans, shall be Analok aluminum sliding window
glass.

SECTION 7. ROOFING
A. Long Span Roofing Rib-Type shall be used. Conflicting drawing or measurements shall be
referred to the Architect or the Foreman-in-charge for corrections or clarifications as the case may
be before any judgment is made.

SECTION 8. PLUMBING WORKS


A. Plumbing fixtures shall be properly installed and of good quality ( with the conformity of the
owner)
B. Waste and supply pipes shall be PVC properly joined to fittings with solvent cement.
C. All plumbing works shall be done in accordance with the provision and requirements of the
National building code of the Philippines and the Plumbing Code of the Philippines.

SECTION 9. ELECTRICAL WORKS

MATERIALS
A. All materials provided and installed shall be of approved quality.

INSTALLATION
A. The wiring installation shall be concealed knob and tube variety except that wires passing
through concrete or masonry shall be run PVC conduit pipes.
B. All electrical work shall be done in accordance with the rules and regulations of the Philippines
Electrical Code.

SWITCHES AND CONVENIENCE OUTLETS


A. Light switches shall be of flush type with bakelite plate and shall be located at a height of 1.35
meters from the floor line
B. Convenience outlets shall be of flush type, grounded duplex with bakelite plate 30 cm from the
floor line
C. Lighting fixtures shall be of fluorescent and incandescent lamps with complete accessories.

SECTION 10. PAINTING WORKS

MATERIALS
A. Materials used for the work shall be of Boysen / Davies Paints or as directed by the Architect.
It shall be delivered in original containers with seals unbroken and labels intact.

WORKMANSHIP
A. The workmanship shall be very best. All materials shall be spread evenly and smoothly
flowed on, without runs and sags, or as per manufacturer’s painting specifications and general
recommendations.

CLEANING UP
A. Protect the work at all times and all adjacent work and materials suitable coverings or other
methods. Upon completion of the work, remove paint, varnish spots from the floors, glass and
finish hardware. Remove from premises rubbish, accumulated materials of whatever nature
caused by work. Leave work in orderly and acceptable condition.
