MEMORANDUM OF AGREEMENT

To all Whom These Presents May Come:

This is an agreement for the use and fruits of a piece of real property
executed by:

_____________________________, Filipino, of legal age, married

and a resident of ____________________, hereinafter referred to as
the Owner;

-and-

________________________, both Filipino citizens, both of legal

age, both single and with business address at
_______________________, hereinafter referred to as the
Beneficiary;

WITNESSETH:

WHEREAS, the Owner is the registered owner of the following real estate
property to wit:

TRANSFER CERTIFICATE OF TITLE NO. T-_____

xxxxxxx

WHEREAS, the parties have agreed to use the eight (8) square
meter portion of the above mentioned property as business space of the
Beneficiary;

NOW THEREFORE, for and in consideration of the foregoing, the

parties have hereunto agreed as follows, viz:

General Terms

1. That this agreement shall commence on May 1, 2021 up to April 30,

2022. Provided that the Owner may terminate this agreement at
anytime upon prior notice of at least sixty (60) days to the
Beneficiary. Upon expiration of the aforesaid notice, the Beneficiary
shall voluntarily vacate the land and remove the temporary
structures that may be constructed thereon at the sole expense of
the Beneficiary;

2. Beneficiary shall only be allowed to construct temporary structures

on the property. The owner shall be allowed by the Beneficiary to
utilize the property as business space for ____________;

3. The Owner shall be granted full access to the land within reasonable
time of the day;

 4. The beneficiary shall ensure the sanitation of the land and shall not
store any hazardous materials, waste or chemicals on the property;

5. The beneficiary shall not conduct any illegal or immoral activity on

the property otherwise, the same shall be a ground for the automatic
cancellation of the contract;

6. The Beneficiary shall ensure compliance with local sanitation laws

and such other statute to ensure habitability of the property;

7. The Beneficiary will be free of rent for occupying such area;

Transmissibility and Severability

8. That should any part of this agreement be declared contrary to law

or public policy, the portions not so affected shall subsist and shall
continue to be in force and effect.

This instrument pertains to a Memorandum of Agreement composed

of three (3) usable pages, signed by the parties and their witnesses on
