ARGUS Valuation – DCF Excel Importing


The Excel Import Wizard was designed to save time when entering data from Excel into ARGUS
Valuation – DCF. The Excel Importing feature allows data to be easily imported into an office, retail,
industrial, apartment or senior assisted properties in ARGUS Valuation – DCF. This feature can import
Miscellaneous Revenues, Operating Expenses, Capital Expenditures, and Tenant Data.

If there is more than one file to import using the same Excel format, a Profile can be created. Many Excel
files can be imported using the same Profile.

Step 1 – Setup

The first screen is where the Excel file(s) are chosen for the import. Profiles are saved selections from
the import process that can be used over and over again. Excel files that are built with the same format
can use a Profile to import data into ARGUS Valuation – DCF.

The Browse Folder

Step 2 – Property Information

Each of the next steps will function very much like the one below. From this point on, identify what data is
needed for the import into ARGUS Valuation – DCF by selecting the appropriate cells in the Excel file.
Click Next to continue to the next step in the process.

Step 3 – Additional Data

Users now have the ability to import data such as Owner, Lender, etc. This information will be placed in
the Additional Data tab within the Property Description window.

Step 5 – Miscellaneous Revenues

Click the Excel icon and identify what is to be imported into ARGUS Valuation – DCF as a Miscellaneous
Revenue by highlighting the appropriate block of cells. In the Excel file below, cells B13-O18 were
highlighted. The range includes not only the one Miscellaneous Revenue for that property, but also four
additional lines that were left blank. These blank lines were added so this Profile (template) can be used
for more than one property.

Below is the screen for Miscellaneous Revenues in ARGUS Valuation – DCF. Each of the revenue and
expense screens will be entered in the same fashion.

Step 10 – Rent Roll

Notice that the Rent Roll section of the import is very similar to the revenue and expense screens, with
several extra Column Definition fields. The Row(s) per Tenant field defines how many rows were used in
Excel for each tenants lease. The Unit of Measure field is for the one format of Base Rent that is being
imported. The Frequency cell defines how frequently the rent is being adjusted. Reimbursement revenue
can also be imported in one format (Expense Stop and other paid amount formats).

Once the Rent Roll screen has been completed, click on the Next button or click on the Finish button.
The below window will appear. If Yes is clicked, a profile can be created and the ranges selected in the
exercise can be used again.

Step 11 – Finish and Import

Click on the Import


button to bring the
information into
ARGUS Valuation –
DCF. Select
Update to import to
an existing file or
select New for
creating a new file.

If New is selected, a new ARGUS Valuation – DCF file will automatically open and be named the same as
the Excel file being imported.

Once the file is imported, adjustments may be needed to the imported information. Additional information
not included in the import process may need to be entered, such as the analysis timing, property
inflations, reimbursement methods, market leasing assumptions, and yield information.

This is an example of the Reimbursable Expense screen and how it would look after the Import. Some
adjustments may be needed (i.e. % Fixed and Inflation).
